One thing I have been wondering about is, who the renters should contact if they have any problems or concerns during their stay? If we list on Airbnb, we are their point of contact. Would you write something in your listing about contacting the concierge? We have a Marriott time share with Harbour Lake in Orlando (just fyi).
Hi @Shannybird, in your Airbnb account, you would have to put your information as the contact, but once they confirm and you send them the confirmation letter, you can tell them if they need anything else to contact the Resort directly.
What if you technically do not OWN your air bnb but you are allowed to rent it for guests? How do you get around proving ownership to air bnb? I have a timeshare with Sapphire or Getaways. I posted my listing for Jockey Club but I got an email asking for proof of ownership in TX.

HI Adam! Technically you are not allowed to rent out weeks through RCI or II as it is against their membership rules. I know a lot of owners do that and do not have any issues but we do not recommend it as in their rules they can cancel your membership if you go against their rules.
We always recommend going to a certified business accountant as they can assist you in setting everything up. There is a great book called How to Lower Your Taxes by Sandy Botkin that I recommend reading to help get you started as well.
Hey do you know if with RCI you can rent out the timeshare long story short me and my wife signed a timeshare 15 years ago and for the most part we don't use it and we were looking into this so do you know if with RCI we have this ability and is this doable with Airbnb?
Unfortunately, RCI Points aren’t able to be rented. People usually buy it but if you could probably get away with it just do, as we don’t do it because it’s a little difficult because their inventory is limited with RCI points. We wish you the best, but if you want to rent, it would be good to try to book a high demand area during a peak time when the kids are out of school and then listed on the Timeshare users group marketplace for rent or on the Facebook marketplace for that city. Say you post on air bnb and get someone to book. Your timeshare is booked under your name, do you call the hotel to change the name of the person booking. I own with Westgate by the way.

Most developers allow you to place the name of a guest while booking it if you are using points. If you have a pre-booked week, you would just need to call once your guest paid to change the name. I have a Westgate Vegas timeshare but their prices fluctuate monthly due to events and shows. How to I work around that. I’ve lost money in a booking, because I’ve based the rate on their website, but it changed last minute. Any advice?
I apologize I don't understand your question, however, hotels/resorts will change their pricing up and down especially last minute to increase room bookings. Since your developer is a weeks based program, you might want to try just booking high travel times, major holidays, kids school breaks, etc then try to keep your pricing fair and underneath what the resort is charging. Always be mindful of your cancelation policy so you do not lose your week. Thanks!
Hi SANDRA! Well you could’ve course technically your not supposed to as you trade through interval international to get that week unless you booked it on destination points. If you do list it though I probably wouldn’t list it on red week I’ve been seeing a lot of people get kicked off of there for trying to rent out interval or RCI weeks. I can probably try to rent it on Vrbo where are the Facebook marketplace in that area. Those are probably be your best options. Thanks and let us know if you need anything else! @@duncanfunding All you need to do is call the reservations department and add the guest name on or if you did it through Interval or RCI you can usually log in your online account and switch the name Tony said. It really depends on which developer you own with sometimes you can log into your online account and add the guest name there but typically just call and add them on. Thank you! Thank you for your video. I just returned from a trip to Maui. While there I extended my timeshare and am now part of Westin Flex. I had Sheraton which became Marriott, but it looks like they are all part of Vistana. I appreciate all the information on how to list, but how do I get my week? I have 81,000 points now. Do I book a specific week under my name, do the guest fee to be able to sell it to someone on website, and then post that week? Or do I not book it but post several weeks and hope to get it?
HI Ann! I am glad you found our videos helpful! I would recommend getting our book Timeshare Tips & Tricks as it can walk you through the steps in how to rent out pre-booked weeks. You can go to our website www.timesharesimplfiied.com for further information on the book and services etc. You have two options for rentals. You can rent your points directly (we have a program for Westin points rentals you can reach our team at support@timesharesimplified.com) or if you wanted to make the most money you would have to pre-book a higher travel time and advertise that week and see if you get a renter for that specific week. Just an FYI there are some challenges with this way as well as you would need to find a renter that wanted the exact dates you had. A lot of renters do not necessarily want to rent the whole week but might just want to rent 3-5 nights so you would have to decide if you would like to take those dates as well. You must have purchased on the secondary market. If not, so sorry, "invested" and "timeshare" don't go together. Exception might be, might, is buying for pennies of the dollar on the secondary market. Proof? Tons of timeshares bought for $15K+ are listed for $1 on eBay, TUB, and Redweek, with most going unsold. At best, if not sold for $1/free, or paying someone to take it, timeshares net $0.03 (two cents) on the dollar vs what one paid during a timeshare presentation. Example: A 750,000 point Wyndham Access package (equates to at least 3 weeks) just sold on eBay for $1600. At best, the owner paid a "discounted price" of $112,000 vs $1600, what he had to sell it for on eBay. Math: $112K for 750 points = $150 per 1000 points vs $2.3 per 1000 points on eBay.
