  • Sometimes a vacation leaves you not wanting to leave the country. What do you need to know about investing in Bali Real Estate?
    I took the time to do a little research. There are a lot of legal differences than the western world.

    I know my mind is wondering to an unrelated topic, and correct me if I’m wrong. If you listen you’ll understand how they are protecting their culture and people. Foreigners cannot own out right but can lease their property. Much respect to the Indonesian people. If it was Africa, the leaders would bow down to the dollar and the only Africans there would work at the coffee shops.

      Kwadwo Gyabaa So a lot of African countries don’t let other come and set up shop, hire their own and build there “paradise” while promising nothing to the African ppl ? I guess my experience has taught me wrong, I’ve seen many of Times Europeans come build there house, manor , business , etc. sell goods or services to the African people and hire there families, take their money and still look at them like they are crazy. Come on man , I also said CULTURE, I wasn’t just taking about property. African leaders need to invest in the people and not just any dollar that seems promising for them.

      ToyosiFawehinmi You won’t get it unless you do the research, use your eyes and make unbiased comments. It’s tough, but it’s happening in Africa and I cannot speak for all countries but just talk to people in Ghana and so forth and your see.

      In Ghana for example, did you know that the Chinese are setting up illegal gold mining zones and the government is accepting brides and allowing for this to continue without any interference? They get caught - eh no problem pay the local authorities and they act as if it never happened. They were cracking down but it still continues because they claim they don't have the resources to stop it.
      Now let me ask you something, Do you think that a foreign people can go to China, Russia, Australia, etc..Take Natural resources, deny the native people jobs and get away with it ? ABSOLUTELY NOT! Now to be clear, I'm not saying Africa condone this everywhere - That's not what I'm saying at all. But if you deny the fact that there's a lack of selfless leaders in Africa you aren't being rational at all.
      It's estimated that Ghana alone has Trillions of dollars of untapped resources. With an "Africa First' Mentally, Leaders could have that places looking like Doha, Dubai, etc.
      This is just healthy convo. I love you man and thanks for sharing some facts with me that I did not know.

    Great video as usual! I traveled here and a mate of mine did some investigating on buying here as well. You can buy through an Indonesian resident but at your own risk. There’s so many Australian owned businesses in bali, not complaining but there’s a way to do it😉

    It is the same to rent in Ghana you pay 12 months. It’s not just bali. Appreciate the video. I found it surprising but I prefer Ubud. Each to their own. My issue is this leasing rather than freehold when you’re a foreigner. It doesn’t sound like a great financial decision for building gen wealth.

    Lots of Balinese families have become multimillionaires in $US terms due to insane land value appreciation. Families from Denpasar, Cannggu, Seminyak etc have been selling land purchased for next to nothing years ago or inherited to developers. Although there are still a lot of poverty in the less commercial parts of Bali there are also a lot of young people in their 20's who will never work. Salaries remain low and it's very easy to sell or lease out land. I choose to work but personally I think parts of Bali are facing a moral hazard in this regard.

    Maybe I missed it. But 2 questions. 1. What happens after the 25 yrs? Does the property go back to the original owner? and 2. Can one sell their stake during that 25 yrs? Hope someone can help.

      1.Yes the property go back to the original owner, But as far as i know you can extended it up to 80yrs
      2. Yes you can resell it

    I lived in Bali for 1 year and friends have had many problems buying property. Basically you never own the land so after 15years the owner can tell you to get out of your own home. Then they can move into your house! Besides that property is overpriced and the island is very busy now.

    Strange that agent guy is not mentioning that you can buy freehold lands or freehold land with a property on it, just you need to open a company PT PMA and buy the land as a company.
    To open PT PMA you need 3.000 USD

    When they're talking about 100k - 300k type places on a 25 year leasehold, is that going to end up being 4k-12k a year on the lease or is there a way to pay it all up front? I'm curious about the pricing structure for this kind of thing

    Sub letting to others for rent is it profitable? Is it legal for a foriegner to do so?
    For EXAMPLE if i rent out a 3 bedroom villla in Canggu and pay $20,000usd for a 12 month lease. Is it easy to profit by renting the 3 rooms to other travelers?
    Is this a common thing in bali?

      Nick K how this can be sneaky. the properties regulations in indonesia is quite the same with europe, usa, singapore and most of countries in the whole world. foreigners cannot own a properties. but they can own a right of living in a property for long time. and they can extend it if they wanted to. just the same with apartments in newyork.
