In this Episode of Ek Vaat Kau, Goonj Thakkar discusses the impact of recent changes to capital gains tax on property owners in India. The changes involve the removal of indexation benefits for properties purchased after July 23, 2024. Indexation is a method used to adjust the purchase price of an asset for inflation, thereby reducing the taxable capital gains.Indexation was reintroduced after backlash from the common man.
For properties purchased before this date, the tax rate remains at 20% with indexation benefits. However, for properties purchased after this date, the tax rate is now a flat 12.5% without indexation. This means that the profit on selling a property will be calculated based on the original purchase price, without accounting for inflation.
The benefits of Indexation are visible only in cases where the property prices have not immensely increased. In cases where the prices of properties have increased by more than the increase in Inflation, indexation is loss making calculation which is expressed in the video here.

As per notification is capital gain can be reinvested in property or in capital bond or compulsoryly all the capital gain should be deposited for paying LTCG TAX TO GOVERNMENT

૨૦૨૩ પહેલા ખરીદેલી પ્રોપૅટી નુ વેચાણ કરતા થયેલ નફાથી બીજુ મકાન ખરીદી શકાય ? કે થયેલ નફા ઉપર ફરજીયાત ટેક્ષ ભરવો પડે ? ક્લેરીફીકેશ કરવા વિનંતી.
