    NY is very difficult to do Airbnb.Many regulations. The bad thing is you don't mention even one time, to check out the city ordinances. A number if cities outlaw it altogether. For example, in LA, you are only allowed to do it in YOUR PRIMARY residence while you love there and only one space in your residence. ANd if you want to work year-round in LA you have to get a permit for over $800.00 annually and have no complaints - just an example. Basically, the RED states who don't protect renters much would be decent places to do AIRBNB.

    You would think cities would loosen regulations to increase tourism $$$ spent in their city. I'm in SD, CA and they just proposed a 1% cap of STR to take effect in 2022. The STR permits will be won by lottery which will be charged annually to have (SD always looking for a way to fleece you). I worked in a downtown hotel for several years and we would overbook/sell out rooms all the time. There is a need for STR in my city and we def use more tourism since this once bustling city is dying from Covid lockdowns/restrictions. If occupancy taxes are being paid; what is the problem? Not everyone wants to stay in a hotel.

      I'm a long time Airbnb host, I worked for the biggest short term property management company in the Caribbean, managing approximately 40 of their top properties, in charge of handling absolutely every responsibility. From home owner success manager, guest services manager, housekeeping manager, etc. all at the same time. Still, after 4 years of experience I've learned sooo much from your videos. You can't imagine how you've already changed our lives (my wife, our new born and I) in just a few weeks. POWERFUL!

    Thanks for the info! Really helpful! Many cities do have legal issues with Airbnb, for example, they only allow primary residence for Airbnb. How to handle this issue?

    Why is the Los Angeles STR income so low? AIRDNA just cam out w their “Arbitrage Opportunity report came out and found many other smaller markets getting higher rev.

    I’m in Los Angeles where it has to be your primary residence. I don’t know where to go. If I operate in another state do I need an LLC in that state? & is there disadvantages to not being physically there? I don’t even know where to go & do it. Plus isn’t qualifying hard if you’re a first timer?

      I've been a flip contractor for 30 years. I'd say you'd need to live close, unless you have unlimited emergency funds

    I’m right next to Dallas i am in garland, my neighbor has a home for sale he hasn’t sold it yet for over a month, you think I could give it a shot and furniture the home for 4-5k, that’s if I get the deal, but you think it would be oversaturated since it’s next to Dallas?       Yes always run your Airbnb business (or any real estate investment) with an LLC. Many tax benefits and personal liability protections.

    Sean is straight up lying to people to sell his "course"
    As someone whit extensive short term rentals experience in NYC, I can tell you that it is extreamly difficult to get through the laws as it is now straight up illegal to operate in the city.
    Even if you can manage to operate one, New York City largely depends on international toursim and that will not come back until at least Europe gets fully vaccinated and EU citizens are allowed to come back. Even then, rates will stay low while hundreds of city hotels compete for customers. Even then, prior to 2020, NYC it is a very seasonal industry, with around 6 months of the year with low demand (Jan-March/Jun-Aug).
    You DONT NEED A COURSE to learn how to operate an Airbnb.

      ones that are regulated heavily like LA. Currently SF is on a crime spree, bad right now. Miami is starting to get so hot (rental market) that it changes the risk/reward profile on deals.

    It would be cool to see a video on how to get started with expanding short term rentals outside of your state. I live in the Northeast and would love to do short term rentals in the south (without buying property), but I don't have the time to travel, meet up with potential landlords (to possibly have them just say no). Once you actually get a property the rest is easy because you can always have a property management company take on the rest (furnishing, cleaning etc) but just trying acquire properties in a different state is hard especially when you can't do this process over the phone. Do you have any suggestions?

    I am a notary so I help a lot of people close on their homes and just yesterday I held a closing for an investor who purchased a condo in Austin. He was told that in order for an owner to Airbnb in Austin that the property would need to be their homestead, or their main place of residence. Was he misinformed?

    Kayaks are bliss, send it baby! I list in a tourist destination area, the hotel/motel industry is obliterated, even the casinos on Mohawk land are sucking air. Their prices and good will have tanked. Look for areas near casinos too. Another of my gigs is regulatory municipal solid waste audits- I get insider info over a vast area. I like your business model evolution, "if you want to live like the fox on the hill"

    Great video but I think you missed one thing big time. You put NYC as a top place for air Bnb. But you gotta realize that NYC essentially banned Air BnB. Anyone that lives in NYC (like myself) will attest to the fact that anyone running air bnb in this city is essentially illegal. So it’s really not as simple as you put it.

    Great video!! We live in St Augustine, Florida where the Airbnb market is good, but right now the market to buy an investment property is pretty high. We got a heloc to use as a down payment when a good deal or the right time comes.

    I own 30 acres on a lake untouched off grid in the woods of Maine next to the biggest famous Mt katadin it’s a hot water lake next to Canada I want to Airbnb tents then get I have some cool houses/cabins done.       Usually the margins are better on Houses. But at scale I prefer to have 100 apartments as opposed to 25 houses

    I am looking to get into this business and live in NY but have learned there are slot of restrictions for air Bnb in NY saying you must live in the property in order to air Bnb😩 any suggestions on how to go around this?

      Airbnb and NYC are a bad investment right now UNLESS you have a class b building. Check the laws because the fines are big.

    Hey Sean! Thoughts on Nashville? I've been researching the area and demand/profit potential is high with a decline in listings due to COVID, but the red tape is pretty dicey. Anything that is zoned residential is barred from getting new STR permits.

      I live in Nashville and unless you are grandfathered in from a few years ago it is pretty much a no go with the permits and rules. It is a tough market to enter now.

      I would find a large space to compete if the market looks good for larger spaces but then I would still negotiate the concession. You can have both.
      If you go with small spaces get many of them and try to create a lean operation to compete on price
