Miami or Florida in general is an appreciation market (growing net worth). As rents increase you’ll cash flow more over time. I live in Naples and our homes have almost doubled in past 2-3 years. You can’t beat the beach 🏖 and thousands of people per day are moving to FL.

Prices nowadays are not realistic. Of course units doubled in price during/after covid for many reasons! Not at all sustainable. Won’t keep on doubling!

I lived in Miami near the beach in the past. If you buy a condo, you have to follow the association rules so If you have children get informed before you buy it. Nice video!

Great video! I had the same impression on a rental near the beach rather than a drive. However, some might pick the later just to save on an airbnb. Sit and wait is the way to go! With high interest rates and high prices it's not the best time to buy real estate. The interest rates will eventually bring down prices which will create opportunities. Patience always pay off in investments. Good luck on your search!

Lived on Miami Beach for 3 decades. With today real estate market, it is very subjective. What the video does not explain is the on going home insurance issues and problems in Florida.
If you can live without the beach, central Florida/Orlando/ or small city Ocala provides better dollar value and no hurricane evacuations.

I would prefer a unit in a apartment, coz unit makes us feel safe when we are alone, we get know each other with other people in the apartments. This is my opinion

75% occupancy is very optimistic for an condo rental that competes with hotels and Airbnb.
I live at 2501 s ocean dr.. they allow 90 day min rentals. I dare say the feel of the building v price is top notch for our immediate area. I've lived here full time 12 years and may rent my unit soon. you found our little jem neighborhood.

Florida is famous of their beach houses and lake houses as well , too many options, not just condos beachfront.
This is why prices in FL have skyrocketed. People from CA and NY buying in FL. Please stay in CA and buy property over there
HOA fees + taxes+ airbnb fee + property management fee = very hard to cashflow and there is no way you will "double your money in one year" like the agent claims

I'm not an expert, but I think you should look into buying REIT stock. If you're not going to manage the properties urself, it makes more sense.

THE only person who makes money from condos is the person or company that built the building.
Taxes are really high. 1300 usd per month for an apartment.
