I own land in Texas and sit on the POA board. We charge every landowner $250/year for upkeep of the roads (easement) and weed maintenance and upkeep of the private gate at the front of the development. We have no plans to raise the dues, as this is privately owned land, however being a member on the board has given me a perspective on these boards and how they work. I would absolutely never buy a condo with a COA or buy a house in a HOA.

The issue is they do not build starter homes anymore. In the 70s, 50% of the houses built were under 1400 sqft. Now, that's down to 5%. Stop building big, unaffordable homes for the majority of people. Not everyone needs 3k sqft and 4 or 5 bedrooms
Yes, property taxes are literally an association fee. But then they’ll be another association fee on top of that. Originally it wasn’t so bad, I used to pay $30 a month in an association fee, they would cut the grass, shovel in the winter. That’s about it. that was 10 years ago, now it’s $300 a month! I don’t live there anymore but talk about theft. in total they collect $32,000 a month from all residents. The grass that gets cut for each townhome probably takes five minutes, the sidewalks are about 10 feet long from the driveway. sorry, that doesn’t cost $32,000 a month!
Home flippers in my area pay the worst wages to construction workers and tradesmen, generally do terrible sub standard superficial repairs, and jack up (not down) home prices. They are also terrible landlords.

We don't have a housing shortage. We have a ridiculous price problem. I see it all over the place. I've been watching the market for the last 4 years and home prices have gone up ridiculously, especially in depressed areas. All you have to do is go to google maps, look at what surrounds the home. I also look up the demographics to see age and income for an area. When you have a place with a median income for like $34k but the homes are all $600k or more, you've got a serious pricing problem. I have friends who make 1 to 3 million a year. How else can they invest their money? Real estate has always been a great way to park money long term. Those friends live off only 30% to 50% of their total take home.... they sweep the rest into an account to invest. All high earners do this. Surgeons, attorney's, accountants... ect.

On remodeling old home: we're about $120K in on a rehab and it's probably another $100K to go. The reason a lot of homes are empty is because rehabbing is really expensive and you need a ton of cash to do it and have enough to deal with surprises.

I agree on the house flipping they're really needs to be some massive oversight in order for that to be instituted. And honestly I feel like every time the government gets involved in subsidization there is always room for favors and money laundering. Money that would be granted to certain groups or people handling the house flipping will they use cheap materials or minimal amounts just to pass whatever inspection that they would need while pocketing the rest. My county, is raising "Property Taxes" 21%, in 2025, a Past County Commissioner, bought a "Million Dollar" house in cash, FBI, DOJ is investigating.
Our former small town mayor was indicted for stealing 1.5 million last year. Just great huh.

I suspect some of these homes can’t simply be sold or rented for fair market because the owners are upside down or have mortgages that exceed market rent.

I agree on the house flipping they're really needs to be some massive oversight in order for that to be instituted. And honestly I feel like every time the government gets involved in subsidization there is always room for favors and money laundering. Money that would be granted to certain groups or people handling the house flipping will they use cheap materials or minimal amounts just to pass whatever inspection that they would need while pocketing the rest. In my opinion that's exactly what's going to happen.

The counties should be forced to buy the homes at the prices they appraise them at if the owner can prove their house is appraised at a lesser price and the county doesn’t agree.
I'm shocked that people don't look at the previous prices that were listed before they purchase. People should do more research before they purchase.
