Its fair to say that Gwadar investment has never been as pragmatic as it is now. This argument is supported by the facts such as
1) Actual on ground development of various CPEC projects.
2) Declaration of Gwadar as a Free Zone encouraging industries from all over Pakistan.
3) Completion of New Gwadar International Airport in mere three years time; inauguration is imminent.
4) Provision of utilities such as power and water supply through 1.2 MGD water plant at Gwadar Port.
5) Gwadar port is ready for CPEC operation, Afghan cargo transit is already in progress.
6) Gwadar real estate and overall development is regulated unlike many cities in Pakistan.
7) Compared to many other real estate markets in Pakistan, property prices in Gwadar are considerably affordable. This provides investors with opportunities to enjoy significant appreciation in short term.

It's totally unimportant how nice or smart everything looks. What IS important is how much genuine business is going on at and around Gwadar! That is the tonnage of freight that has passed through the port in each direction?? What are/were the profit margins for handling that tonnage?? Was percentage of total capacity do those volumes represent? These are the important questions that business men and women want answers to. If the volumes are low, then where is the profit going to come from to pay the interest on the HUGE loans that were taken out to build all this infrastructure.
If regular repayment is not possible due to low volumes and profits, Pakistan will be once again saddled with intolerable debt burdens for decades (or perhaps centuries) to come!

In India and elsewhere people welcome construction of ports and industries in their region as these create avenues of development and employment. But in Pakistan Baluch people are opposed to construction of a port and industries in their religion. They want retention of centuries of Sardari system . This is the height of ignorance and illiteracy.
Its the greedy sardars they are angry they are not getting a cut out of it. They don't even let anyone build a school so Baluch people stay poor and illiterate. Feudal/Saradar system is evil and unislamic.
Gwadar needs more trees.
