The thing I LOVE about the Philippines is the simple and practical living. Nothing is opulent and unnecessary. I loved this tour and Baby Mae is such an amazing tour guide. I love her patience, kindness, expert knowledge and ability to showcase the property and buildings in such a way that it just grabs you and touches your Soul. The entire property is truly a gift and a treasure of love. The owner is to be commended for creating something very special! The owner has created a hidden oasis for the Soul to live, breath and rejuvenate the mind and spirit. Everything is practical and every space has a specific use that captivates you in its own special way. I love that the property and its improvements flow in such a way that it communes with nature and that each space allows for doing most things outside. I dont feel trapped inside like I do in most modern American homes. With this property I am forced to actually LIVE and BREATHE as I move from space to space. I appreciate the time you BOTH took to collaborate on this project. You both are such a great team and are the ONLY ones I would TRUST to do something like this and in whom I would come to for advice. Bqaby Mae is creating a wonderful channel and I know she will be a very successful real estate tycoon in the region, that many people from all over the world will come to for advice and for looking to find their dream home and prperty. I anticipate to start collecting my social security early next year and then making planes to come to the Philippines in the next 2-3 years the Lord willing, or even sooner if investments pan out better than I anticipate. Location is important so how far from nearest shopping & entertainment. What is the neighborhood. For money asked most Americans want a nice kitchen stone countertops beautiful cabinetry, nice ceilings as common in Philippines. Closets, nice floors. The house should look like something out of a movie or in Architectural Digest. Good sinks and faucet fixtures. Really should have a swimming pool also. Master shower should be like what is in a fine hotel. I suppose it is like an industrial property. But thanks for sharing.

My primary reason for moving to PH is to do the same...live in the mountains and build my home. I love gardening and working with wood. Looking forward to working with all the different species available there. Was chatting with someone in Baguio and so weird that they have some pine and it's considered high end, expensive. Of course here in the US pine is common and the cheapest wood. She talked about teak and mahogany like it was trash wood. Plus there are species I'm not sure even Filipinos give a name. Currently getting my US house ready to sell.
If you’re watching all dogs channel then you probably already know about not owning land. Your best bet is to get a super long lease and build on that. Or have the property put in your Filipina‘s name but have them lease you the rights to the property for say 50 years. That way she’s taken care of financially and you won’t get screwed out of your house with the security of a legal binding lease agreement.

Good video...Its a nice property with great views.The property would be cheap because it doesn't perk. It probably doesn't have a water well The property may be too high above the water table. A deep well can go dry during the dry season. The water probably has to be trucked in from a outside source big money.The house was built on the cheap for sure and the property was poorly planned no shower in the rental unit..The other out buildings are kind of like eye sores built by my hillbilly uncle Marvin.I think I would pass...Great video Mae I like that hat...
Your paying for the views and location ,Valencia has much higher prices ,although for were this property and land is I believe the price is about right as long as water ,electrics drainage and WiFi is good and of course access to and from the property is good I say it's worth it you can always knock down and build your own style house . thank you old dog & Mae great tour

And, not to mention this is an old house, for that price you can buy a nice piece of land by the beach and build you a mansion for less that. Besides, who wants to invest that kind of money in a property that you really can't own.
Love the kitchen. Functional for preparing meals, like a shop. I never cared for the cabinets used in the US. Open shelves are better for people who use a kitchen. Cabinet doors are for people who rarely use a kitchen for cooking.

must say after seeing the grounds, I was REALLY expecting the main house to be bigger & more fancy. I love the grounds but I don't see that place being worth 22million Pesos even if all the tools, trucks & furnishings were included.

In England up until fairly recently Windows were sometimes called "lights". In my life time the small flap openening type Windows above a larger window were called "lights". Old leaded windows were referred to as "leaded lights" I've not heard these terms used now for a few years. So I often " opened the lights"

Maybe a silly question, but why don't people have screens on their doors in the PI? Screens on windows and doors is common in Thailand, where I have my life experience. The Thais don't like mosquitos, snakes, and other critters that can easily enter a home with a wide open door.
@@ziggarillo That's a smart move. I've seen quite a few houses on this channel and others and I can't find any houses with a screen door or screens on the windows. Maybe it's a personal preference. Seems like screens would be a necessity.

I have screens on my patio doors but we seldom use them as at the time of day we open the patio doors there are no bugs around. We Don't have an issue with mosquitos in our area either. During the night we use the screens on the windows and balcony doors just in case but on the rare occasion that a screen has been left open overnight it hasn't caused a problem. Hi you two, honestly I don’t think this will sell at the price, for a person who loves engineering or business it’s acceptable, but for the retirees it’s too busy. I admire your presentation and it might get a buyer, however, I think it’s value is nearer 150,000 to 200,000 at best
There's a disconnect, the property asking price is $400K USD, but the guest apartment rents for $200/month??? Also, the USD is rising every day versus Philippine pesos. Looks like most of the materials were used parts, not totally new construction/materials, like a patchwork quilt as you go. If you really evaluate the interiors, it isn't that much square footage. There are only 2 bedrooms in the main house. Didn't even have raised beds to grow vegetables at home. Sorry every building looks like a garage or workshop, not typical family residence. Even in the main house, owner kept tools/hardware in the "walk-in closet". I would have to price this property at $120K USD tops because you will have a hard time re-selling it, especially to an ex-pat. Probably have to have the purchase price in cash because I doubt if you can get mortgage financing in Philippines, especially if you are retired ex-pat (senior citizen). Ask yourself, would a Philippina be willing to pay the equivalent $400K USD in Philippine pesos? of course not.

Hi Mae. One thing I have noticed about you is that you do not walk like a duck. Your feet are pointed straight in front of you. So many people walk with their feet pointed outward. The main house is small and old with no amenities. People are not interested in a home like this unless there into workshops. The owner has to much sentimental value in this home influencing the price. What people would want on this compound is a modern 4/3 with the guest house and none of the workshops or vehicle maintenance area as it denigrates the beauty of the compound. There is no living area on this property to speak of and it is probably only worth half to a buyer who most likely would tear down the working areas. This is what in real estate is a negative attribute because the owner liked it for himself. I see this house on the market for a very long time except if the value of the land is high and a new owner wants to build a new home tearing down the old and keeping the hand crafted wood items. Sorry Mae but for the Value on Mars scale it is and 8 or 9.
House looks like it was built in the 60s by someone that was born in the 30s and it’s all over the place with design. For 400k in the Philippines you better give me something special, random sheds and a hot tub with a sheet as a cover won’t do it, sorry! This is worth 100k tips!

I don’t see much special about the view, I mean it isn’t a bad view, but it’s not spectacular either. You are looking at a bunch of tree tops….which isn’t bad, but it’s the Philippines, this is a very common view once you are outside of the city
Not a real estate expert here, but I dont see $400K. Property on a slope which is prolly good for drainage, but the house itself was not impressive. Color scheme was not attractive.

All of Philippines is lush, so why pay so much for the view from this particular property??? Owner still pays out of pocket for maintenance and groundskeeping.

In England up until fairly recently Windows were sometimes called "lights". In my life time the small flap openening type Windows above a larger window were called "lights". Old leaded windows were referred to as "leaded lights" I've not heard these terms used now for a few years. So I often " opened the lights"

Maybe a silly question, but why don't people have screens on their doors in the PI? Screens on windows and doors is common in Thailand, where I have my life experience. The Thais don't like mosquitos, snakes, and other critters that can easily enter a home with a wide open door.

@@ziggarillo That's a smart move. I've seen quite a few houses on this channel and others and I can't find any houses with a screen door or screens on the windows. Maybe it's a personal preference. Seems like screens would be a necessity.
@@themacker894 It depends where you are and what the local fauna are like. I have screens on my patio doors but we seldom use them as at the time of day we open the patio doors there are no bugs around. We Don't have an issue with mosquitos in our area either. During the night we use the screens on the windows and balcony doors just in case but on the rare occasion that a screen has been left open overnight it hasn't caused a problem.
Obviously some parts of the Philippines have more problem with bugs than others

If this was 25 years ago this would be a very nice place to own. But at my age right now and activity level, which is still progressive and active but now I want a quieter pace and smaller, less to do, and more entertainment and BBQ's and a few drinks and come and go when I want and please. cheers

There's a disconnect, the property asking price is $400K USD, but the guest apartment rents for $200/month??? Also, the USD is rising every day versus Philippine pesos. Looks like most of the materials were used parts, not totally new construction/materials, like a patchwork quilt as you go. If you really evaluate the interiors, it isn't that much square footage. There are only 2 bedrooms in the main house. Didn't even have raised beds to grow vegetables at home. Sorry every building looks like a garage or workshop, not typical family residence. Even in the main house, owner kept tools/hardware in the "walk-in closet". I would have to price this property at $120K USD tops because you will have a hard time re-selling it, especially to an ex-pat. Probably have to have the purchase price in cash because I doubt if you can get mortgage financing in Philippines, especially if you are retired ex-pat (senior citizen). Ask yourself, would a Philippina be willing to pay the equivalent $400K USD in Philippine pesos? of course not.

Hi Mae. One thing I have noticed about you is that you do not walk like a duck. Your feet are pointed straight in front of you. So many people walk with their feet pointed outward. The main house is small and old with no amenities. People are not interested in a home like this unless there into workshops. The owner has to much sentimental value in this home influencing the price. What people would want on this compound is a modern 4/3 with the guest house and none of the workshops or vehicle maintenance area as it denigrates the beauty of the compound. There is no living area on this property to speak of and it is probably only worth half to a buyer who most likely would tear down the working areas. This is what in real estate is a negative attribute because the owner liked it for himself. I see this house on the market for a very long time except if the value of the land is high and a new owner wants to build a new home tearing down the old and keeping the hand crafted wood items. Sorry Mae but for the Value on Mars scale it is and 8 or 9.

I don’t see much special about the view, I mean it isn’t a bad view, but it’s not spectacular either. You are looking at a bunch of tree tops….which isn’t bad, but it’s the Philippines, this is a very common view once you are outside of the city
Not a real estate expert here, but I dont see $400K. Property on a slope which is prolly good for drainage, but the house itself was not impressive. Color scheme was not attractive.
