  • This is a house flip that is almost done but it has take a very long time to get to this point and we found a number of issues that we should not have found as well!

    If the house is vacant put a radio or a tv in there playing sound.
    It might make someone think twice that someone is living there.

    At 6:23 - I replaced my concrete patio with pavers. The cost was low, however I DIY'd it and used a jackhammer from our local tool lending library. I live in the SF Bay Area so libraries check out books as well as tools. Our patio slab was over 4-inches thick and full of rebar so it took me a long time. Now that I did it once, if I do it again I know I can do it 3x faster.

    Some of that stuff was inexcusable. There is a difference between mistakes and negligence. Doors that don’t close, painted dirt, the duct tape, outlets where mirrors go, no vanity. How do you miss that?
    Makes me think of children who pretend they don’t know or didn’t see when you know they know., they’re just hoping YOU don’t see or that they can pass the buck.

    I don’t blame you for being disappointed. So many careless omissions and haphazard work☹️
    ALSO, here we are required to have a handrail on stairs. It’s kind of dangerous without one.

    Have you thought about creating a checklist for each property that you can go over with the crew to ensure things are done? Or, even better, have a work app so you and the crew can upload pics with comments. Might save some driving time and everyone can get quick answers to time sensitive issues. Kind of sad when you entrust contractors to do a job but they (obviously) don't take pride in a job well done and ignore small fixes. Great little house though. So much yard to work with and make into a nice little haven.

    I understand about all of those little things adding up. They need to fix them. Especially if they've been told to and are being paid to do it. 🤷🏾‍♀️

    The upstairs bathroom vanity should be against the wall (the one with the hole) and the toilet next to it.
    Remove the back sidewalk and replace it with pavers.
    Put something up (sliding doors?) to conceal the furnace and water heater.

    Would a detailed checklist help? The contractor would have to sign off on each item listed. I guess some contractors need to be held accountable to get the job done properly and on time.

    Mark- Love your videos. Big fan! Think I see the issue with the bathroom. Tub - 30", door- 30"(24" door with 3" molding each side), vanity - 21". your room is less than 81". Hence, the vanity had to be moved backward in the room to allow the door to close. This is why you have that odd gap between the wall and the vanity. Consequently this left inadequate space for the toilet to go where it should have gone. Your contractor should have identified this issue from the get go.

      I think that could be the issue in the basement bathroom with the missing vanity. I’m not sure that there was enough space between the wall with the plumbing and the door for it to open inwards without hitting a vanity if it was placed there

    To flesh out my prior comment. When whoever sketched out the plan for the bathroom probably did not allow for a wider wall that accomodates the vent stack. Not framed out withe 2x4's, but rather with 2x6"s. Best practice for plumbing, but probably not factored in when this home was built.

    That long dip in the floor is from stopping the sanding machine without lifting it, drum sanding marks.

    I would paint the brick/stone on the front of the house white and trim the windows black.

    I really like this house. It is so much bigger than it looks from the outside. You even get a mini stonehenge in the front yard LOL. Please leave the tree. If I was buying the house I would want it to stay.I can't believe the prices of homes in Colorado! I live in Michigan . If my house was in Colorado it would be worth half a million here it is worth about $350.000. And I have trees. Love your videos!

    That is one huge lot. Just take out the back side walk and throw in some grass seed. Almost done but, you are correct if you see something not right as a contractor fix it or if you have a question call the project manager Niki.

    I know it’s not major things but goodness why ??? I have to say those duct pipes would drive me insane as would the other pipes !!! Arghh mark it’s arse kicking time !!! X

      That bothered me the stairs had no handrails. But I got bad knees.

    Looks good just need the touch ups to be done. Good to save the garage plus the back yard is big for a great family for kids.

    JMT, I'd have a meeting with the contractors and point out these deficiencies. You shouldn't have to put up with such substandard work.

    I work with many contractors in my professional life. It's always a balance to maintain an established relationship with a few problems, or, do a reset and introduce a whole set of new problems. Much like dating someone.

    Oh my goodness. This place is a hot mess/ A lot of little things that add up to a huge amount. If I saw this place as a perspective buyer, I would run.

    Looking good otherwise with the windows covered some of the stuff is really messed up. Hope they come back and fix all the stuff. My parents house was built in the 1940s the main bathroom has a sink in the middle of the tub and toilet. Which is next to a window. I been in old houses one wasn't even 3ft wide had the tub in the back, the toilet in the middle and a angled sink. Been in a old house in Pittsburgh PA and the bathroom had an accordion door as soon as you walked in there was the tub then the toilet and sink were right smacked dabbed by the window which you could see ppl walking up and down the stairs on the outside. She had a toilet in the basement and we had to step up into it. Only had a restroom size door for it

    It’s pretty long list that needs touched up or fixed and shouldn’t be happening with experience workers you have worked with for long time! I don’t like the toilet situation

    The indents on the floors are from leaving the drum sander in one spot too long (I know this from experience) - not my proudest moment. Also the lack of handrails on the basement stairs would be an instant fail in my area.

    I like how it's been done. Looks really good. Will u show up the property again when all those last minute touches hv been finished? I'm half way thru the video so u may say it.
    Also, will u trim back the tree that's kissing the garage roof?

    Take the rear sidewalk out and replace with a path of gravel or 2x2 stepping stones and grass seed.

      No way. New owners can do that. Gravel and stepping stones are annoying IMO.

    The work isn't up to Blue Steel's usual high standards. I empathize with your frustration. It's difficult to call the employee back to redo botched work, which will probably take more time, effort, and attention than he envisaged while negotiating with you. He did a very sloppy job and called it good.
    These 'service providers' are merely placeholders for their eventual replacements. They're doing a job, with no thought of building a reputation or a career/company of any worth. Perhaps because that requires intentional work ethic.
    It's very hard to value someone's efforts because of the probable need for continuous oversight, angst, irritations, calls for patience, and heartburn.

    I would say address the quality control issues directly with/ the contractor, if it’s a long time contractor you have worked with they should WANT to rectify any problems. If they continue to not produce work to the level you requested, explore other options. If they’re complacent w/ the work they’re producing, and unwilling to produce to the quality you need, why over think it? They should be replaced. Period. At the end of the day, their work is reflecting on you in a bad way. It is your property.

    Unfortunately it looks like a case of too many details for undertrained or understaffed labor. Some better project oversight would help too...This place has been carried for a good six months.

      This is why it's good to know how to do things yourself instead of expecting others to do it for you.
      Most people are inconsiderate jerks that only care about themselves and the money they make. Instead of buying from leaches who under pay labor and over charge for things they don't do, learn how to do house repairs and you will save yourself a lot of money and stress.

    WTHell on that toilet placement? The whole bathroom is janky. I don't like it. Could be deal breaker if I were a buyer. Otherwise it's minor stuff, but they are getting a little comfortable, sloppy for what you (and anyone) wants. Over all I think it looks good, but they do need to fix things. Maybe your contractor needs to get another sub painter, too.

    You are far too nice to your contractors and subs - they are taking advantage of your kindness by delivering low quality work. They knew it was wrong when they did it, figured you would just deal with it.
