Before we became residents here, we met a developer at a party. He offered to sell us land AND build the house for all cash, of course, or borrow from our retirement accounts and pay 50% down, and he’d finance the balance- at 12%! And he would be the builder. He claimed expats do this all the time. We laughed and got away from this guy as fast as possible. Can’t imagine financing a house here having to pay back my 401k AND a high interest loan all to his benefit. Hard to believe expats do that kind of thing. Definitely do your due diligence on these “developers” and builders who offer high interest financing. When we bought our house, we paid cash. No loans.
