Correction please , you said the area is 5 Acres of Layout but it is much more bigger because the roads , pavements etc., consumes more than 50% of the total L/O area, this is an estimate from the visuals you provided in this video. [1Acre = 4840 sq.yds]

Building codes and layout codes are different by state and counties and zones (Residential, commercial, etc...)
In general in suburban areas 2/3 area is for infrastructure and landscape, and 1/3 are house plots. Generally Each house plot can have max 1/3 is house and 2/3 is open area (front/ back yards and side yards).
