    One of the best house tour videos I've seen in a while. Most videos are quick cuts of the area & few shots of the house. Yours concentrated on the house, which is greatly appreciated. Hopefully, you'll make many more videos & post them frequently.

    For whatever reason, I've been watching videos about luxury real estate in Spain for the past week... This one is actually very well done with some room for improvement.
    So here is some positive critisim and feedback about the entire video, I hope it helps.
    PROS
    1. Your introduction is awesome. When you describe the area, town and get into the house it gives a real feel for the location.
    2. Your style matched the aesthetic of the house, well done.
    3. You nailed a few of the key features of the house. Storage, the ocean views and balcony. Keep improving on that.
    CONS
    1. The starting shot is overexposed. You're camera person needs an ND filter for shooting whites in the sun outside.
    2. The drone footage starts off on the dark side. The next shot is a bit jerky. The hovering shot of the road has a visible exposure change during the clip, I also wish it was a panning shot.
    3. The drone shots going from lighter to darker needed a bit of work.
    4. The animations of the 4 beds, 3 baths & square meters of the home should be tracked to the house to make it cleaner. Also on the sceen longer so its easier to read. I suggest doing all measurements in metric and imperal for the unfortunates that still use the imperal system.
    5. The transitions were quick and almost "sharp" a cross disolve between a few of them would have been nice. There should be some more lead time between scenes so it doesn't feel rushed.
    6. Show each room. Have more B-roll footage. I didn't see the washer dryer room. Is it a stack? is there storage? Is there a sink? All things a homebuyer may want to know. It felt glossed over. The first bathroom was quick. As a viewer I want to have a look around and understand the size and space.
    7. From 3:18 to 3:21 I can see the shadow of the camera operator. Reshoot those scenes the best you can if you review the footage on site to hide thoes shadows. Or take different shots from another angle.
    8. Right after the outdoor shots the blinds are closing via electric motor. Thats a feature that could be discussed.
    9. Have more dialouge about each part of the house and the selling points. Also the clip cuts inside the house have visible color differences.
    10. When going into the main (aka master) bedroom you say it's your favorite. But lack to describe what you like about it beside the view. I see outlets on the wall for a potential big screen tv, that you could view from the bed. Looks like there's patio access. Some missed opportunites and selling points.
    11. The parking space was a missed opportunity. Picture the people driving their luxury, sport car/suv, motorcyles, or whatever in that space. Vehicles are seen as art for people and that parking space is very much it's own canvas. I think this is why in so many luxury real estate videos you see people with what I'm assuming are rental cars or borrowed high end vehicles pullng up to the house. It's the sense of emotion and "show".
    12. Where/what are the mechanical systems of the house? I didn't hear or see anything about them. Is there an alarm system? Motion sensing lights?
    13. In your conclusion I realized I didn't see the barbecue area, much of the pool, or the outside shower.
    14. The music ramping up and down could use a bit of work.
    15. Smaller LAV mic if possible, so it's not as obvious on your clothes. It should FEEL like a personalized tour for the viewer and less like a video.
    16. No contact info. You as a realtor, NEED that. It's probably the most important thing. I don't see it in the YT description either.
    CONCLUSION
    Haha so I hope that all helps. My comments for the TLDR crowd are:
    - The drone shots need work, colour grading and transitionary feel.
    - The over-exposed shots during the video are hard on the eyes. (And i'm watching this with my laptop dimness turned down to like 40-50%) But I get that camera equipment is expenssssive, so you have to use what you have or find work arounds. But for sure invest in ND filters.
    - The video should have been 2-3 mins longer, there was some missed opportunies when showing and describing some features of the house. (Parking space)
    - Video seemed a bit choppy and rushed. Retake shots if you feel like you didn't do it right the first time.
    - You did such an excellent job describing the town and area it was succinct! That was the strongest portion of the video between you the presenter and your videographer. If you can figure out how to do that throughout the rest of the video, you're going to do very well IMO. Perhaps a plan of how you're going to flow through the entirety of the home.
    - There is opportunity to establish a "branded" type of color grading and give it more of a luxury feel
    - Contact information. Say it 8 times. Perhaps no phone number so the online creepos don't get ideas. But an email address, landing page, website... anything.
    Finally, this house is listedf for $1.7M. Make the video feel like its a listing for a house $5M+. It seems that most "luxury" homes are focueed on a few things.
    - The architecture / design of the house
    - The materials used inside the house
    - The location of the house (you nailed that)
    - The "ritzy" features of the house (infinity pools, lighting, high ceilings)
    So yeah, well done. Lots of room for improvement and fine tuning. Looking forward to see the next video. Subbed.

    That villa is definitely NOT 400 sq meters. These agents open themselves up to law suits by buyers when they find that they have been duped.

      In spain they calculate building m2!! Included pool, terrace, carport..all what is concreted..house plus pool plus terraces! It all cost nowadays a 3500 to 5000 per m2 depend view and finishing
