    My favorite part about new construction is that we don't need to deal with pesky trees. New construction guarantees a skinny sapling in your front yard, so lovely!

    Dude all the new home look all alike I'd never think about joining that group. Show me developments with some architectural diversity that's affordable.

    New is better unless you have deep, deep pockets to remodel/update an existing home.

      You could be right, but we are still seeing some fairly new homes being resold - people relocate for jobs, etc.

    Most of the new constructions come with HOA - thats a big negative

      Depends, but we do still have a lot of new construction options outside of HOA's

    Lol. I honestly only see new construction for sale these days ( in Fayetteville anyways)

      We have sold about 60% new construction and 40% resell homes this year. There is such a low inventory of resell homes- people aren't moving because they are likely in a 3% interest rate home and don't NEED to move (and get into a 7% interest rate home) PLUS if they are moving locally, they likely can't find anything to buy. It's been a problem for 3 years now in the Triangle market.

    How far in advance should one begin the process of loan approval, house hunting etc. when exclusively looking to buy new construction? Not sure how to time it in light of having a rental lease where 60 day notice is always required.

      If doing a full custom build, about 12-18 months out. If doing a semi-custom build or buying a new home where you get to choose the finishes, you want to start looking 9-12 months out. That doesn’t necessarily mean you’ll go under contract or pull your credit that far out, but we will at least hone in on what you’re looking for. We have plenty of clients that wait until a few months prior to get started which is totally fine if you aren’t choosing finishes. Give us a call or text and we would love to help! 919-964-0474
