My apt complex has those fees, however they told me base rent and told me upfront what the real rent would be with fees so I wasn’t blindsided. Just let people know and they can choose for themselves.
The issue is if they did roll all of the amenities into the rent you'd be paying them anyway, just not aware of it. Rent would be higher and you're blind to what expense you're paying for such as trash, bug man, internet etc. Renters think they are getting away with not paying property tax, but they are, they just don't see it when they write out their monthly rent check. So you can see it or not see it.

Finally, Greystar is shady. They tried to kick me out because they "had to renovate the apartment". And then they told me my only options were the renovated ones to move into which was hundreds of dollars higher than my previous rent. I believe it was about $600 higher. Fortunately, we fought back and they told us we could stay in the non-renovated apartment for $200 higher.

That’s a pretty harsh judgement to pass on someone that has built the largest property management company in the world and employs tens of thousands of people in 15 or so countries and does it in the way he does. I haven’t met him personally, but I’ve been in many meetings with him. I think you’d be surprised. He’s a family guy, his faith is incredibly important to him, he didn’t even allow Greystar funds to be used for buying alcohol at corporate events when I joined. I don’t think he’s the greedy CEO type people would make him out to be. Maybe you’ve had a bad experience with a manager of one of the properties you’ve lived at and if that’s the case that is a shame but to blame him for that is a stretch. That part is frustrating, but unless they are are monopoly (which maybe they are), rent prices are often a result of supply and demand. If they are a monopoly, they should be sued under antitrust laws for being a monopoly. The difference with the fees vs the rent is the massive rent is disclosed clearly while you still have a legal right to walk away. The fees are things you get trapped into paying because they did their best to hide them until after you are in a legal obligation to pay those fees. Don’t get me wrong, rent is exorbitant in the Wasatch Front at the moment. I suspect monopoly or oligarchy behavior has contributed to it. But so have out-of-control property taxes. I know a widow who pays more in her 90’s for just property taxes than she and her husband paid in mortgage payments when they originally bought the property. Rights that disproportionately favor Squatter’s Rights can also drive up property costs because in order to care for properties they have to charge their paying tenants more to subsidize the non-paying tenants. Not that Utah is the worst on these issues, but Salt Lake County and Ogden are pretty bad on these issues. Excessive prices and timing for building permits also drives up property costs, and thus rent. And that is only a handful of measures. Hold companies accountable for deceitful practices, enforce antitrust laws ruthlessly, and decrease the many barriers to building and maintaining apartments, etc. and I guarantee competition will make it impossible for them to continue to charge excessive rents. But we have to start by fixing all of the other problems first or it will do nothing to decrease rent and increase customer service.

You bring up a lot of important points and by your definition, the fees aren’t hidden, they appear in the application process, long before you pay, or have had a background check or signed a lease.

If you are a monopoly and have excess apartments that you can't sell, you make way more money by keeping some apartments empty so you can jack up prices on your remaining properties. When interest rates shot up developers couldn’t get new builds to make sense building permits are way down and demand will be back by the end of ‘25 or early ‘26 across the nation due to less new development. The AI program lawsuit you’re referring to is against RealPage the owner of the software, and the DOJ or whoever it is recent added several owners to it. This suit is also completely misguided. These system don’t fix prices, they give the user data so they can make pricing decisions. The data is complete anonymous. The algorithms suggest prices to the user (nor down) based on trends and their own supply and demand. Just because someone is getting sued doesn’t mean it’s a legitimate suit or that those that are suing are right.
I had to sign my lease at a Greystar property on a tablet, and the leasing agent clicked everything forward to where I needed to sign on the tablet. Those additional fees were not disclosed to me until I got my rent statement emailed to me after signing the lease.
My apartment does the same thing. Base rent was $1540, but we pay at least $1700 per month, all in required fees you can't opt out of, and almost all of them are the same amount per month. Some of the required monthly fees include $15 parking, $40 washer/dryer rental, $30 amenity tech package, trash, and pest control. I get that it makes sense for rent to contribute to these kinds of things, but it should be included in the base rent, not extra fees. Because the washer/dryer fee was called a rental, we assumed we could use their washer/dryer until we bought our own, then we could get out of the fee. Thank goodness I called them with another question about it before we bought a set. Seriously, required $40 extra PER MONTH to use the washer/dryer inside our apartment?
They advertise the apartment “with cable, etc.” and the monthly rental $1000/month. You get excited, do all the work to visit, see the apartment, figure your costs, sign the papers, then find, “yes, your apartment HAS cable, but we CHARGE you $25 per month for it.” Or other costs like that for use of the gym or pool, etc. Just figure how many people get charged for the same item, over and over again. How many times they recoup the cost of the item, whether it’s clothes washers and dryers, pool equipment, cable hookup, etc. Like in a movie theater, the money comes from concessions, not from tickets or in a restaurant the money comes from alcohol not the food. It’s a broken system.
When the greystar “executives” travel - they should receive a long list of random fees when they go to settle up…. Corporate sellout fee: $5000 Beta sellout fee: $500 Mommy issues fee: 200 Etc… Even better: Find the women married to these guys and pay them to divorce em!!! Mirador apartments off Harrison Blvd. in Ogden did the same thing to us. They were charging us random gas bills in the hundreads over the summer, and many other random fees. They refused to fix anything. My wife and I called them out on it, and they charged us again 3 months later. We left. The main reason we left was the elm seed bug infestation. We vacuumed 300 elm seed bugs a day, every day. It was discusting. We kept the apartment as clean as we could and sealed all the holes. the bugs still got in. I paid the bills for 8 years and we kept the apartment near perfect till the day we left. Worst land lords ever.

I know someone who lives in one of their apartments, he is also getting nickel and dimed by their various fees. Plus the apartment is poorly made with no sound proofing, so you can hear any little noise whether it's the dishwasher, TV, or a door closing, and he is always being disturbed by the neighbors.
Finally. Hopefully more to come. Greystar is trash. Every Greystar complex in my area (NM) sucks. When I was looking for an apartment, one of the Greystar ones was charging full price ($2200 a month) and was still under construction. The pool and gym weren't finished and the gates didn't work. Fast forward 3 years later, the pool and gym still aren't finished and the gates STILL don't work and they increased rent. I don't know who is paying for that BS. Of course, I'm at another complex overpaying, but at least where I am they don't have hidden fees and fix things. And having working facilities. And I'm paying less than the Greystar location for a bigger unit.
They told me base rent for 1b is 1400 but I play close to 2000 after fees. Not to mention they keep the security deposit and make you pay another one when renewing the lease.

A lot of landlords give a base utility rate as well without even providing the actual bill from the city. I was living in apartments at charged the same amount for water every month and they never showed me the bill. People using the outdoor spigot to wash their cars. Now I have a house and the utilities are less than what they charged for water.
All management companies do this . This is not new. Fees like cable and internet are typically part of utility package and are usually cheaper then getting these services on your own. They did nothing wrong.
Where can I add my experience? We moved out of Haven Dell in 2023 and got charged $600 for cleaners, carpet cleaning, and paint damages upon move out. I still have email correspondence and the bill sent.
Yes I’m in a greystar owned apartment right now and they absolutely do have hidden fees and they have predatory practices to squeeze as much money out of clients as possible including telling you that you need to stay for another month because you never communicated to them that you were moving out when your lease ended which they add another $500 to that next months rent. Even though common sense would show that you agreed to move out when your lease ends.
I currently live in a Graystar property and love it, yes the rent is a little higher then I'd like but what isn't. When I was searching for a place I visited 3 different Graystar communities, All fees were disclosed at the first viewing, and I was given everything in writing. I live in one of their townhouse communities and do not have a buch of junk fees. I see people complaining about water, sewer, trash, these would be your responsibility regardless of the community. As far as trash valet is concerned maybe if people were more responsible and didn't make a hugh mess out of traditional trash bin areas, maybe if they didn't dump their furniture, mattresses, ETC., for the communities to pay for their removal, communities won't look for alternitives that cost more to the tenants. I for one love were I live and have found Graystar to be just fine, and I've lived in my current place for 3 years.
This is an issue everywhere and has been, even before covid. I've never understood the cleaning fee, the cable/ wifi, administration fees, trash- concierge even if you take the trash out yourself.

Absolutely happened to me in Utah. They are finally posting the possible fees. Water, wastewater, storm water, trash, etc! Signed the lease they sent me and when I showed up to pick up my keys, they said oh loos like we don’t have a portion of your lease signed. I signed everything that was sent to me. Oh they forgot to send me the 45 page portion that hard all the “fees”. Moved in last day of the month and they charged me all the fees for an entire month. Absolutely disgusting business practices!

For newer buildings in my area, Greystar partners with Xfinity and then the tenant is forced to get Xfinity AND pay for a technology equipment fee. You’re being charged for your monthly Xfinity account and a piece of equipment you never agreed to having upfront LOL.
In my apartment I was forced to get DirecTV and AT&T for internet. It's $50 more than when I was in a rented house where I could get xfinity. I hate these people.

That’s almost everywhere. In Las Vegas we weren’t told about required fees for Cable, Renters Insurance, gym fobs, valet trash, landscaping, pest control and so much more. So glad to now rent from private landlord instead of these sneaky corps.
As a small landlord (until June of 2024) in CA it saddens me to see what these large RE firms do to people. We would NEVER try to do this to our tenants. We disclosed every dime they might be charged and what would trigger such fees. We often waived cleaning fees when tenants made an honest effort to return an apartment in some semblance of 'clean and re-rentable'. As a result we had a waiting list for apartments and tenants often stayed for 8-12 years. This is a sad story and it's only getting worse as small time landlords--like us, leave the industry. Best of luck to these folks suing the landlords.

We also disclose every dime as well as the rules for having a deposit returned at the end of a lease. The larger companies are kept in check by residents, legislation, google reviews, as well as their own policies and procedures.
Greystar was the worst rental experience I’ve ever had. You had to pay for trash pick up from your front door, even if you didn’t want it. They allow tow trucks to enter the secure parking garage and tow vehicles with expired state registration stickers (Texas), and my car was towed on the day I was moving out because my parking permit had “expired”.
Just like the postmark apartments in littleton they charge you for valet trash when you end up taking most your trash to the dumpster yourself anyway. A lot of the apartments they do this at in colorado are total slums as well.
Same surprise fees for all managed apartments, the individuals just pay up bc it’ll hit your credit. Hit with a $50 (x4) each fee per college roommate bc they accidentally left an empty cardboard box in the kitchen. So not split the $50 among the 4, they charged each.

Palladio Apartments downtown SLC - hundreds of dollars in fees in addition to rent. Renters are paying taxes, and all sorts of passed-along fees. I've never experienced that anywhere, and I've rented in four states. Video says average rent for a 1BR apartment in downtown is $1400...it's likely upwards of 1700 with the shady 'fees' that are mandatory. Super dishonest and disingenuous.
Owners model “turnover” charges in their cash flows and projections. Then they’re essentially putting that back on the tenants. It’s something that they model in excel that they the owner would occur.
False advertisement is illegal. If they advertise the rent as $XXX, the money for rent should be $XXX. Any additional fees should be clearly stated - not buried in fine print.

When you move out early, you create unplanned vacancy, empty apartments reduce the income they need to pay utilities taxes, insurance, landscaping, buy parts for everything that needs fixed, etc, etc. 99.9% of all leases and landlords will charge for this but at lease renting you have that freedom. If you own a house you can’t just leave for a fee, you have to sell it and sometimes that isn’t so easy.

An average monthly rental of $1,400 for a single apartment leaves a whopping $1,200 per month (before income tax) for a full time minimum wage earner. Normal Utilities is a fee? There is a reason most places have individual meters. Those belong to the utility. Some places (multi unit) provide TRASH (and recycle) as they don't want 100 carts :) OTOH if you don't need FEE Parking, then you should not pay that EXTRA fee. If it is not OPTIONAL, the it should be the Advertised Price.

If they lease in person they’re told about them on the tour and then again see it when they select their apartment on line. Maybe it’s not Greystar they should be going after… The laws are not clear on this in the multi family industry. They can’t advertise an all-inclusive price if none of the competitors are or no one will rent from them. They have to advertise a base rent like everyone else and then tell you about the other fees which vary from property to property based on what services they offer.

I haven’t met him personally, but I’ve been in many meetings with him. I think you’d be surprised. He’s a family guy, his faith is incredibly important to him, he didn’t even allow Greystar funds to be used for buying alcohol at corporate events when I joined.
I don’t think he’s the greedy CEO type people would make him out to be.
Maybe you’ve had a bad experience with a manager of one of the properties you’ve lived at and if that’s the case that is a shame but to blame him for that is a stretch. Greystar’s policies and procedures are designed to help you have a great experience and be treated well. He wants people to have great experiences with Greystar so they continue to choose Greystar communities.
I hope this lawsuit sets a precedent so others law suits will follow against these corrupt landlords and corporations. The government is supposed to protect its citizens, but corrupt politicians are too busy taking bribes. Land of the fees and surcharges.

That part is frustrating, but unless they are are monopoly (which maybe they are), rent prices are often a result of supply and demand. If they are a monopoly, they should be sued under antitrust laws for being a monopoly.
The difference with the fees vs the rent is the massive rent is disclosed clearly while you still have a legal right to walk away. The fees are things you get trapped into paying because they did their best to hide them until after you are in a legal obligation to pay those fees.
Don’t get me wrong, rent is exorbitant in the Wasatch Front at the moment. I suspect monopoly or oligarchy behavior has contributed to it. But so have out-of-control property taxes. I know a widow who pays more in her 90’s for just property taxes than she and her husband paid in mortgage payments when they originally bought the property. Rights that disproportionately favor Squatter’s Rights can also drive up property costs because in order to care for properties they have to charge their paying tenants more to subsidize the non-paying tenants. Not that Utah is the worst on these issues, but Salt Lake County and Ogden are pretty bad on these issues. Excessive prices and timing for building permits also drives up property costs, and thus rent. And that is only a handful of measures. Hold companies accountable for deceitful practices, enforce antitrust laws ruthlessly, and decrease the many barriers to building and maintaining apartments, etc. and I guarantee competition will make it impossible for them to continue to charge excessive rents. But we have to start by fixing all of the other problems first or it will do nothing to decrease rent and increase customer service.

If you are a monopoly and have excess apartments that you can't sell, you make way more money by keeping some apartments empty so you can jack up prices on your remaining properties. And if you are an Oligarchy they can collude and do something similar.

The AI program lawsuit you’re referring to is against RealPage the owner of the software, and the DOJ or whoever it is recent added several owners to it. This suit is also completely misguided. These system don’t fix prices, they give the user data so they can make pricing decisions. The data is complete anonymous. The algorithms suggest prices to the user (nor down) based on trends and their own supply and demand.
Just because someone is getting sued doesn’t mean it’s a legitimate suit or that those that are suing are right.
I had to sign my lease at a Greystar property on a tablet, and the leasing agent clicked everything forward to where I needed to sign on the tablet. Those additional fees were not disclosed to me until I got my rent statement emailed to me after signing the lease.
I need to add that after 9 months, I was evicted because I could not longer afford the rent with all the additional fees.
My apartment does the same thing. Base rent was $1540, but we pay at least $1700 per month, all in required fees you can't opt out of, and almost all of them are the same amount per month. Some of the required monthly fees include $15 parking, $40 washer/dryer rental, $30 amenity tech package, trash, and pest control. I get that it makes sense for rent to contribute to these kinds of things, but it should be included in the base rent, not extra fees.
Because the washer/dryer fee was called a rental, we assumed we could use their washer/dryer until we bought our own, then we could get out of the fee. Thank goodness I called them with another question about it before we bought a set. Seriously, required $40 extra PER MONTH to use the washer/dryer inside our apartment?

They advertise the apartment “with cable, etc.” and the monthly rental $1000/month. You get excited, do all the work to visit, see the apartment, figure your costs, sign the papers, then find, “yes, your apartment HAS cable, but we CHARGE you $25 per month for it.” Or other costs like that for use of the gym or pool, etc. Just figure how many people get charged for the same item, over and over again. How many times they recoup the cost of the item, whether it’s clothes washers and dryers, pool equipment, cable hookup, etc. Like in a movie theater, the money comes from concessions, not from tickets or in a restaurant the money comes from alcohol not the food. It’s a broken system.
When the greystar “executives” travel - they should receive a long list of random fees when they go to settle up….

Mirador apartments off Harrison Blvd. in Ogden did the same thing to us. They were charging us random gas bills in the hundreads over the summer, and many other random fees. They refused to fix anything. My wife and I called them out on it, and they charged us again 3 months later. We left. The main reason we left was the elm seed bug infestation. We vacuumed 300 elm seed bugs a day, every day. It was discusting. We kept the apartment as clean as we could and sealed all the holes. the bugs still got in. I paid the bills for 8 years and we kept the apartment near perfect till the day we left. Worst land lords ever.

I know someone who lives in one of their apartments, he is also getting nickel and dimed by their various fees. Plus the apartment is poorly made with no sound proofing, so you can hear any little noise whether it's the dishwasher, TV, or a door closing, and he is always being disturbed by the neighbors.
Unfortunately that's all new buildings now that are poorly made, and it's a global problem. Construction companies are ripping people off.

Finally. Hopefully more to come. Greystar is trash. Every Greystar complex in my area (NM) sucks. When I was looking for an apartment, one of the Greystar ones was charging full price ($2200 a month) and was still under construction. The pool and gym weren't finished and the gates didn't work. Fast forward 3 years later, the pool and gym still aren't finished and the gates STILL don't work and they increased rent. I don't know who is paying for that BS. Of course, I'm at another complex overpaying, but at least where I am they don't have hidden fees and fix things. And having working facilities. And I'm paying less than the Greystar location for a bigger unit.
They need to pass a law to allows any renter to opt out of the “Renter Benefit Package” scams. It’s just padding on the rent and provides no benefits.
They told me base rent for 1b is 1400 but I play close to 2000 after fees. Not to mention they keep the security deposit and make you pay another one when renewing the lease.
I'm not in grey star but I'm in some hedge fund own apartment complex and I found out today that if I don't renew my lease for another year, my rent goes up $500 a month for a month-to-month. I don't care if I have to live in a motel 6, I'm getting out of here the day that my lease is up.
The reason these fees exist is to allow landlords to market rent as “affordable,” matching the exact amount covered by Section 8 housing assistance. However, they then pile on numerous fees that make it unaffordable for people using Section 8. This way, corporations reap the benefits of claiming to provide “affordable” housing while effectively excluding those who rely on assistance programs.

Most of those fees are probably bogus.
A lot of landlords give a base utility rate as well without even providing the actual bill from the city. I was living in apartments at charged the same amount for water every month and they never showed me the bill. People using the outdoor spigot to wash their cars. Now I have a house and the utilities are less than what they charged for water.

All management companies do this . This is not new. Fees like cable and internet are typically part of utility package and are usually cheaper then getting these services on your own. They did nothing wrong.

Yes I’m in a greystar owned apartment right now and they absolutely do have hidden fees and they have predatory practices to squeeze as much money out of clients as possible including telling you that you need to stay for another month because you never communicated to them that you were moving out when your lease ended which they add another $500 to that next months rent. Even though common sense would show that you agreed to move out when your lease ends.

I currently live in a Graystar property and love it, yes the rent is a little higher then I'd like but what isn't. When I was searching for a place I visited 3 different Graystar communities, All fees were disclosed at the first viewing, and I was given everything in writing. I live in one of their townhouse communities and do not have a buch of junk fees. I see people complaining about water, sewer, trash, these would be your responsibility regardless of the community. As far as trash valet is concerned maybe if people were more responsible and didn't make a hugh mess out of traditional trash bin areas, maybe if they didn't dump their furniture, mattresses, ETC., for the communities to pay for their removal, communities won't look for alternitives that cost more to the tenants. I for one love were I live and have found Graystar to be just fine, and I've lived in my current place for 3 years.

This is an issue everywhere and has been, even before covid. I've never understood the cleaning fee, the cable/ wifi, administration fees, trash- concierge even if you take the trash out yourself.

I didn't find out until I had to sign my 48 page lease, I'd already paid the application fee, and then I read the part where when I move out they get to choose the cleaning service and it's $350 and it will come out of my security deposit. On what planet do they need to spend $3.50 to clean a one-bedroom apartment?

Absolutely happened to me in Utah. They are finally posting the possible fees. Water, wastewater, storm water, trash, etc! Signed the lease they sent me and when I showed up to pick up my keys, they said oh loos like we don’t have a portion of your lease signed. I signed everything that was sent to me. Oh they forgot to send me the 45 page portion that hard all the “fees”. Moved in last day of the month and they charged me all the fees for an entire month. Absolutely disgusting business practices!

For newer buildings in my area, Greystar partners with Xfinity and then the tenant is forced to get Xfinity AND pay for a technology equipment fee.

In my apartment I was forced to get DirecTV and AT&T for internet. It's $50 more than when I was in a rented house where I could get xfinity. I hate these people.

That’s almost everywhere. In Las Vegas we weren’t told about required fees for Cable, Renters Insurance, gym fobs, valet trash, landscaping, pest control and so much more. So glad to now rent from private landlord instead of these sneaky corps.
Greystar is not the only company working in Utah . The mandatory fees add on runs up another 300$ per month.
As a small landlord (until June of 2024) in CA it saddens me to see what these large RE firms do to people. We would NEVER try to do this to our tenants. We disclosed every dime they might be charged and what would trigger such fees. We often waived cleaning fees when tenants made an honest effort to return an apartment in some semblance of 'clean and re-rentable'. As a result we had a waiting list for apartments and tenants often stayed for 8-12 years.
This is a sad story and it's only getting worse as small time landlords--like us, leave the industry.

The larger companies are kept in check by residents, legislation, google reviews, as well as their own policies and procedures.

Lived in a greystar apartment and this is in line with my experience with them.
Greystar was the worst rental experience I’ve ever had. You had to pay for trash pick up from your front door, even if you didn’t want it. They allow tow trucks to enter the secure parking garage and tow vehicles with expired state registration stickers (Texas), and my car was towed on the day I was moving out because my parking permit had “expired”.

Just like the postmark apartments in littleton they charge you for valet trash when you end up taking most your trash to the dumpster yourself anyway. A lot of the apartments they do this at in colorado are total slums as well.
Same surprise fees for all managed apartments, the individuals just pay up bc it’ll hit your credit. Hit with a $50 (x4) each fee per college roommate bc they accidentally left an empty cardboard box in the kitchen. So not split the $50 among the 4, they charged each.

This is like dating someone and then finding out they have kids when you get married. These apartment complexes, this business should be upfront with people in the very beginning. The only reason they don’t want to be upfront in the beginning is because it’s intentional and to argue oh no, we don’t do this. Intentionally everybody does it. Then that means it’s an industry wide practice that everyone should stop doing because I guarantee you the renters the customers don’t like it. Why would you do this? If people who rent your properties don’t like finding out at the last minute it’s going to be more expensive. There has to be some reason you don’t tell people all of the costs upfront there’s some reason you’re keeping this from them. What could it be? You’re an open honest business that believes in the community tell us what it is?

Palladio Apartments downtown SLC - hundreds of dollars in fees in addition to rent. Renters are paying taxes, and all sorts of passed-along fees. I've never experienced that anywhere, and I've rented in four states. Video says average rent for a 1BR apartment in downtown is $1400...it's likely upwards of 1700 with the shady 'fees' that are mandatory. Super dishonest and disingenuous.
Owners model “turnover” charges in their cash flows and projections. Then they’re essentially putting that back on the tenants. It’s something that they model in excel that they the owner would occur.
Finally. Greystar has properties nation wide. Hopefully they get a class action suit on the way as well.
False advertisement is illegal. If they advertise the rent as $XXX, the money for rent should be $XXX. Any additional fees should be clearly stated - not buried in fine print.

Greystar is punitive if you ever need to break your lease, for example purchasing a home, you can bet they’ll demand payment for every month left on the lease.

When you move out early, you create unplanned vacancy, empty apartments reduce the income they need to pay utilities taxes, insurance, landscaping, buy parts for everything that needs fixed, etc, etc. 99.9% of all leases and landlords will charge for this but at lease renting you have that freedom. If you own a house you can’t just leave for a fee, you have to sell it and sometimes that isn’t so easy.

An average monthly rental of $1,400 for a single apartment leaves a whopping $1,200 per month (before income tax) for a full time minimum wage earner. Normal Utilities is a fee? There is a reason most places have individual meters. Those belong to the utility. Some places (multi unit) provide TRASH (and recycle) as they don't want 100 carts :) OTOH if you don't need FEE Parking, then you should not pay that EXTRA fee. If it is not OPTIONAL, the it should be the Advertised Price.

The laws are not clear on this in the multi family industry. They can’t advertise an all-inclusive price if none of the competitors are or no one will rent from them. They have to advertise a base rent like everyone else and then tell you about the other fees which vary from property to property based on what services they offer.
