    What products do you recommend that are available in New Mexico? Could you differentiate between a product that seals 100% vs a water proof product that breathes?

      The elastomeric coating we recommend in the video should be available in your area! If you stick with products that are manufactured specifically for stucco and masonry, the manufacturer of the coating product provides a product data sheet (or back label) that states the vapor permeability of the coating product.     This is fantastic thank you. Just did a home inspection for my first house. Seems that there's cracks on throughout the exterior of the home. I'll take your word for permeability by using elastomeric paint.

    Thank you for making this video. I live in San Diego and my garden runs we can a stucco wall. The sun beats heavy on my garden all day and so it’s necessarily that I do have a watering. I’m really worried about how it’s impacting my wall. What do you suggest?

    Does new stucco need to be sealed? I’m getting mixed advice. Most say no. I’m in San Diego. If yes, what product? Thank you!

      Stucco is not waterproof. WHEN water gets in, the building should be protected by your WRB (e.g. Tyvek). In most cases, especially in San Diego, you probably don't need to seal it. You can decide to coat it later on to restore its lifespan, but new stucco is probably fine as-is as long as there is WRB.
