I think of real estate as a long term bond with appreciation. My family had bought a few properties back in the late 1970's in the US during that cycle of recession and high interest rates. We are in the category of hold for decades and never sell especially in California where we have Proposition 13 that limits the property tax to 1.2% increase annually based on the original purchase price. So, two houses next to each other can have vastly different property taxes depending on when the house was purchased. If House 1 was purchased decades ago at $100K, the tax is based on the amount for as long as the owner does not sell. If House 2 was purchased last year at the market rate of $2M, the property tax is calculated at this amount. For House 2 to catch up and become a deal, you need to hold it for 15, 20, 25 years when housing prices increase further to $5M, $7M. Not only were you paying relatively lower taxes (and investing in the difference you saved) you get to enjoy the depreciation. Also your rental income will eventually pay off the mortgage and you can further reinvest the income into other things like maintenance and upgrades to the property to capture the highest market value when it is ready to be sold. Real estate is a multigenerational type of investment.
Interesting, 🤔 emm... My concern is the property is difficult to maintain due its weather, wood nowadays does not last. And i find tenant are very abusive. For you to fly in and check on it... Emmm .... Maybe is partly holiday.😊worth it.😊my opinion.
What a cute new terrace house and development. Lots of natural light and well designed. You can live in it too. The terrace houses in Desa Park City didn't quite flow (likely due to separate wet and dry kitchens, maids quarters and bath.) I spent two months working wth contractors to finish out a ground floor unit. Replacing and installing new plumbing supply and drain lines, new electrical in an otherwise old house. It is a lot of work (personal preparation probably 3 months) from window placements, door placement to maximize light and cross ventilation, selection of flooring materials, light fixtures, style of doors, door knobs, tile for floors and walls in bath and kitchen, closet set up. None of my units are furnished. So cool to see one of these UK new terrace developments and how everything is well thought out inside and outside. Thanks for the video.
Thanks for your comment. Yea it's not easy to do house refurbishment. This terraced house is 1079 sq feet, but it feels quite big, I love the layout as well.

你說得完全正確，但是對於那些曾在高盛和摩根士丹利工作過的人來說，他們更喜歡投資房地產，這真是令人驚訝!

同意，不要光看租售比，在英国管理房子比国内困难100倍。很多中介只告诉你租售比，但其实真正拿到手的，去除管理费和税到底有多少，需要自己好好算算，如果不幸再遇到个不靠谱租客，特别是今年下半年或明年还会废除无条件驱逐条例，让租客离开越来越困难。

投资房，自己喜欢就好，套数多了累的话，换大的不用太在乎租售比了。上海人确实比较喜欢房子，不过房子占总资产比重总是不断下降的，适时的跳出来，还有其他大生意等着，哈哈。

卧室铺地毯可能是为了隔音吧，而且老外他们喜欢在屋内不穿拖鞋直接走，地毯感觉更cozy。楼梯铺地毯我感觉也有安全的考量，不小心摔下来不至于磕破头😂

房价长期来看还是上涨的，因为英国每年的人口数量还是净增长，尤其是有很多外来移民，一年就有70万的移民增加。英国的住宅供应量跟不上人口增长的速度。

我觉得不错，但是我还是不会投资房产，因为其实买卖都会有多的手续费，但是遇到糟心事哪怕有保险也需要自己劳心劳累，股票不是所有
都有那么风险，5%的收益的话国债都可以做到了。而且说卖就卖，不需要人家看房等等一系列事情，主打一个自由度100%。不需要看任何人脸色，不需要妥协一点点。按几个键就搞定。

我不否认房产投资也可以是一种很好的投资，但是很花精力，不像宽基指数那样，比如你遇到那种烂人房客，或者拿你的房子种大麻，或者房子遇到自然灾害，当然保险可以赔大部分，或者你需要钱很迫切很迫切，这些就很难搞，当然我的钱还不够多，所以我不考虑再当房东了。如果以后资金量能达到10m以上再考虑房产，不然真的鸡蛋太少，根本就不需要找不同地方放，而且我是大陆身份，所有的除了分红扣10%税以外，其他所有gain都是不需要交一分钱税的，所以除非美国玩完儿了，不过在未来的10-20年内美国玩完了，世界上还是哪里不玩完呢，所以投指数绝对省心省力，因为没有任何的维护费。

可以是fully furnished也可以不提供，一般有家具的话可以租金多一些

排屋就是排屋. 什麼小别墅, 這跟house差太遠了吧, 排屋很low的感覺, 連獨立的花園都沒有, 未來轉手不容易

保险呢？ 而且你要委托中介管理，不知道中介要收多少？美国的管理中介费从7到10%不等，每个月从房租力扣。不过美国要交property tax 比你们的 council tax 贵，HOA也贵很多还有保险。还有不知道英国有没有老赖，就是不交房租硬赖着不走要告法庭驱逐那种，出租房最怕就是遇到这种人
