This was the best information we have ever received I just sent this to my husband, we had such a terrible experience and ended up not producing property, and we felt like we were not informed as to the complete process, we didn’t know about these timelines, we didn’t even know we were supposed to have money in escrow. We had the money sitting in the bank and had no idea we were supposed to cut the seller a check in the very beginning, we just totally were clueless and it was a really upsetting situation for us because we lost a lot of money. This time will be better but this information is so valuable everybody should listen to this

I’ve only had conventional loans, so I had no idea the hoops you may have to jump through when selling to a buyer with an FHA loan. It was a nightmare. Never again! I plan on placing my home on the market within the next 6 to 12 months. The only way I would entertain an offer from an FHA buyer is if there are no offers from conventional borrowers.
It's more important that their agent and lender are competent. I've sold properties to buyers with conventional, cash, fha and VA buyers. Cash is the fastest, but the rest haven't really been bad and can take around the same time when the selling and buying agent know what they're doing. My first house I sold, my listing agent didn't get the preapproval and speak with the lender. Long story short they were only pre-qualified and they ended up not getting financing. Make sure you work with someone that knows what they're doing and that they have vetted the buyer.

Why would the seller be scared when it's easier? When the loan is cleared to close it's cleared to close. That statement doesn't make sense at all. Pre approvals are not approvals. I love when agents talk mortgages.
