Good luck with the property, I would like to see a follow up and ongoing story of the property. Luckily you can sort out the legal issue which I think would scare off most investors / purchasers.

€1800 rent for that, wow. I have two rental properties in central Waterford city (7 bedrooms in all) which only generate €1800 pm. 😭
Aye, rent is low in Waterford for sure, a 2 bedroom apartment in Cork City will pull in €1,400 to €2,200 in reasonable to good locations.
But is that not a complete disgrace charging them prices I mean come on

What's the history behind the name of the street?
Be interested in the attic conversion, how they managed to get a Velux on the front of the property although that's perhaps the dodgy planning issues you spoke of. €1,800 is reasonable, a shrewd investment alright, flip the property in 24 months for a nice profit or even hold on to it. All the best.

Yes, I would like to see a follow up video to know how much you had to spend on it to prepare it for renting. Also, a video on the most common issues when buying at auction that you are aware of. My daughter is renting in Cork. €1800 for a 2 bed on a main road beside a pub, with no front garden seems too much.
Hse floging their old hse primary care centers around country. By fluke i found one for sale up ballyconnel cavan up for 35k. Hse literally estimated it on ber cert? Two bedroom concrete detached rural cottage with acre of private woodland. Electric connected,water connection,sewage connection. Water tight building etc. lying idle since 2016,,hse still paying electric,,mind boggles anyhow buying it easy its planning annoying me to get it from commercial to residential staus ,,its head hurting. Look around guys some excellent old hse building up for sale,well maintained. I taught never get on property ladder again. Didn't get it for 35k by way ended up closing at 60,k. Still steal,,cant wait til lease up in present rental property to make move and live rent/mortgage free.

If the property title has a contesting pre-existing owner Terry could lose all his investment in an instant, if consent was not obtained. If the contract has a cooling off period I would use that asap in these circumstances.

The greed of scumbag landlords buying up all the homes in cities on a whim because "it is a good price", pricing us young people out of ever owning a home, so these rich pricks can profit off us forever. These actions are destroying any hope for our younger generations. Makes me sick.

Plenty of schools nearby 24hour petrol station /shop around the corner blackpool shopping centre 10 minutes walk cork city centre 15 minutes walk hospital 10 minutes walk pub next door what more could you ask for ....best of luck with your investment

I have a feeling the whole thing is going to go bang soon. I just cant see how long term an economy can keep going like this. Highly paid/skilled workers making good money are just getting by. Unable to move forward in life due having to pay enormous rents. A house is just a house it doesn't create long term jobs, value or any real benefit to anyone except the person collecting the rent or living in it. There is only so long this can go on before the word gets out dont bother coming here there is no future and all the young people decide to throw in the towel and move somewhere else. Another 2008 is coming it's just slower this time as everyone isn't leveraged to the max. But in fairness if i could afford it i would be at the same just i was born 10 years to late. Good content Terry.

1800 a month 132k purchase price. Over 16% yield if can get it, That's insane. Personally dont see it renting that high , but fair play if you get it.

He's a solicitor for feck sakes. He said he was going to get an agent to sort out the letting which means everything would have to be done by the books and the agent gets their fair share too

I enjoy watching Terry's commentaries on all things legal, but I feel v sorry for those who are trying to get on the housing ladder, who see financially well-padded individuals making it virtually impossible, as they expand their portfolio.

€1,800 for that dump 😂 who in their right mind would pay that. Blackpool is not a good area either by the way. This country is finished. I don't rent, there is absolutely no chance in hell I would ever give a greedy landlord that kind of money. I invested in condo's in posh areas of Bangkok and the rent I charge is $1,200 a month for 2br units, which is inclusive of waste disposal, broadband and water. This guy clearly has no conscience.
I rented a 3 bedroom detached ,furnished, house in a gated community in a suburb of Chiang mai for 300 Euros a month .Its like comparing apples with oranges though .

Im not a landlord and Ive no interest in being one.I do look at the Bidx site occasionally.I have alerted some young people,who are looking for homes to houses that are for sale and seem to represent good value. They dont seem to have interest.

€450 per month for a nice 2 bed not next to a pub with a garden. For something like that in a not nice area here perhaps 350 per month.

There should be a law passed that prevent people such as yourself from buying up properties like this for investment purposes, we have a huge housing crisis in this country and speculators are preventing the ordinary individual looking for a first home from acquiring it. You are no different to the rest of the vultures in this country.
So why didnt the ordinary individuals you speak of buy this property???
Ever heard of the concept "fair market price" €1,800 per month for that kip in a dodgy area of Cork is not a fair value price. Landlords are opportunistic gougers and you know it. @@That_Guy_In_The_Sky
@derekdempsey8506 the ordinary individual have to apply for a mortgage, are required to have 10/20% of the purchase price, depending on what it is, individuals like Terry have that money sitting in their bank accounts and those that decide to purchase by way of a mortgage have no problem securing it because they are on big salaries, I've seen this speculating going on in towns and villages, where people with money are swooping in and out bidding couples with kids trying to purchase a home for themselves, these speculators are then renting the houses to young families for extortionate rent, the investors are doing nothing illegal, but this practice should be stopped until the housing crisis is under control.

A young couple starting out in life on the average wage are not on the same level as an individual like Terry, who I presume is in and around 60 years of age, ( forgive me Terry if I'm wrong) and on a big salary as a self employed legal professional, and I'm in no doubt have a healthy bank balance, he is not the only one property speculating and he is doing nothing wrong legally, that is why legislation should be passed, to stop this practice while we are in a housing crisis, one family, one home.

Would be a fine nice small home for a couple of it wasn't bought by greedy old rich men to leech all of their income just to have a place to live at insane rates. 1800 a month for this kip? Very hard to save to buy your own home when rent is crippling you and you have to compete with these old rich greedy pricks to buy a place.
