You are protesting the wrong issue! Don’t protest the amount…protest where the authority comes from. In a brief, taxation of your non commercial property is being misapplied by your county under the color of law. Protesting the amount of the tax in essence is saying you think the tax is ok, just not the amount. Please request a copy of this email I sent him. Taxes are handled locally, not by the state. Constitutionally speaking, the state has no inherent power to impose taxation on your non commercial property used as shelter. If the state has no power, there is no power that can be passed to your county. This is an extensive research of Federal and State Constitutions, State Statutes, State Administrative Codes, Blacks Law, American Jurisprudence, and case law already decided by competent courts. The research is based on Florida law and your state too will have similar laws being that all states must be in compliance with the law of the land…the united States Constitution.
How do i turn in a protest in person? Does it have to be in a letter envelope? Or who do i give it to? The the tax appraisal office is very close to me! I do not want to be embarrassed not knowing what to do!

At this time, property owners will have an opportunity to discuss questions concerning the revaluation process, assessed values, or their property data with MRI personnel. After the informal hearings, adjustments to values will be made, if needed, and assessments will be finalized and accepted by the Town.

Any tips on comps for 2021? This year market availability is not meeting demand for existing homes and I'm already having a tough time with my cursary search (Zillow) for comps for townhomes. Most are smaller, larger and/or completely renovated. Not finding anything I consider similar. What are my options for townhomes? Thanks.
Hi Dan, thanks for these great tips! About three years ago I went to my cities appraisal district to protest. Luckily, I was able to lower the amount they initially introduced. This year they are increasing my property value $20,000! I was worried to go and protest it this time around, as I had forgotten what exactly I did last time, but now I feel confident after watching your video! When finding comps, you mentioned going to a realtor. Do I pay a realtor to provide me with comps? Unfortunately, this past winter brought a lot of damage to my roof and ceiling. I’ve been stressing out about fixing it, but now I’m hoping this damage can help me in my protest. Do you think this would help my case or not really? Thanks Dan!
Hello Bree, I am not sure where you live but in our area you can get three bids for the damage along with pictures and that may help you get some relief depending on how expensive the damage was and when it happened. And if you have a Realtor friend, you should be able to get help without paying for it. There are professional services that will do the protest for you that will take a portion of any savings they achieve during the protest, as payment for their services. Wishing you the best.
Hello, if you are in Texas then Zillow will not help you. The prices on Zillow are not accurate in Texas. You will need to get actual sales data from a Realtor.

I, unfortunately, found the formal appeal process very disappointing, time constrained, and highly subjective. The judges have a working relationship with the plaintiff (district), so the whole process feels like a cyclical rehearsal. The district may use appropriate comparables, but will use an erroneous "time sales adjustment" to inflate the actual sales price. The district will argue that values are a linear appreciating market month over month. They simply fail to consider the that the market heats up and softens throughout the year. Therefore, no matter what comparable you present - the district will implement a time sales adjustment to inflate it to an unreasonable level. The truth is that you are powerless, and if being "kind" trumps over "factual data" and "common sense comparables" - then we truly have evolved into a socialist society.
We have seen that as well...some appraisers use a linear factor for time sales adjustment, which isn't practical. But, its subjective to the CAD and/or the appraiser. We have also seen CADs accept sale price as is!

Unfortunately Zillow, Redfin et.al. are not good places to look for sales comps. Texas being a non-disclosure state, sale prices are not published.
