Hey des, after all you shared today it gives me a whole new perspective of your goals. I think that you should get a ready to live in mobile home for all of Your family. Mom boys and y'all. Just remember this isn't the city and so whatever you place on your land that that you want to replace at a different time you will have to figure out how to get rid of it. So I think that you need to plan it once you're there. Every different building that someone's going to live in would need septic. 11:4911:49 That's very expensive. If you decide once you're there that you want to bring in a shed or another RV or whatever it may be Good. But trying to do that all at once would be expensive to say the the least overwhelming. Keep it simple. Pray first act second
Not sure exactly where you are looking in Arkansas, but Jerusalem ares has beautiful land also and is far enough away but close enough. Also right against national forest, bonus. Perry County also has national forest but heads up, there is nothing in that county. All land most likely will have an area in 100 yr flood plain, just build in another spot if you have acreage. Ours has 2 creeks that join. That area is flood plain, our home is not in that spot! It has flooded there once in 30 yrs due to a beaver dam further down stream. Dam was removed, never flooded since. You will also most likely have 'wet spots'where under ground there is a natural spring. You will have to walk it few days to a week after wet weather to know exactly what your dealing with and what is where. You can contact the local emergency management for a flood plain map of that area or property. It's not hard to find that out. I'm so excited for you guys. We looked gor a while and saw well let's just say cliff hanger properties, lol 50 acres straight up and down😂 price was right but wowza, unless you lived in a parachute not ideal. I am so excited for you guys. ❤ if there is anything you need from a local. Hit me up. I am within driving distance to a lot of areas. I am in the national forests very VERY often(central). I am a nature fanatic.

Des I would definitely get a 2 bed 1 or 2 bath trailer or a camper with a bunk house bedroom and separate main bedroom. Moving to tornado lane you don’t want a tent. Also at the end of a long day building and clearing land you are going to want a space to eat shower and sleep safely
Im excited for your family. I think you all need to have a comfortable place to live while you are building. Living in a travel trailer isnt easy they aren't made for that. You all are young enough but still you need a place to relax after traveling for work. I think getting the shouses on the property will be right way to go. I lived in a 14x60 manufacturer home that i remodeled on our 25 acres. It just made my life easier but in Michigan we had alot of frost to deal with so everything had to be dug deep. Right now we have a 1974 mobile home. it's a 14x65. two bedrooms and 2 bathrooms. But it does need some repair work on the floors. That's why I told you to make sure if you bought one to make sure it has plywood floors and not the particle board floors.
That looks great you may have to build an outhouse with outdoor showers at first because you will need septic tanks etc or rent some porta potty’s but you will know when you go back in the new year and see it for yourself in person is different from seeing a virtual video
Being as you were just at SLR, my first response is: WHEN! WHEN are you buying the land?? WHEN!!!!!??? 🤣🤣 (Just kidding) The only thing that comes to mind is, Dang Girl, are you looking gorgeous today! I don't remember much from 45 years ago when we were searching for our land, but I know now any land here in my area of NE Ohio, houses with tiny lots are going for over $320,000 and over a million for bigger homes with acreage. Just land seems to be over $60,000/acre now. But then my 10 acres is just about 3 miles from town/shopping/doctors and in an area of bigger homes and several acres. Luckily prices are better over in that area of Arkansas. I liked living in a mobile home when I was fresh out of high school...But the feeling of massive accomplishment from building out my own place is wonderful and still, every day hits me anew with a sense of pride and gratefullness for working so hard building it up when I was younger. Being as you are entering the world of Youtubing...you might want to look into cell service quality and if SLR's fiber optics are anywhere close to the land you are looking into...Solar is great, but it doesn't last forever, equipment breaks, solar panels wear out-will you be able to afford pieces parts when you are living retired on a limited income? Great seeing you two again...Oh and beware open eyeballs around cats...🤣🤣😵💫
While in Arkansas check the prices for getting a well drilled and electricity to the property. When you add those costs into the price per acre, it may be cheaper to buy property that already has utilities.
Make sure it isn't wet lands, and in an are like that put the homes in wooded areas you are going to want shade in the summer. Maybe have SLR or Come'on check it out.
I was going to say the same thing they will let you know if it is wet land or not you they will be able to tell even if there is no water the soil & the lay of the land will be different & they will not lie to you. The people that is selling the land and the realtor will lie to you just to make money no matter what
We lived in a 5th wheeler trailer, 4 of us. While we built our house paycheck to paycheck on 9 acres. Just got it built and sold it for a smaller house on 73 acres. Further out.

They actually have to be taught not to climb up you or your clothes and not to climb up drapes or bed covers. Also to wait and not jump on counters or tables. Also to make them use the potty have to put them in the litter box every time you see them scratching and sniffing (potty signs). Don't be afraid of buying acreage with run down buildings on it. You are just buying the acreage and your offer should be based that way. That piece of property probably already has a well and electricity to it. If you're buying from a developer, it's his terms or the highway! A retired realtor/investor.

Make TWO offers for the sellers to consider. One ALL CASH and two Seller Finance. Know the seller's circumstances and what's going to meet his immediate needs. You're just negotiating down payment and interest rate. Pay on the property for a couple to three years and come back to the note holder and say, I've got some extra cash would you take that for the note? The seller got bragging rights to his friends and you got your property for your original cash offer but it just took a while.
I hope it's ok to put this here but there is a few channels that I've watched for years that give fantastic advice when it comes to making the most of your land and so on. Please delete this comment if you don't want this here. Roots and Refuge, Hollar Homestead and Sow the Land are my top 3. They all teach you different things. Hey Des, just wanted to remind you maybe get a hold of the township and the zoning people etc. to check out the land before you do anything final with it I realize you’re relying on your realtor but do you remember what happened to Isaac Angelina look at all the crap they got into with that property and they had a realtor. Your realtor does not necessarily tell you every single thing or go over and above for you so just an FYI it’s great to ask them all of the questions and trust in them and get them involved but it doesn’t mean that They will actually know the correct answers or that everything they say is factual. Just an FYI, not trying to be mean or hurtful toward anyone, but after the mess Isaac got into with that property and that house, and it was sold to him through a realtor and now he’s paying for all of the Non-permitted, and not up to code things that the man who had that house ahead of him, did to it, and then sold to him without being honest!!! Fortunately, this is just bare land with no buildings on it but you want to be sure that what you’re told his truth about the property

I honestly do not know many people that could go through all of that turn it into something positive by teaching other people what to look for and how to be careful. He is definitely a strong guy and this is just making him stronger. I’m being honest when I say I pray for him, I would crumble if I was in his situation. I live in Northwest Arkansas in Siloam Springs right on the border of Oklahoma. Des you have a lot of people rooting for you. They’re giving some really good advice. I do know that sometimes we have to wait upon the Lord that answers to prayers. Don’t come as quickly as we’d like it. I am praying for you and your husband to find the property that’s meant for you to have and for God to just give you both wisdom and to be in agreement on the purchase of whatever you decide to get. All of the things that you’re wanting to do are great, but trust me when I say you and your husband need to be 100% in agreement on the purchase of your property and the decision of what type of dwelling placeyou will have. As you can see from the people you know in Arkansas their place did not happen overnight it’s taken a couple years and they’re still working on it and will continue to work on it. That’s life in the country. I moved here from New Orleans several years ago. Talk about culture shock when you can’t just run out to the grocery store or even a convenience store because there’s not any place close to you within 30 minutes to an hour even lol I say this in love and as a woman who loves the Lord, I really strongly encourage you to be in 100% agreement with your husband and him with you before you make this life decision. This huge change for all of your family. I am excited to see where you will move😁 I absolutely love living in Northwest Arkansas. We have the best of the best here great schools lots of activities. It’s easy to live in the country here and still be able to enjoy going places that aren’t that far away.
