    Hi Stephen. 1 I do not invest in property personally but I am seriously thinking about partnering with friends who have been successful at it. I know from observing them and others over the years that what you are teaching in your videos is true and extremely helpful.
    However I have major concerns about the predicted property crash coming in 2026. What strategies would you advise new investors to employ to make profits through 2026 and beyond.

    What would you be left with after tax if you bought through a limited company vs as a private landlord already on the 40% tax bracket? That could make a decent vidio

      Yes I probably need to do more around the numbers. I try and avoid tax as it can change quickly with new legislation and it’s quite specific to each persons situation.

      It works in any year if you follow a formula. I don’t look at the areas I look at the numbers.

    1400 rental income you also need to take away 19% tax if in limit company. So doesn’t leave to much. Almost negative yield

    Great video. What about the tax element from the rental income? And the early repayment cost of the remortgage?

      Should be no early repayment as you know you want to exit so why would you get one with one as a condition? Taxes are tricky as everyone pays different amounts or buy in different structures. But I think we all know we have to pay taxes on income.

    Hi Stephen. Thank you for such valuable content. Recently came across your channel, real gems in here.
    Question if I may. You mentioned purchasing a property on a variable BTL mortgage product, renovate it and then switch to another BTL product. Is this something that you can actually do pretty much when you're done refurbing or is there a minimum time period? I didnt even know this was a thing as we are usually guided towards bridging for the shorter period loans?

      Yeah it can be done. Most lenders want a minimum of 6 months between them.

      Thanks for the quick response. That's a game changer, its a no brainer to take that approach, obviously the property will need to be mortgageable in the first instance, is it enough to change bathroom, kitchen and fresh decor or is there a few more pointers to ensure the value is pushed as much as can on such light refurbs?

    How long would it take to be free from finances with 150k deposit?
    First time investor..
    Looking to get to around the £10,000/ month mark..
    Would love to have a mix or comm and resi , mainly comm though..

    Hard pressed to find a property worth 300k with a 2k rental, at least in london. Those are like gold dust.

      Use Property Data to help you. Link in description. I just did a quick lookup on 2 bed properties in London under £300k. There’s 666 results. Some of them you can get £2k / month. Look at properties asking £350k make offers . It takes work but you can find them. Look outside London even but close by to transport.
