    If you invest in properties out state, you'd have to create systems/processes to make those properties work on its own.
    Even with properties that ara near you, you pretend that they are still far away from you.. You can be spending a lot of hours just to fix a toilet. You need to have a system in place.

    I did one where the urine and shizza were so bad your eyes watered. We used snow shovels to remove the carpet which was soaked and decaying into sludge. Run in, scoop a pile of filth and run out. It was like they had opened a zoo and locked the hippos in the house. When it was all out, we soaked the concrete floor with bleach, amonia and other chemicals that turned it completely chalk white. That was the most disgusting house I have ever been in and that's saying something cause Ive been in a lot of crap places.

    Did not work for me . Brought a 2 family renovated updated everything and added square footage. When I went to refinance debt to income was too high regardless of the money I have saved which is more then enough. So becareful.

      That's because guys like this are scammers. Most sell books to people desperate to get rich like they supposedly did. The whole point of this investment philosophy is buying a revenue generating asset that should always produce more resources than it costs -- i.e. positive cash flow. But he just admits that he has his expensive properties. But you can not fill an expensive home with a renter and get close to covering the cost of the mortgage. Rents, according to Zillow for $500K homes only demand rents of $2500 hundred per month out where I live. That's almost the same price as a $300K house, yet the mortgage payments for each property wouldn't be similar at all. There's a reason these guys don't tell you too much about what they really do.

    I’m trying to do my first per property it’s a single-family home and I have to take investors on I need a down payment of 45,000 I’m gonna get my investor to put the 45 but my question to you how should I structure the deal with multiple investors and can I finance the rehab cost of 50,000 for a loan on the property itself

    I get why you're doing it, but you're going to potentially cram 3 family's on what was one lot? I'd be pissed if I was the original renter. I'm accustomed to being on a property with land, so giving that up to be forced to live right next to someone doesn't seem ideal. Not everyone likes being forced to live right next to someone. And legit question here, but would putting multiple buildings on one lot bring down the value of the lot?

    You always want to have the least amount of debt. Use debt as a short term investment to add income, and then pay it off as soon as possible. Eventually not having any loans at all. If you're in the business for many years and still have debt, you're still new.
