problem with the pricing is - the sellers make facebook ads and people just blindly jumped into it thinking all are sane and good people. in practical, the lands are sold 10 times what they were selling a year back.
Are there TX rancher families doing AND/or interested in private investor pools with families (maybe investors are city folks) but interested in developing ethical and secure food supply chain relationships.
Once you buy land and tell local authority what your plans are, then do the best you can. Find out "this isn't for me". Can you try something new without being penalized tax wise.

Price appreciation is for land has been significant over the last 2 years. There is a lot of new demand and not much supply going on the market.
Would like to move to Texas to raise sheep and maybe horses.
