    8 weeks is phenomenally quick. I just did one with just two men and it took us at least double that, working a 40h week. I’ve never seen one go up that quick. Very impressed.

    Very nice video. Was looking at potentially doing one of these on my home. Still evaluating it all and potential costs etc. My house is an L shape terraced.

      around 35K but that was with lowering of 1st floor celings too.

    Great stuff. Looks great. Did you find it difficult to find a builder who was confident with dealing with the lowering of the ceilings part of the job? I'm looking to have something similar done and I have wondered whether it is difficult to find a contractor with the experience and confidence to do it? Thanks for sharing to the Tube. 👍

      Many thanks for your comments. The contractor who did the conversion was confident in lowering the ceilings but also measurements on the stairs too. Just perfect without loosing any of the small room.

      Hi Peter. We raised the gable wall up with brick. On the video it shows only the temporary timber frame but by the time it was bricked up it was out of view of the timelapse camera.

    how did you attach the existing front rafters to the ridge beam.were they sat on top of the steel or attached to a timber infill in the web.

      They were attached to a timber infill. The infills were mounted and bolted to the beam both sides.

    The existing roof was removed after the exterior was done?

      The remaining part yes. Some of it was removed to build the structure. Also there was other work’s going on as the ceilings in the bedrooms were lowered.

    How high was the ceiling height please? And what was the cost and additional volume?

      Its 2.2 metres in height and gave us 6m x 5m floor space. This pryis a few years old now so costs would no longer apply. I guess in today’s money it would be about 55 - 60 k

    What thickness insulation did you use and also what's the thin silver sheet you please on the internal ceiling prior to plasterboard?

      Hi. We used 120mm insulation board then multi layer foil insulation.

      I used a hikvision camera and captured the a frame every 10 seconds. The software was IPTimelapse. iptimelapse.com/

      How can I argue with that? I do appreciate the comment. Unfortunately planning permission will only be granted to certain builds and design. As there are other properties in the area with similar conversions mine had to fall in line.

      @@robsands111 unfortunately where I live, the neighbours did exactly what you did and no planning permission was required, only building regs. It’s a dammed eyesore, that’s where my gripe is .
      I’m not knocking your workmanship.

    My neighbour's had a on suite dormer loft extension built on a semi detached property. All brick work to the side of the dormer for 25k. Your work looks amazing what do you charge for dormer extension on a semi detached house .

    why did you oppt for a single full dormer rather than two. the square footage provided by another dormer would have been more cost effective as the roof was coming off regardless. also how did you construct the gable end?

      I'm not sure I understand your question about the two dormers. Gable end is brick.

    0:05 What does hip to gable loft conversion with lowered ceilings mean? What ceilings were lowered, the room below?

      The side slope was straightened and yes the rooms below ceilings were lowered as planning would not allow the top of the roof ridge to be made higher. To comply with internal heights for the loft rooms the ceilings had to be lowered 300mm.

      Hi I think the bare mimimum was 2m but we managed to get it to 2.1m. We had to lower the ceiling from the floor below like you we did not have the roof space. Also the floor joists would not have supported it. So it was easier and just as cheap to lower the 1st floor ceilings. This way it ensured we had everything covered building regs wise, I now have new ceilings in the bedrooms below and everything is straight.

    What was the starting joist-to-rafter height of the loft before the work? (i.e. before lowering floor, etc.)

      Sorry David I cant remember. I know it was close to the limit and once all of the insulation would have gone in we wouldn’t have had enough clearance for building regs. But to add to that we would have had to reinforce floor too. So it was easier to drop the floor and start fresh with bigger timbers.

      around 8 weeks and 35k but that was lowering of the 1st floor ceilings too.

    how much space do you need above the top of the steel to get your ridge tiles on.Do you fasten a piece of 4x2 to the top of beam(trying to work out best height for steel,so the ridge marries up with the neighbours,while trying to maximise headroom.Or do you go off original ridge board height.Any tips appreciated.Thanks

      Good question. This would be down to your planning application. I guess it is possible but in my case I was only allowed a velux on the front facing side.

      There are 3 steels. One across the front wall plate, one across the rear wall plate and the third in the centre ridge at the top. all three span from the party wall to the outside wall.

      I needed to lower by 12 inches throughout to get building regs approval, luckily I had the space on the first floor to do that. I still have about 2.5 metres

    Hi I was wondering how much was the total cost of the Dormer conversion. Also was it hard to apply for like building regulations? Or planning permission?

      Hi. It was roughly £35k. At the time planning was fairly easy but that has recently changed in the uk and I believe its now permitted development so no longer requires planning permission. Building regs are still required and that is 1 phonecall, 1 payment of around £350 and as many inspections as you want at no extra charge.

    perplexed ... why did you choose lighting that required holes in the styrene insulation ...one hole devoids it completely of it's function... insulation is NOT as simple as you thought

      Unfortunately I had no choice as the ceiling height was restricted and didn’t want to keep smashing my head of hanging lights but we accounted for your comment and installed insulated hoods. But I do agree with your comment.
