When rebuilt this has a potential for being a really amazing home. Maybe one small greenhouse and some chicken coop. Red rooftiles are a traditional staple of the whole Adriatic area from both sides of the sea ever since the Roman times so i think there might be a good reason why people use them.
Like adobe in the southwest United States they probably help keep the house cool in the summer? Red tiles were also used in Indonesia when I lived there in the 70's with my family as a child. I think for the main living area the tiles are still a good idea ...but maybe experiment with the natural roof on the old barn? Or build a totally new structure that is built into the hill so that the top of the hill and the roof-line converge the way I have seen it in old Swiss homes or stables. ~Tara Vogler (Kindlydude's wife)

My vote would be to use the tiles but that's only because I don't have any experience with a living roof. If you have more experience with a living roof and are confident in their weather fighting ability then go with your desire. You'll be living there and if you go with something that you aren't 100% happy with, will you be satisfied? Will it give you the "vibe" you are looking for? I personally like the look of the tile roof. We live in the U.S. and while there are some areas with tile roofed homes it isn't on the same scale as what I have seen in videos from Europe. I think the tile looks nice, looks great with the, usually, white exterior of the houses over there, but that's just me. As I said earlier, do what your heart tells you to do because you have to be happy with how it looks. It'll be an interesting journey watching as you turn your land into the vision you have. Regarding the roof, you could look up traditional old houses from the area, especially near the sea the roof used to be stone - it was what they had. Red tiles are somewhat newer. Good luck!

I’m going to love following your journey! The green roof on the larger structure may be quite heavy especially with the weight of added snow. Could be easier for the smaller suite structures. But what a cool idea. Also you may want a geologist to check out the area that has been excavated. It could contain something special geologically.

The 1st thing I would buy is a Kubota 4x4 tractor, something like the M60 SERIES, frontend loader for sure, and a backhoe would be a worth while bonus.$40 to $50K should do it, this thing will pay for itself in no time, and open up unlimited building opportunities. As far as the roof goes, I'd build it using fiberglass cloth and epoxy resin, you could let moss or even vines cover it so it fits in with your natural surroundings. You can probably buy a generator that will run off the tractor power take off, nice to have for emergencies, or while working remotely. Have fun and enjoy the adventure. Kubota caps + Tshirts are available!!!
A living roof would be very interesting to see on this project. The pods you like are very high end. Do you think the 5.5 would be adequate, the 8 might dominate in the landscape? You'll have to do a mock up. Interesting project, i will subscribe.
You probably can't restore the old tiles to the house, as they have warped over time along with the roof itself, so it's best to acquire new ones, maybe with an antique look, but that could be challenging. I'm from Montenegro... ;) and i now that...

@@Riannesstories I don't know what ASMR is ...but I think both effects sound good and add to variety ...entro shots like Martijn Doolard he always adds inspiring (but nondescript) music. I think it's okay sometimes to 'dramatize' the voice to give a certain kind of dreamy quality ...I think what you did is a good mix.
@@kindlydude thanks for giving this depth in feedback, I also like the variety. 🙏 I try to create more depth but sometimes less is also more. Want to play with only cinematic shots with no music or voiceovers only the sounds of the moment. Currently upgrading camera gear and mics to bring higher quality. 🤍
I don’t understand why people buy a property in another country way out in the countryside but then buy a property right next to a road. Isn’t the whole point of being out there to be in the peace and tranquillity and not have dirty noisy vehicles passing not much further than a stones throw from the house?
The resort will open in 2027 - at least that is the plan 🤣 But before that I think I will already open up the ruin from time to time for guest and 1 or 3 pods. We will start this year with some events: special yoga mornings witht breakfast and drinks afterwards. Evening diners with live music Open air cinema nights Maybe some ceremonial events both masculine as feminine ones 🙏🤍
Oh and there will be an opening week with every day a special theme and different guests that we will invite. I’m thinking about doing one day for only Patreons (not that I have allot yet) bu thought it would be a great opportunity to be part of the story and realisation.

I’m quite aware of the investment it needs, probably still have unforeseen expenses, but in general up until now calculations are on point, and the investment I budgeted is indeed quite big. The future will tell.

A Springhouse - is what old farms used to keep things cool... eggs, milk etc.
Typically has a natural spring flowing around the floor stones.

Red roof tiles are best and keep historical feel. Earth roof with bugs insects and dry wood is a fire hazard and not attractive at all.
