Drone Roofing Survey Report - [Nw2]
    Date: [29.08.24]
    Surveyor: [Dita Marian Iancov]
    Property Overview: Residential
Roof Age: [Approximate Age of Roof is not known]
    Objective
The purpose of this drone roofing survey was to investigate and determine the cause of ongoing leaks, and to assess whether previous repair work was conducted properly.
    Roof Covering and Tiles
The roof appears to be quite old, with some visible wear and tear. There are several cracked tiles, but they do not appear to be significantly damaged to the point where rainwater could easily penetrate underneath. However, the cracks could potentially worsen over time, leading to future issues.
Moss growth was observed in between the tiles. While the moss is not currently causing immediate damage, it can retain moisture and potentially contribute to long-term deterioration of the roof tiles, especially in an older roof.
    Crest and Ridge Tiles
There are visible cracks in the cement along the roof's crest (ridge tiles). These cracks could allow water to seep in during heavy rain, potentially contributing to the leak. While the damage doesn’t seem extensive, addressing these cracks should be a topic of interest.
    Guttering and Drainage
The guttering is in need of some maintenance. There is a noticeable buildup of debris, which could obstruct the flow of water and cause overflow, leading to water pooling at the base of the walls. If left unaddressed, this could exacerbate the existing leak or cause additional water damage to the property.
    Ventilation
No roof vents were observed during the survey. Proper ventilation is essential for preventing moisture buildup in the roof space, which can lead to condensation and mold growth, further compromising the roof’s integrity.
    Assessment of Previous Repairs
Based on the current condition of the roof, it appears that previous repair work may have addressed some issues, but not all potential sources of the leak were adequately managed. The cracks in the ridge tiles and the poor condition of the gater are areas that likely contributed to the ongoing leak. Additionally, the buildup of moss and debris in the guttering suggests that routine maintenance may be needed.
    Conclusion
The ongoing leak may be due to a combination of factors, including minor cracks in the ridge tiles, moss growth, and inadequate gutter maintenance. While the roof is aging, addressing these issues promptly could extend its lifespan and resolve the current leakage problem.
