TD Bhai You will be living there on daily basis with your family so plan accordingly. Don't bother too much about guests who will come once in a while and live for couple of days. Indian guests adjust to any situation as long as you give them a mattress to sleep on. By this logic even a 10 room house will not be enough. Immediate family and your future kids is more important here than guests.
I agree with you. In the vlog he was more concerned where Sukhi Pajee will stay. He mentioned him more than 2 times. Just like Sukhi Pajee lets him stay at his house when he comes to India.

Don’t ever finish basement in a new home due to settling and shifting issues can cause cracks in the foundation. Big headache to fix water leaks in basement. Finish basement after minimum 3 years.

It may come across like this to watch in video but for most part it is leg pulling in a funny way :-) Besides if I am actually rude with her..you would see a noticeable response from her side.. The house next to sunny's house does not have the main thing Sandra wants buddy.. Open to above sealing and it is 4 years old and has been leased as a PG to 5 different people (At the same time) for years so you can imagine.. I shared all of this in the previous video.

Almost all of the new built canadian homes have these few issue, they built into each others armpit, not even 10 ft difference two homes, barely any backyard, i know backyard bbq season in canada is barely 2-3 months but still. also, the entrance is so narrow that it reminds me of that slave castle in Ghana called point of no return, entrance so narrow that only one person can pass at one time. All this after paying $1 million CAD plus.

Take house north east facing, with no cut in north direction.. 9 no is very good for house(720) ... washroom should not be in south west as per vastu.
Kitchen should be in south east.
Abroad customs are very different . Each child is gets his own bedroom .
There is a genuine need for proper guest room.
It's not only his friends but extended family who will also come.
When my kids were small we had so many cousins and friends visiting us . Every weekend we had either family or friend with us.
What is missing at that price point is internal lift . At young age its not an issue but for elderly it's becomes a major problem.
I would recommend Mohit to get an internal lift also

Mohit paji, you need 20% down payment for any property over 1 million. 5% is only below 1 million.
However, for first 500k it’s 5% and then 10% for anything above 500k upto 1 million only.
