    Good content and decently explained . This may not answer most of the questions for new home buyer(in-experienced), but definitely helps get started.

    Being a localite, few corrections. Whitefield is part of east Bengaluru. South Bengaluru is something like Jayanagar, Banashankari, JP nagar, Basavanagudi etc

    Rental yield of 6.67% is nonsense.. It's assumed a person has 45 lakhs and is not taking a loan to buy a 1 BHK House !! Also, i don't see 1BHK options near to ORR for 45 lakhs.. Video is misleading !!

      9000/sq ft is average price for lot of projects in ORR areas. and with build up area of 500 it would be 45 lakhs. Generally SBA is on higher side, that's why you won't see 1 bhk in 45 lakhs but there is no flaw with his math. and yes currently rents are very high in bangalore due to extremely poor connectivity and because of that yield of 6.67% is easily achievable. Also note when this video was recorded, prices would have increased by now

    Yield didn't cover other maintenance expenditure, no rent months. Being bangalorean I see very hard to sell more than 5 years apartments. On a fair side, please include ROI on loan (8-9%), If I invest it in FD+MF+longer commitment. Please include slides and fair comparison rather than align one side and sell the property.

    The good part is - scouting a property is very very important. However, this is typical problem with hosts earning in crores. He said, per square feet rate in Bengaluru is 10,000 sqft further he mentioned that properties are sold at launch. However, don't know how my poor IT fellow get good property with all amenities near 5K sqft. Not one, but many that in Bellandur, Marathalli.But they spent 3-4 years in it. Right timing is very important. We are in tech recession with lakhs of layoff happening every year. 10 years back - I have been told that rent will cross 1 Lakh for 2BHK. It never happened. Remote jobs are big game changer, all talent will get remote jobs in 4-5 years. You can see actual transaction registry prices in 99acres.

    You can haggle the prices if you have good connections with the builder.
    Like I got close to 17% discount on a range of plots (in Sarjapur) I purchased over a year back from one of the top builders in Bangalore! 🤷🏻‍♂️
