Why did you remove panel from capacitor, but left covers on condenser part. Don't get liquids on caps!. 😂

Wow, thank you. I have had "techs" out a few times to look over my system and it's always been the same thing. A couple visual checks, a warning that the system will eventually need to be replaced (duh) and off they go. Thus, I have started doing it myself. This gives me an even better idea of what I should be looking for.

I've gotten that "It needs to be replaced.", or "It can't be repaired." lines of manure a lot from HVAC companies. It seems to be especially prevalent if you have a unit made by a different MFG than the brand name on their van, a lot of them act like they don't know how to, or don't want to work a different brand.
A real maintenance and evaporator/condenser coil cleaning will cost around $700.

Totally agree with the refrigerant pressure and temp checks. Keeping a sealed system sealed is best in cases where no leaks are suspected Happy Memorial Day
Only caveat to that (for me personally) is I like to really thoroughly check those types of things on my first visit so I have baseline figures. Seen plenty of situations down here in south Florida where customer has 20 plus degrees of subcooling and a flooded compressor from being overcharged. So it’s my policy to get baseline info like that on my first visit
Yeah I use smart probes and a core depressor. I like to dial in the subcooling. I just like to give the customer the optimal running conditions.

Great job! I had my service guy to stop by again after I felt he was in and out of my house. I hope ST PETE A/C gives a heads up next time they do a “MAINTENANCE” service on my unit. I liked the video when you talked about gauges, I totally agree. The way you talk to your customers is great. I noticed you didn't check or clean the evaps. I also noticed the drain line in the attic wasn't vented properly after the P-trap. It doesn't mean much in low humidity areas but high humidity a proper drain vent will help prevent overflow and help with cooling. After the p-trap not before

It’s interesting to see the different ways people do tune ups. My company teaches to wash the outside unit first, then check the inside unit while the outside dries, and then check the outside. I guess the thought is that dirty/wet coils restricts airflow and changes the readings.
Hello, I did not see that you clean the indoor unit with water and chemicals, do they only use those tablets? How much do they charge for that?

Looks good, we take the covers off around the unit, you would be surprise how much is being trapped between the coil and cover if not removed. We also check static pressure on blower and capacitor on indoor unit. The tablets should have been placed in the drain pan, they do very little against the coil.
Agreed, I remove the top cover (fan still attached) to access the entire coil assembly. I tried once with just removing the fan assembly but couldn't really clean the top of the coils. Obviously, take caution when reinserting the top cover as the fins are vulnerable.
Good video, certainly a better maintenance than most techs. My recommendation with rheem systems is that you can remove the center screw outside of the condenser, pull the coil covers up and out and the coil can be exposed once ready to rinse.
You read my mind with this video. Just turned on the Central AC for the first time this season to see if it's ready for some upcoming 90+ degree days. I haven't had it looked at by a pro for about 4 years. Might be time. Thanks for the info.
Clean your coils/fins yearly and change your furnace filter, that will prolong the life of the unit. No need to pay for half azzed work.
If its four years since its last service, make sure to change outdoor dual capacitor, its due to fail.

As a retired maintenance supervisor in a hospital, routine preventative maintenance is crucial for equipment reliability and operation.

Leaving that dryer filter out there in the open is asking for a premature failure. As you say install that out of the elements. I'll be sure to keep that in mind on my new install.

First thing, Great Job! Last year my wife used a cheap advertised service and we got hosed. The Tech came, ask her where the hose bib was, hooked up his hose and sprayed from the outside in. Within a week our AC was reduced. I called another service who said the fins were damaged and we would need a new condenser to correct the problem. I went to a HVAC unit seller who sold me a fin straightener tool and gave me instructions on how to use it. This worked, now I call them to get recommendations on service techs.
My question is, “you sprayed the water at full pressure, why did it not bend or damage the condenser fins?” I now do the basic maintenance and if the system is struggling call a qualified, recommended service tech to check the contractors, capacitors and other components.

Love you caught yourself two seconds after by eyes and brain processed the gold chain you are wearing. Yes, doing electrical work I bagged any rings or wrist jewelry long ago, not worth the risk or loss taking it off when working in obvious risk situations.
Good video. I like the attention to detail. Have you considered taking static pressure readings as well? Around here (Texas) there's a boatload of crap ductwork. Only suggestion is drop the jewelry- it's a great way to discover Arc welding! Stay safe and work proud!

pretty cool. just a tip though, go down to the hardware store and get one of those 3-4ft hose wands then unthread the end off and put the quick connect adapter from your coil gun on that bad boy, no more bending over like a hunch back to wash out a coil. not a big deal if you only do a couple a day but if you ever do commercial buildings with over a dozen systems on the roof it'll change ur life, also helps you keep ur boots dry.
What is the average lifespan of a home A/C unit? What is the average cost of an annual service inspection and tune-up? We've just had our first hot spell of the year, so I took the cover off the outside unit and turned it on to chill the house. The 24 year old Lennox fired up and did the job that it has always done. The unit has never been serviced since the day it was installed.
Average life of a residential unit is 15-20 years, so you're doing great if you're over 20 years old, and still good.
And no.service at all for 25 years.

Mikey it's not a true inrush measurement feature but the Min/Max feature is invaluable for troubleshooting (and capturing max current in this case).

I've got a place in Houston my mother lives in. Worst place I've seen to get work done. Not 1 in 20 guys knows AND cares what he's doing. A job well done around here is one where the check cashed. The service culture of this town is ugly. I guess it reflects the overall. Watch out for the condensate drain plumbing. There is a local belief that traps are unnecessary. Service guys cut them out if there is one, leave the vent and you have the whole system sucking hot dirty attic air plus the condensate issues it causes as well. Works fine! More service calls, more money.

Mike as you know I have a house in Florida. They do everything you do on the tune up. And charge $49.95.cost of living is different there. Plus the do most of the houses in our community. They are great company.

That return has restriction keep that Aprilaire for intake grill (which technically isn’t right for 1 and not through out house) but yah keep and maybe or nothing for intake if so fiberglass low merv. If that’s 14” flex max cfm is 1000 for 400 cfm per ton, needing 1200 cfm on a 3 ton. The return is short causing freeze. System Balance is Hard and I had to take multiple classes to somewhat know then calculate. Best rule of thumb is pulling blower door off. If it’s hard it’s restricted, and always make sure all supply’s are open.
No Prob technically 16” is 1000cfm 14”is 700cfm
On Job Like that I just cut in a return grill near furnace for easy fix

I agree with the low out door abeint temperature not being proper for cooling maintenance, but it is what it is. to many to get done during the season I do my best to be certain system will perform well.
When we moved into our house, we had our system checked. The tech said it was about 20-25 years old and although it was working fine it was nearing the end of its lifespan. With that in mind, I decided it didn't make sense to perform any kind of annual maintenance. That was 14 years ago. It's still running fine. There's no label on the unit, but I think it's a Carrier.
@@PipeDoctor I have solar panels, so I don't care about the energy expense (my electric bill is $0). I'll replace it with a heat pump when it finally dies.

The coil gun has a setting A-B-C-D to set the coil cleaner ratio I believe C is 5 to 1. So no need to premix

when you clean your tool (chemical mixer) you could point that stream of water on coils you clean to put use to that water you otherwise waste

Mikey, I do all the same- with new customers I look for test holes in the duct work to see if static pressure was checked- if not I will check which help with other problems- I do the same with boilers here in Maryland you would be surprised how many boilers were installed and combustion never set!

I have never known Rheem to use those pointed blades. It’s very interesting that one of the units uses a two prop set up and the other one uses a 3 prop with the angled scythe blades. I know the higher end ones may use a different blade set up but these look relatively the same in terms of efficiency. Just found that interesting. Good job getting those units sparkling Mikey
The Rheem 3 ton uses the 3 point swept blades, the 2 ton only uses the 2 prop blade. I guess the 2 ton doesn't need as much need as much air across the condensing coil.
@@andrewludwig9251 so weird cause I install a bunch of Rheem equipment (a lot of 3-4-5 ton 14/16 SEER) and have never noticed. I love the look of the scythe blades

that extra small filter inside the intake was very likely the the first floor freeze-up issue from low airflow. I'm sure that was meant to be there temporarily and removed after construction was done.
just eliminate that filter fully, double filtering is never a good thing for airflow, unless everything in the return path is oversized by 2.5X
I always tell my customers the most important thing is keeping the condenser clean and change filters

Nice video thank you. I had my gas/AC company come fix my AC, there was a leak on the coil in my furnace but took them 3 days to find it and $2000 later. They didn’t bother to clean my filthy outdoor unit so I will try spraying it out myself. They were trying to convince me to upgrade to a whole new eco friendly system for $8000 hahaha. 🤡

You can get those same nozzle kits at Walmart for under 5$ end of season on clearance. Might be a diff nozzle but you can adapt ones you have. Theres gotta be an alternative to that chemical. A copy, all that company is doing is rebranding someone else's work unless they have custom makers which might be the case. Something tells me thats dollar store awesome degreaser. IDK i might be wrong. Maybe purple power? Castrol super clean? does it make you choke if you fan it to your nose (like most degreaser and 409 like cleaners do)?

If you'll get the viper coil gun, you'll save lots of cleaner and money. The Venom Packs are designed for their guns, because the ratios of cleaner to water are designed for their cleaner. I have a Calgon gun, and it uses way more cleaner than the Viper Coil Gun. Just a thought. As far as the filters, I'm not a fan of the double filtering, especially with the merv 13 accordion filter at the unit. I usually advise customers to use a merv 8 or merv 10 pleated filter in the return grilles, or at the unit, with very cheap poly filters in the return grilles if they are concerned about dust in the ductwork. Love the videos, and all the knowledge. Keep up the good work.

Love what you do, I’m the same way. I too have a FLIR one in my bag as well as a real one for my blower door energy assessments. Only thing I would have done was take static or use my trueflow to check airflow to make sure the second filter wasn’t an issue. I was yelling at the screen when you didn’t sell him float switches!!! @@frankgall6 I'm an electrician for a locality and we had a call for the water heater at the firehouse that was blowing fuses. After several visits with normal amp reading, I got the TIC off the engine and found a bad connection on the disconnect that was heating up under load. I want to add one to my truck.
Yea the FLIR one pro I think it’s called. The one that works w the phone should be plenty good for that. They are surprisingly good

You did a great job with the condensers.
Why didn't you clear the drain lines? You also never looked at the evaporator coils from the side where it will actually get dirty. You checked the capacitors outside but not inside and you did not take an amp draw on the blower but did on the condensers.
This is a good video for a homeowner however, does not represent what most people do on a maintenance

I have a yearly service contract that comes with a yearly check-up. They turn the a/c on if there is air blowing from all the registers I'm good till next year. I pay for this service because if you call an HVAC company when the temperature is over 70 degrees they are too busy to come. With this service contract, they will come 24 hours aday.
makes you wonder how big that house is that it has 2 condensers. down here in south Florida I've only ever seen one at houses.
