    The most dangerous time for a landlord is when they try to sell a property with a tenant in it.

    What are tenants usually getting for a "cash for keys" amount?

      It really depends. How long have they been living in the property for? What is their current rent? Are they well under market value or at market value? Also what is the reason for the cash for keys?
      I am seeing a lot of tenants receive around 10K now days.

    What if you give the notice to tenant to Vacate while looking for buyers. Like you give the 60 days notice for tenant to vacate. Do i still have to let the tenant know im selling? Or can the tenant still has the right to fight the lease?

      So in order to give the notice to the tenant you must have a firm agreement of purchase and sale. If you give the tenant a notice without a firm agreement of purchase and sale it is considered unlawful and can get thrown out.

      @danielhaletv well cant i give the 60 day notice to vacate and say im moving back in? Im more referring to around when the lease is almost up. I lived in ontario as well and the way most leases worked was lease becomes month to month after 1 year. So maybe at the end of the lease or after the 1 year i should be able to vacate them with proper 60 day notice under the simple premise that im moving back into my house.

      @@asadb1990 Yes you can give them the N12 notice 60 days before their lease is up or after it is up for the purpose of moving back in. The tenant still has the right to a hearing though. Just keep that in mind. Hope this helps!

      @danielhaletv ok cool. I see what you mean. But the hearing makes no sense if their vacating of property is fully legal. Like at the end of the day, the property belongs to the landlord.
