Oooo this video is going to be very useful. This is one of the hardest parts about real estate investing! Finding people that do good work for a reasonable rate, and that you trust.
Biggest bomb is scheduling contractors to visit site at the same time. This is how it works in Industrial construction and the owners get the most efficient bids. One thing to add to Kasey's advice is to make sure when you do this, have a solid scope of work package defined with all of your expectations for the project especially deadlines! If you expect the contractor to fill nail holes in trim before they paint...YES put it in the bid documents. I promise you will find your contractor if you follow this method on a couple of projects! I have a lot of experience with this on both sides!

What would Kasey recommend as a solution for a contractor who bid on a job, but an “unexpected expense” came up due to a new requirement by the city, costing a significant amount more money. Do we eat the cost? Or play hard ball and insist he does, and risk having to find another contractor to finish his job? Love these Kasey videos. Please keep them coming.
So like Kasey mentioned about having all contractors attend the project at the same time but ... be well prepared with a total scope of work that you want done. And have that scope of work printed out with timelines and exact finishes that you expect, you can even detail the paint specs that you want. Print out enough bid packages for each contractor who shows up and hand it to them before the walk through. This is so effective in creating a perception of professionalism and seriousness with the contractors letting the know basically you don't $#^% around. In the bid package that you create mention what you consider whould justify a change order from your contractor for unforeseen work. I.E. wiring was expected to be updated, found to be tied into knob and tube, needs new wiring... this is a legitimate change in scope of work and you have 2 options, 1. Have a new bid for the electrical portion of the job with all contractors 2. Ask the contractor you chose to give you a firm price bid on completing the job with this extra work. Again make sure to document time and schedule.! If you have more questions I'd love to help! I could fill the entire comment space with stories haha

If it's not something that the contractor caused to happen due to poor judgment or workmanship, I don't see how you can expect them to "eat" costs that are no fault of their own? Unfortunately details are so important in these situations, can you elaborate on the situation or would you like to msg me privately? I'll do my best to help you through it! Just don't shoot the messenger if it's not the answer you are hoping for haha sometimes we just have to bite the bullet and get things done in order to get the income flowing....
The more you borrow/raise the less the cash on cash return is. Ie if you can make 200k borrowing 200k it’s a higher % return than making 200k borrowing 400k
Yeah basically fixing the front foyer will cost 50k. But the 50k does not generate any extra rent or income. So if Kasey is borrowing 50k extra to fix the foyer, the returns would "dilute" (in this case, rent is the same and the capital raised/invested has increased, thus overall cash on cash return drops)

Also, I will need income to get approved from A lenders for my own investment properties. When i build a solid trackrecord that's when I will start considering JVs. When hiring a super for your building, do you let them know youre the owner or do you say youre a property manager or just someone that reports directly under the owner or something?
Great info matt ask kasey if he can answer whats the process of finding these gems how does he know that it will bring this amount of dollars and where he gets his funding how much down he pays
Next one you should ask how does he justify how much to pay the super and how often should they work as in 5 days a week or 7 and how many hours a day they should be working and how many units do you need to even have a super
Matt McKeever next time if you can ask him if he had to redo everything he did in his whole real-estate career again how long would it take him to get where he is today , now that he is so knowledgeable

I have 40 years in the trades (6 tickets-plumbing gas fitting steam fitting electrical welding) still amazes me that investors get burned by unscrupulous contractors. I should teach a course or something, save investors from themselves.
I think he was saying painting is a relatively easy job and not as important as the other big ticket item. You don't necessarily need a professional painter, many contractors have sufficient painting experience and will charge at a lower rate than professional painters. But would like to hear others thoughts on this

So after the second price increase I was embarrassed and haven't been back. I have a 5 piece makita set and my circular saw has never been used. Too chicken shit. Just look for the house with the most beat up concrete front steps that I patch every year after winter. I have an 82 year old guy next door who's a legit paesan who comes in when I need a second set of eyes on things lol. I've had this one place for 7 years.. I swear the bathtub has only been cleaned between tenants by me.. So what the hell is the point sometimes.. they don't clean, they bring in all their pets.. A little PL Premium here and there has never hurt nobody lol.

@@mark31383 One little bit of advice... don't get trapped in researching for to long! Make a goal to invest on sound principles and set a date to do it by! I wasted 5 years of "researching" but really I was procrastinating... if I had acted sooner just based on 5 years of principal pay down my Net Worth would be double!
When hiring a super for your building, do you let them know youre the owner or do you say youre a property manager or just someone that reports directly under the owner or something?

I think he was saying painting is a relatively easy job and not as important as the other big ticket item. You don't necessarily need a professional painter, many contractors have sufficient painting experience and will charge at a lower rate than professional painters. But would like to hear others thoughts on this

@@bigpappanick1 What happened was the barber raised the price twice in 6 months. I usually go in with exact change including tip. So after the second price increase I was embarrassed and haven't been back. I have a 5 piece makita set and my circular saw has never been used. Too chicken shit. Just look for the house with the most beat up concrete front steps that I patch every year after winter. I have an 82 year old guy next door who's a legit paesan who comes in when I need a second set of eyes on things lol. I've had this one place for 7 years.. I swear the bathtub has only been cleaned between tenants by me.. So what the hell is the point sometimes.. they don't clean, they bring in all their pets.. A little PL Premium here and there has never hurt nobody lol.

No 'hoarding' here. He's buying properties just like you could, fixing them up, providing great living for a great price. This is an actual business that you can do yourself as well but it takes a lot of time and risk!
