I feel that this house is over-priced! The house stands on 1/8 of an acre which would cost around 15m. Now, I would place the cost of building this house at not more than 55k per sqm. (mind you, you can get a very decent house at 35k per sqm). So the Construction cost is 15.7m. This House should cost between 35-40m.
Agreed. The extra cost comes from location. You pay extra for Runda.

It is a beautiful design but one thing I have noticed comparing with other one you showed this week, these houses are badly overpriced and I assume they sell the location. Even if gated with common amenities, 50m should give lots more including a bigger plot of land.
Considering half an acre in Runda is going to 40-70M depending on which side of Runda, it’s more about the location than the house. Land prices in Kenya are crazy

Hey Mansa, been watching your reviews and they're incredible, thumps up. I kindly request that you also be informing us about the monthly service charges those estates/appartments require, and also if the land that the property is sitting on is free-hold or lease-hold.

Ksh 50M on a home with no window screens, exterior sliding doors have no screen either, front door has no weatherstripping and as is with all exterior doors in Kenya, no door sill ... and from the looks of it, Kenya still utilizing interior wall paint for exterior walls and it is 2023. Same construction techniques used by mzungu in the 1940s still used in Kenya in 2023.
Hehe, you should come and show them how to do it right! Maybe then, they will up their game! A lot needs to change in this Industry 🙏🏾
