    Maybe we are expert amateur sellers, but we planned over 1 year in advance, in fact anything we had done to the house was with re-sale in mind. The 2022 buyers binge is over, but we did all your 5 pillars (staging, never deferred maintenance, etc) sold our house for cash in 1 day, price over asking. I would also add that those homeowners considering a renovation: there are a lot of you- tubes that up date on decorating and renovation trends (especially kitchen and bath). They’re fun to watch, and I felt I had a better sense of what would still be classic enough to sell in 5 years or more down the road by staying away from things that might be too trendy but identified solid concepts. I think you give really sound advice, Katie.

    Best advice you’ve given is contacting an agent early-establish that strategy. We contacted our agent 2 yrs out. Painting the house right now as I’m listening with 23 months to go until listing date.

    As someone who has sold two homes in the last 2 years, I can tell you you are so right that price and staging is key. In both cases, we set the price slightly below market value. In both cases, we got multiple offers and sold ABOVE market value. In one of the houses we sold, we hired a stager to come in to make it look “HGTV ready.” The stager got rid of almost all my stuff and furnished it with really cheap “furniture” (made IKEA look high end) and very cheap, plain vanilla furnishings. The “beds” were fake beds. BUT, that staging sold that house ASAP. Our agent knew we were going to get inundated with offers that she actually put in a 48 hour deadline to submit offers. The other house was too big to stage so we just emptied it and cleaned it. But I have learned it is worth investing in a stager and asking a price that is slightly below market value.

    My house in FL has been for sale for 4 months now...today we had an open house and after all my work, no one showed up. A few months before I listed, the houses in my neighborhood were selling high so I guess I listed high to start with. But I keep going down and nothing. My house is on very good conditions but one bathroom is set up with a walk in tub. Not sure if people are passing it because of that. I regret not starting at the price my realtor had suggested at the beginning where I'm at now after 4 months.

    What is your opinion on neatly putting your moving boxes in the garage vs renting something like a POD to put it in? I have a lot to declutter before staging and listing.

    I have been following a listing that is about two years. It was high for about a year then foreclosed. The bank then tried to improve then it has been listed close to another year. The price was actually about the same for other homes in the area but the main problem is that it is a 8 out of ten for flooding. High risk. So in reality the price was very high because of that. Now it has been marked down about 20% and still no offers and stale.

    You have excellent content, but the quick zoom in/out is a distraction and forces me to have to look away. It's better than it was on some of your earlier vids, but still too much for me. Maybe it's that it zoom in/out is too drastic--like too far out to too far in. If your audience is mostly under 40, maybe it's fine, but for us older folks, it's hard to watch. Thanks for the great content!

      I agree. I had to stop watching about half way through the video even though I liked the content. You look very comfortable in front of the camera. I have to believe that you can talk for more than five seconds straight without introducing a cut. The zoom ins are supposed to highlight an important point, but when it is overdone to this extent, nothing really stands out. Otherwise, everything else is great. Nice lighting and presentation.

      I don’t think it necessarily increases the value of your home. However if this is something you want to do. You should do it. Try and keep the panels off the front of the home though.

    I sold my house myself, saved about $19k. Realtor called said price was too high after we sold it he asked how we did it.

      I have learned and/or known a lot of what Kati discussed in this video and it is great content. Just an FYI.........and I hope this isn't removed in fairness to @christines1924 and others that read this....... you may or may not know that Kati gets thousands, and I mean thousands of dollars if you buy and/or sell a home with the agent(s) she refers to you. I have my real estate license and that is how it works nationwide. I have started doing it to make extra money for myself. I learned this in real estate classes I took and then the state tests that followed (and I passed) to make sure I consumed knowledge correctly. Just for you to validate what I am saying, I would call the the State Real Estate license office in your State. Also, all the "I promise you's" she mentions in these videos scares me. I don't even know this woman and have gotten more "I promise you's" in this video than anything else. I have lost hundreds of dollars learning the hard way. I have received promises from people I know and/or referrals from the people I know to trust that were never delivered upon. GET EVERYTHING IN WRITING is my advice to you and anyone else before moving forward on anything. Best of luck to you and everyone!

    Today's buyer has no fear of missing out. If you need to sell price slightly below market. Time is money,when you have decided to sell quicker is better.

    With everything that my husband and I are expected to do to sell and show our home, I can’t image the next level stress it will create to try to be our own agent! Unless you are a professional real estate agent, I believe it is foolish to try and sell on your own.

    I guess I need your Seller's Playbook. I'm obsessing over every repair and cosmetic issue. Example: For three months, I've been worried about the sink in my guest bathroom. Someone has poured something into it that damaged it?? IDK what happened. It's severely etched and awful looking about three inches in diameter around the drain. Nothing I've tried helps. The sink is molded into the long vanity top. I think it would cost over 1k to redo that countertop and sink. There's not a day that goes by that I'm not thinking about that dang sink! I know if I were shopping for a home and saw it, it would bother me.

      Oh my gosh. Don’t stress that much. You can offer a credit at closing if you really want. Is it something that someone WON’T buy the house because of?

      @@KatiSpaniak I don't think so. I'm probably overthinking on some of these touch-ups and repairs. Our house is 22 years old and we've kept up with most things through the years - new windows, 5 year old roof, black granite in kitchen, solid wood floors, etc. I think I'm overly worried about some of this. I just don't want any major surprises or headaches when we put it on the market.

      @@allalala9916 Thank you, but I've tried both and also a compound for getting out scratches in car finishes. I've read that bleach left there can cause this deep etching. I've used Clorox Clean-up in there before, but always wipe and rinse it immediately. The etching is deep, then, of course, it stains easily now since the surface is so rough. I should probably just go ahead with the new sink and vanity top.

      I have bought and sold over 20 homes in our 47 yrs of marriage. No sink ( or any repair around 1,000.00) would stop me from purchasing a home. Relax, you can always fix it in a month if you get that much feedback.

    Finding the "right price" to generate a quick SALE for your home is not (always) easy to determine, even for experienced agents. Similarly, agents can be the greatest of actors; ones that will say anything to get you to sign a listing agreement. Once you do, you are cast adrift until the MLS produces a buyer. Saying "all you have to do….", in this regard, is misleading.

    The traditional 6% realtor fee is ridiculous. So I have a $1 million dollar home and I am going to pay someone $60,000 to list it on the internet and show it to potential buyers? 6% for a $100,000 home seems reasonable. Should be a sliding scale based on the value of the home.

    My condo has been on the market for about a month. I am in a Chicago suburb. My agent has done two open houses and we have had personal viewings scheduled after a price reduction that meets the criteria buyers use in their price range search.
    All feedback has been good, buyer like the updates which includes the bath and kitchen. The unit shows well online but I have not received an offer. The only negative comment has been on parking restrictions. I am starting to believe that since my targeted buyer has not mentioned the price as being too high that my issue is that the typical buyer is a first time buyer and that they are slow to pull the trigger hoping interest rates go down .
    I am also feeling I should have listed later in spring in the thick of when buyers are active.

      So I will tell you that it’s always the price. I hate to say that. But what that means is that any objection can be overcome by price. If it was listed at a dollar you’d get offers. Talk to the agent about the price.

      You are correct. As I process it, I originally thought it was overpriced and went with my agent’s CMA.
      Price is the only thing in the seller /agent toolbox when offers are not coming in.
