First day of rehab work on our abandoned 1830s farmhouse!

    Maybe next time when the guys are mowing and cleaning up the property you could film them doing the work. My favorite part of a yard clean up, is actually watching the work being done. 😊👍🏻

      LOL. I was just talking with a friend today who said the exact same thing: People want to watch while something is changing state. I will endeavor to keep that in mind! We got some great footage of the driveway machines in action today, so expect to see that in a few weeks. :D

      Oooh, lilac bushes would form a great line of bushes, or you could weave a fence out of living bushes.

    I live below the road. I think you may regret not having a large gutter along the road to guide the water around to the edge of your property, especially since the front porch is so close to the ground. Best wishes on your project!

      We've actually had several conversations about how to manage water off that road. Neighbors tell us the house only flooded once in 2018, but with the weird weather patterns, we are enlisting our earthworks guy to figure out what will work best.

      Exactly what I was think. A ditch along the road makes sense to avoid all the runoff to go towards the house.

      @@lfuentes4098 We settled on a French drain up there for now, and it was just installed! The county also said they'd come dig a ditch as part of their maintenance, but it might take a year or two to get to it. We're going to see how this winter & spring go and then decide whether to put ourselves on the county's list. :D

    When that water washes from that road you will want a ditch.
    Carport will be good but make that further back 20 feet.
    Goats for a week with Shepard for 3 days. They are really great.. check it 0ut. Less than $ 200. NE NO HAULING OF WEEDS.

      We agree 100% about the water from the road. We were going to put in a culvert, and you'll hear that mentioned in one of this week's videos. But what we've settled on now is a French drain.
      I'm familiar with using goats (and pigs!) to clear property, but unfortunately we don't have the time this time around. Maybe in the next couple years once we figure out what to do with our forest!

      I do too. I've watched dozens of shows about rehabbing houses and building tiny houses. It's sometimes hard to realize that we're now doing what I've watched other folks do! I do wish we could do more of it ourselves, but we don't have the time to learn. And there will still be plenty to do after we move in!

    Looks like a fun but long, hard project! Once you get more of the lot cleared you may want to have someone go over it with a metal detector, and it may be fun to have a privy digger come out and scope the property to find out where the privy was. Sometimes privy digs can turn up all kinds of interesting stuff about the previous owners, along with old bottles, pottery and crocks. I'm willing to bet there are some interesting things under the front porch too.

      Really great ideas, and ones I hadn't considered. Thank you for the suggestions! The den of foxes under the front porch has thankfully moved out on their own, but I suspect you're correct about interesting things living under there. We know there was a front porch in 1945 (though I don't think it's this porch), so plenty of time for fun stuff to find a home there.

    Looks like you have squirrels in the house, and if those birds have been killed/torn apart, you might have some feral cats (?) inhabiting occasionally. I'd definitely get those windows and any other openings sealed asap! But the cleared property looks quite encouraging!

      Squirrels were our thought as well, and recently at that. We know there were rats in the downstairs at one point, but I am NOT Googling to see if rats are carnivorous. GROSS. We are replacing all the windows; they are a non-standard size (by modern standards, anyway), and so they will be replaced near the end of the project because they take so long to arrive!

      Our workers were quite gracious about being on camera! The challenge is that we work during the day while they're on site, and we're an hour away from the house, so we often arrive after all the fun things have happened. I will do what I can to capture the action shots, though!

A lot of the junk wasn't helpful to us, but the bits that are feel like real treasures. I love staring at the different layers of wallpaper and imagining who might have put them up and when.
      We haven't been brave enough to try any of the crawlspaces (though come to think of it, I'm not sure we have any besides the attic). So excited to share the adventure with you!

    Rather than purchasing a wheelbarrow, they make a dump able wagon, my son in law purchased one for me and I love it. It is so much easier to move around.

      A Vermont garden wagon two wheels big square bed and big handle to maneuver.

    Your place already looks way better than before, with the yard on the way to being a lawn. I love the mature trees - they add so much to the historic feel of the house. With any luck the critter who loves walnuts and eats them all over our house is a squirrel. I'll send you good, brave energy for the house clean up!

      I totally agree. Overgrown yards lend an air of mystery, but the air we're going for is loved, restored, and saved. I am so glad we've been able to save the big trees. There are a lot of small ones coming down - and probably more once we get into food forest planning - but the big ones just make me feel happy all over. Thank you for sending the energy; it is so kind of you!

    So exciting, isn't it? We did/are doing a similar project (not as old, 1900), but it has been so much fun. I loved discovering things left or half buried in the yard..like finding hidden treasure. Enjoy the process!

      Gosh, even 1900 is over 100 years old! And I agree - finding stuff left over in massively interesting to me. Peter isn't so keen on it; he wants to know what I'll use it for. And to me the fun is not knowing exactly - but I know it will come in handy!

      I really wish we had been able to! Unfortunately, the foundation boards were all rotten, and a big portion of the wood had termite damage. But I have lots of pics, so if we want to rebuild in future in a similar style, we can.

    Sad about the birds. I was raised in a very old house in not the best conditions and a rat killed our pet bird. I hope it’s cats and not rats.

      I'm super sad about the birds. I love seeing them out and about, and to die in a house like that just feels wrong. I believe it is rats, given that we found a dead rat body (very dead, very dry) on our May tour (did not put that in the video. Yech) and there have been no signs of cats.

    Great to see the progress please be careful around the tall grass. Always wear long pants and shower/change after. I had a terrible case of weed poisoning back in 1988 and it got misdiagnosed and by the time they actually figured out what I had I had to be put on a strong round of prednisone. Loving the progress!

      I thought that too and was really excited by the idea. Alas, it's a regular tub made of who knows what kind of materials, so it's been carted off to the dump.

    During that time period the barn would have been the main priority. Everything depended on it. Have you gone and checked plat maps? Talked to anyone from the historical society? Before you begin, I would do that. You may an historical home. They may be able to help you financially.

      We haven't yet been to the historical society. It's on the list! As far as we can tell, though, both the shed and the barn are 20th century construction, most likely in the decades after WWII.

    Use the old wheelbarrow for a planter and get yourself a Gorilla cart. They are a game changer! They have 4 heavy duty wheels and they dump great with an easy to use handle.

      Oooh, that sounds promising! I've been using a garden helper with a box on top, so the wheelbarrow feels luxurious. But a Gorilla cart sounds even better!

    Before you take the shed down take photos of the house and shed together and frame them for the house.

    You can replicate the wallpaper through Spoonflower. I’ve never done it myself and I’m sure it’s price-y, but if you really love it, that may be a good resource. Pretty sure it’s the squirrels that are carrying in the walnuts. Are you from another part of NY, or a different state?

      If we had more time to fix up the house, we would be doing more of the work ourselves. I would love that! However, given that we need to move in ASAP, live 1 hour away from the property, and work during the day, we're quite limited on how helpful we can be at this stage. Once the house is livable and we've moved in, there will be a lot more DIY!

    Find it hard to believe a bank would lend money on that house

      It's called a rehab loan, which is very similar to a construction loan except you're rehabbing an existing structure instead of building a new one. Rehab loans are pretty complicated with all the contractors, so many banks don't offer them. We're very lucky that Tioga State Bank did.

      Thank you, Karen! The dream is to never have to mow, so we're researching low-growing ground covers like clover and thyme. And until then, our neighbor who owns the restaurant has offered to introduce us to her mowing guy.
