The fascination for high-rise apartments is increasing among Hyd people nowadays, more so when builders are providing attractive soft launch offers along with excellent amenities.
Besides having noise-free environment, better ventilation and scenic views, owing a flat from some reputed builders has become a status symbol for many. Unless you have decent money in hand or high-salaried or bigshot person etc, you are cleverly laid a trap for.
Middle class or above middle class people should realize this and don't fall into these traps by taking huge home loans, even if eligible. Loan amounts more than 35% of net income would lead to severe financial risks in future. Better to invest in a plot or buy an independent house.

Thousands of land grabbing cases pending in the courts. Can't simply ignore the risks of open plots specially if the owner doesn't live in the city. People are buying flats to avoid these situations. It will be good to make a video on plot purchases without risks.

Genuine advice and good discussion. Hyderabad Real Estate is totally hyped and rigged and its prices are at All time high. The prices are not at par with the GDP of the citizens. It is pumped by NRI, Politicians. When this comes down then it will be good time for the middle class to enter
Usually, it never comes down. That's my experience. In India during a recession , prices will stay stagnant but will never come down. If you keep waiting for prices to come down then you will be making a big mistake.

This plan works for second investment..for primary we need home near to work place..
I was in same opinion..... But people will change thier thought process over the time considering couple of driving factors of ur life. Out of all our assets, we have to consider one property is for ur comfort ( not luxury) which u wont sell it for ever .but u will just enjoy the price on paper.Even ur independent/apartment goes to 10cr u wont sell it forever ( think logically 😊). Have ever think of sell ur independent house in Hometown??? Bcoz one is for ur comfort.
By the time u realise it I'll go un reachable compare with ur salary

Excellent point. Without having a apartment/house people has to pay rents which will also appreciate every year also we don’t know when we will be asked to vacate. And then some day we will become old. As he told communities are for old age, who will take care if we become old living in highly appreciated independent asset??
So as you rightly said, one asset is needed to have for all purposes and not as investment. 2nd one onwards we can buy plots. Plots always doesn’t have success stories. They gave only appreciated examples but not the other way around. So if land doesn’t appreciate over time then we end up in risk with out having a flat/ house.

He is partially wrong. He is telling as an investor. But middle class who can own only one flat (1cr) in his lifetime can only buy a flat and live in it. He cant pay rent and wait 20 yrs for a plot of land purchased waiting it to increase because, it can drop him in legal troubles, occupied, very far from residential places and safety and security issues rise even if he constructs a house in the plot. He can't travel to office and send children to school being very far. He can't buy land /plot in good places because they will cost him very huge amount. Now, there are few advantages to society apartments especially highrise ones. The construction is MIone with everything concrete and will last atleast 70 yrs. So, the flat is good to live atleast for his lifetime. He should try to buy in good place where per sq ft cost is near to 6000 as per todays rates. Then its a big deal. He can buy a 2bhk and if he had more money buy two flats both 2bhk's and give one on rent and live in one. That way he will get monthly pay. People take 2bhk as rent faster that bigger 3bhk and 4bhk's. There wont be any gap months without rent. So, finally buy an apartment first in a high rise not more than 15 or 20 stories and with all concrete construction which has shelf life of more than 75 yrs. Try to repay the loan as fast as you can and spend less on interiors. Then if u get more money and want to purchase more, then buy land/plot in a good area taking risks into consideration and construct a house there and give it on rent. If not, settle with one flat and save money for retirement.
