Von Thunen' Theory (1826)
The Isolated State
Based on practical experience ( he was manager in a farm in Maclenburg)
Emperical method is used.
Theory is based on -
Concept of rent ( Rent decreases with the increase in distance from the city. Profit is more near the city and vice versa)
1.Crop intensity per hectare decreases with the increasing distance from the city due to higher transportation cost and vice versa ( Higher crop intensity is found near the city as the transport cost is lesser)
2. Land use pattern is different near the market and changes with the increasing distance from the city ( perishable products are nearer to the market such as vegetables, fruits and dairy production)
Assumptions of the theory
1. Isolated State ( city/market has no connection with other areas)
2. Own production and own consumption by the farmers in the particular city.
3. Same price for same crops by all the farmers.
4. Economic man who desires maximum profit.
5. Isotropic surface... homogeneous surface with even atmospheric conditions.
6. Same transport means - horse cart .
River flows through the city ( lesser use of water transport)
7. Transportation cost increases with increasing distance and weight and vice versa.
6 Concentric Rings from the city center
1. Market gardening and milk production.
2. Firewood and lumber production.
3. Crop farming without fallow land ( intensive farming)
4.Crop farming with fallow land and pastures.
5. Three field system.
6. Livestock farming.
