  • Join me in this open house viewing in Cork, Ireland.
    Open house viewings is a house viewing where multiple buyers all visit at once - usually across the course of a day. The estate agent or perhaps even the owner will be on hand to answer any questions, and house hunters can come and go freely.
    Open house viewings are nothing to worry about, but there are a few points to remember. The atmosphere may feel more competitive, with lots of eager house hunters keen to snap up a great property before anyone else. But this shouldn’t make you feel pressured to make any decision unless you’re completely sure. You can and should ask lots of questions, finding a quiet moment with the agent to run through your list until you have all the information you need.
    Here’s what to look out for during your next viewing:
    Signs of damp - this includes wet spots or mould, excessive condensation on windows, a musty smell or peeling wallpaper.
    Large cracks in the walls or ceiling, both indoors and out - these could be superficial, or they could be signs of a more worrying structural issue.
    The condition of the roof - you may only have a limited view from the street (or in the attic), but binoculars can help you to check out any potentially expensive problems.
    The condition of neighbouring properties - are they well looked after or in a state of neglect? You can also visit the neighbours for a quick chat about the area.
    Doors, windows, light switches, power points and plumbing - don’t be afraid to test that everything opens, shuts and works as it should.
    The model, age and condition of the boiler, including when it was last serviced. You can even ask the agent to turn the heating on to check that it works in all rooms. This is well worth checking when you consider the cost of replacing a central heating system.
    The orientation of the garden - a south-facing garden will get more hours of sunshine.
    Storage space - will it meet your needs?
    Cellars and attics - are they an asset or a potential liability?
    The condition of the kitchen and the bathroom - as these can be the most expensive rooms to renovate, costing on average €8,000 to €10,000 for each room.
    What to ask when viewing a house to buy
    What’s the golden rule when viewing a property? Never be afraid to ask lots and lots of questions. Buying a house is a huge decision, so you’ll naturally want to find out all the details in order to make it.
    Here are five of the most important questions to ask:
    How long has it been on the market and how many viewings has it had? If it’s a long time, you may want to consider why that is.
    Why are the current owners moving?
    What’s included in the sale? For example, white goods and cookers, wood burners and even the curtains.
    Are there any parking issues in the street?
    Is the building in an area with any planning restrictions, or is the property itself a listed or protected structure? This can affect any renovations or changes you may want to make
    Remember that this is a really big decision, so you have every right to ask all the questions you need to. best of luck!

    Hi! Thank you for this vlog. I just want to ask, are there a lot of Filipinos living in Cork?
    I am considering a work po kasi in Cork Ireland and I do not know anyone there. Haha medjo scared po ako in terms of security and people to socialize. Hopefully, pinoy po sana yung kasama ko in the apartment in case. Solo lang po ako.

      @@mianhae021015 baka may mahanap ka pa. Itong akin nirefer lang din to sa akin at sakto na may kaaalis lang din, kaya naswertehan lang. If wala ka talaga munang mahanap, if you dont mind, madami naman sa cork rents sa fb page pero usually tlg mixed nationality mga ksama. And i think naman din yung employer mo dito e pprovidan ka ng accomodation tlg at first, then pag andito ka na, get kind of familiar with the place and hanap ka. And makakameet ka na din nyan ng kapwa pilipino for sure. Hehe.

    Mam, madami po bang bahay na malapit lang sa MUH? Hm po mga rent jan mam? Hopefully ngayong 7 makapasa ako sa interview and hopefully soon to be your new colleague jan. hehe... singit ko lng din mam kung may alam ka sa ward like anong nurse patient ratio? And is it holistic approach or may assistant nurse ka or hca who will help in ADL's ng patients?

      Mostly apartments sya e. Esp if around city center. Ang MUH kase nasa city center na yan. So mostly tlg sa rents e mga 500-800, dpende dn tlg. Pdeng sa isang apartment shared kayo pero may sarili kang kwarto sympre. or meron dn naman solo mo tlg isang unit kaso mamahalan ka din. Hopefully makapasa ka! ❤️ Kaya yan.

      And always naman may HCAs esp sa wards, usually gawain tlg ng hca ung hygiene care . Kahit sa ER, may mga Hca kame. Hehe.

      @@mrs.recipeph1253 Hello! Paanong maayos ba. Hehe. Overall, i think ok naman. Wala naman ding workplace na perfect. Dami din ako narinig na nega dyan pero hindi ako naniwala agad. Pero sa ED kase happy naman ako so far. Idk lg sa ibang areas. Hehe.

    Planning to move to cork po for a new job. Ask ko lang din po ig great deal ba yung mga weekly yung bayad. Like the that I saw in daft.ie 210€ per week. Seems mahal pero compare sa mga available ee mukhang pwede na sya.

      Apartment po yung itchura nya .pero mukhang masyado nga sya mahal. And ayun sa HR na naginterview sakin madami na daw available na rooms ngayon. Pero pagchineck naman sa daft.ie kakaunte lang ang available na rooms and ang mamahal din.
      Maybe 5-6 months from now ang estimation ko po possible makapunta jan. Since kakaJob offer ko lang po and hindi pa pumipirma ng contract. And according sa hr 15 to 16 mos ang process ng visa.
      Last question maybe na lang po is madami po bang filipino citizen jaan na pwedeng makashare ng house. Just like po yung ginawa nyo. According dun sa research ko super hirap humanap ng apartment dahil sa taas ng demand and ang baba ng supply. May mga tao pa daw na nag under the table na magdadagdag makuha lang yung home. Which makes the price higher po....

      @@brandonvoid5148 bibigyan din naman kayo niyan ng 1 month free accommodation ng employer niyo. Meron akong nakitang post lately from filipinos dito na may available beds sila near Cork University Hospital, may 400 a month, may 560 ata un ang isa ksama na bills i think? , depende kase yun if ksama na bills, like bins, wifi, gas sa heating, etc. shared ang house. If in 3-4 mos ka pa darating, Baka may makakuha na din nun. Pero sige lang, makakahanap ka pa niyan. Lalo na every 6 months kase nagbbago ang mga doctor sa hospitals so yung iba sknla nagmmove out yan so baka mas madaming bakante sa time na kung papunta ka na tlg dito.

      @@thefamclub2291 tama po may 4 weeks nga na free accomodation. Matagal pa nga din ako pero gusto ko na consider lahat sa computation ko bago ako pumirma ng contract.
      Wow nice to hear/read na may mga nag a-available naman pala talaga agad. Mejo negative lang siguro yung mga na research ko na inabot sya 3 months bago makahanap ng apartment and yung sa reddit naman super negative din dun ng infos about sa pagkuha ng own place.       hello! 😊 Ikaw lang po ba solo or pang buong bahay pamilya? Pg solo ka lang, dpende sa room and location, if nasa city center mismo mas mahal sympre and minsan swerte lang kung may narefer sayo na pinoy din. Usually nagrrange 400-800 ang rents if solo ka lang.

      @@pinaynarstravels6881 yes. hehe. Meron dn nyan sa google kung issearch mo, comparison ng cost of living cork vs dublin, almost similar lg tlg. Hehe. Hmm. if family naman sa house, nasa 1800 pataas and dpende sa ilang beds ang bahay, ang space, ang location, ang type. Pero ang hirap makahanap Kc ang daming eche bureche bago ka makarent, kase usually tlg dumadaan sa agencies. Hnd sya dretso na owner ng bahay ang makadeal mo unless nlg kng nirefer ka, like me, yung landlord ko pinoy kase nirefer lg dn ako at naswerte lang.. usually tlg dadaan ka sa agencies mag apply ka,.magssubmit ka ng forms, documents, profile ng bawat member ng family, mgkano ang snsahod nila, tpos pagpipilian pa kayo nyan kase ang daming mag apply so dpende na un kung kanino nila ibbgay. Or if sa shared naman, same thing, hingian ka ng reference letter, proof mga ek ek etc.
