PLEASE tell me you are getting a consult from an interior designer! Contractors will always say yes to everything that’s going to get them money! Designers will actually tell you if your measurements make sense!
But they do 2 totally different things. Contractors don’t just say yes to everything. They work with your budget and do what can be practically done. You can’t just look at the exterior . You have to look at the interior and there can be problems that arise when opening walls,ceilings, etc. Some things that aren’t practical can cost more to get what you want.
A consult with an architecteure would be way better , but typically the right contractor would have this done because some building permit may be needed.

Yes to doing the renovations! also just an idea but maybe put the entrance/door to the closet opposite the opening to the en-suite? You would still have a lot of closet space and have another empty wall in the bedroom where you could put a mirror etc where you would have put the door. Hope that makes sense 💕
I think she could fit one it might have to be a little smaller. My house is in a subdivision and we all have the same size yards, much smaller than hers. And one of my neighbors has a pool so they made it work in a smaller space.

It would be so nice! My suggestion would be to sound proof your master bedroom really well since you'll be pretty close to your neighbors on the other side of the wall. It would give you even more privacy. 🔨🔧🏡
If you wanted to do a fireplace on the wall where the bed is I would personally flip the bathroom around and have the fireplace go through into the bathroom as well so it would be like a double sided fireplace

Since you want the toilet in it's own room, you need to have a toilet with a window to the outside, rather than having it on the inside of the house with no window. Airation is key for a toilet.
I'd also be thinking about who your property is going to appeal to when you're ready to sell, the property market is hot right now but what goes up must come down. If you want to make a profit and add value i'd think about what's most appealing.The changes appeal very much to a younger/single market (3 bed 3 bathroom less yard space) and I don't think there are many 20-something year olds in your price bracket? I'd be thinking about the possibility of young families, mid to late 30's, needing a 4 bedroom 2 bathroom, big yard space. Just another perspective!
The 5 ft setback that you mentioned is typically for a side yard, if this is your rear yard, that setback might be bigger. Of course every city is different but I hope it works out for you!

I work make the closet a walk in closet. And make the bathroom more open. It would take away a little space from the master bedroom but I think it would work with the open concept in your house. I would put the fireplace opposite to the doors. Also if u want more room I would recommend breaking down the walls to build one big guest bedroom
You should get this little appliance to make your McMuffins in, it’s like 20$ on Amazon and you just turn it on and build the muffin and cook the egg on it. I hve one and use it all the time to make them for myself and my boyfriend for work :)
