    Wow that sounds super unconstitutional. Shut down the independent operator but the big hotels and corporations can stay in business. I think the people need to tell their elected officials who gives them their power.

      Face it, people do not want this shit. You would not want to live around this. No one does.
      I get the appeal, I own rentals and may be some air bnbs at some point. I’m actually staying for 2 weeks in August at one with my family. But regardless, I sure as hell wouldn’t want any in my neighborhood.

    They basically banned all unhosted rentals in non resort zones in 2018 on Hawaii Island (the Big Island.) Now they are introducing heavy regulation on hosted rentals where the owners live on site. They are also going to ban anything under 180 days, so midterm will be out for us. I’ve been an airbnb host since 2010.

      Thats unfortunate. Are long-term rentals a viable option? Based on the rental figures I've seen for Hawaii, that should still be a very lucrative market.

    If there's one thing I love about the real estate investing community, it's their perseverance, creativity and ability to bypass obstacles and side-step challeges.

      Politicians always make it possible for property owners to bypass or at least partially bypass regulation. If these property owners fail it will cause them to sell and prices go down which means that the cities get less property taxes and the state has to raise everyone's income taxes to bail out the cities.

    Neighborhoods that have STRs create so much resentment and anger from locals.
    Here in the CA low desert, cities have banned them due to STRs turning quaint neighborhoods into theme parks.
    It’s not the hotel industry, it’s active communities strongly lobbying for these bans.

      Fully furnished rentals have been a thing way before Airbnb. It mostly caters to people like traveling nurses and other professionals that require a second home somewhere for part of the year.

    Build a relationship with other MTR operators in the area and share your leads if you’re booked. That’s what we do in the AirVenture mentorship group. Rob, we can do that in Host Camp! I tell my leads that I’m part of a network and can help them find housing and can I send them your contact information. They all say Yes and Thank you!

    Next up ban: Mid-Term and Long-Term Rentals.
    City gets money from hotels, not rentals. Eventually government won't allow any rentals, and only government can rent out buildings because they want the monies and control. If you don't fight these unconstitutional bans on STRs, then all your landlord right will be stripped soon.

      Exactly. I think this is their game plan. If someone bought a home to use strictly as a STR in 2017with income based on quick turnover and almost full occupancy, IMO, there just isn't enough money to be made in MTR/LTR market.

      The same hedge funds whom own the business propaganda outlets publishing all the "horror stories" about Airbnb cleaning fees. They always neglect to mention the fact hotels don't do this because they pay poverty wages to most employees below the regional executive level, where as Airbnb hosts generally pay their people fairly.

    I’m dealing with this currently in my town in Newmarket Ontario. So far the ward councillor is on my side. Hopefully it pans out in our favour.
    After watching this entire video it totally makes sense to pivot and change how we look at things. That 23 yr old in wherever is inspiring filling a niche in his local area. Genius! You don’t have to be super educated to see an opportunity to succeed but, you do have to be smart enough to see the opening!

    There's no delicate way to say this, but at 45:00 the word your guest is looking for is "scab."
    The shortcut to this whole process is to scan the news for "nursing strike" or "general strike [insert city]." Whenever there's a strike, traveling/temporary workers are called in to fill in the gaps.

    Honest question, I am a traveling construction worker and I know several travel nurses. Our per deim that is paid to us we pay for our housing out of pocket and 90 percent of us will stay at the cheapest place to save money aka the while reason we travel. So why would companies work with you when A. they are not supplying housing and B. No traveling professional will lose money to have a place supplied for them.

    3:21 "This happened to me. I had short term rentals in Los Angeles, they banned them.." This statement is NOT True. Rob, as much as I like you and think your videos are great, but tell the truth. I have been an Airbnb host continuously IN LOS ANGELES since Feb 2010, well before city ordinances. We are now half way through 2023 and I have an annual permit (since they began issuing them) and gross about $50,000 on my only SHORT term rental in Mid-City (LA). I also have a condo where I do mid-term rentals. So both are LEGAL if you follow the laws in LA. Still love your videos.

    seems like mid-term demand would be much lower than long and short term options. Just how scalable is mid-term? Everyone needs a place to live (i.e. Long-term). Most people go on vacation (i.e. short-term). But how many people in comparison are actually transient for 30+ days on a regular basis?

      Since STR was a problem with me getting a homeowners/renter's policy, I've found MTR in the form of Traveling Professionals and Insurance companies needing housing while a policyholder's home is being repaired works best for me.

    Hey Rob! Do you know anyone high up in Airbnb? Regarding mid term monthly rentals in vegas we can only advertise 31+ days but when someone searches for a month long stay on Airbnb it searches for 28 days so many many listings don’t show up unless someone puts in date’s manually. I’ve talked to other hosts and they brought this up to me and I found it was an issue so hosts are losing potential guests.
    I have done mid term since 2020 and it has been fantastic for me. A guest house that’s only 380sqft gets me $1,925 a month and a new modern home I built is getting $15,000/m and I am expecting to get a STR license from unincorporated Clark county “vegas” for the new home. That will be exciting… 👍 thank you for the great content 😃

    You are not reinventing anything new. Midterm rentals are better known as “corporate housing”, which are also “commercial businesses”. Short term rentals are like vacation rentals. The difference is that both corporate housing and vacation rentals are commercial and zoned in areas for those types of businesses. No one has ever had a problem with them as they do not disturb neighbors or violate zoning laws.
    Your idea to go to midterm rentals will also be fought and in time will be banned.
    You seriously need to get off the greed train. Exploiting residential areas with nuisance businesses and partyers on vacation is wrong and people hate the STR model, millions around the world.
    Counter to what you said, STRs are not hard to run. You have huge platforms marketing and spending thousands $ to get ranked in searches at the top. these greedy companies bring the STR renters to your door and get a cut. Without these unethical platforms you would have 0 customers.
    Rethink your midterm plan. It will fail in the future.
    What you have done is remove housing from the market that would otherwise be bought or used for families and long term housing. You are the reason why housing has crashed and the Fed is finally raising rates to create the recessions we are in. You are the reason people are getting laid off and the economy is destroyed with inflation. People were forced to pay higher rents and home prices making everyone house poor. Stop your greed.

      @@elipiper342 Thanks for the reply. Strs were not the only factor in the housing inflation. Institutional investors like Blackstone, plus foreign, home flippers and landlords raising rents by 40%+ or evicting people to create STRs were all contributors. I did address all these in Twitter to the Pres and CA Governor. I asked for regulations to stop investor monopolies and exploitation. More than 70% of housing was bought by all these groups in the last 2 years. If government does nothing then this will repeat when housing crashes. But I believe regulation is coming across the board…. I will keep pushing for it.
      The future generations need to have a chance to build families and have homes.

    I have operated four doors in Charlotte, NC as midterm rentals exclusively for 6 years since we pivoted from VRBO to AirBNB in 2017. My units are not fancy, they are actually pretty basic. We target travel nurses, people relocating (Charlotte is the #5 moving destination in the country outside of #3, Raleigh) Everything is provided and our nightly rate is $100ish (depending on the unit). I'd rather sell all the nights for $3000 a month than mess with multiple cleanings throughout the month. I don't know why anyone would do this any other way, especially in 2023 if you have basic accommodations. I don't have fancy 10 bedroom luxury homes like Mr RB, and that is ok! We have our own website and we get a lot of repeat business. I only have about 38 reviews because everyone stays 3, 6 or 9 months. I even had some people from China stay for a year and a half!

      @@brianmills4891 Not really sure. With the downturn in reservation requests and inquiries, I'm not sure I'm all that interested in adding inventory. Almost bought another property right when COVID hit but backed away.

      ​@loveyournest-kitchendesign3001 it depends on the area. I'm in Chicago and Double is too high. I'm by the beach and I priced my mtr at 1/4 more plus utilities. My normal rate was $1,200 plus $2-300 in utilities. Then depending on the time of year add a few more hundred. Otherwise, the people don't have the budget to pay. But I'm going directly to people instead if insurance and Healthcare companies. I'm going to try them next to get the higher price points...😊

      This is the only way I've done this for 6 years on AirBNB. But I'm in Charlotte, NC and people are moving here like mad. Or at least they were... I'd say it depends on your area. Where I might do well, someone in some outlying county 30-45 minutes away might not get booked.

    So once you convert to mid term rentals how do you promote your listing to the general public? AirBNB brand is short term rental.. Unless you are traveling nurse, most people wouldn't know about furnished finding.

      Not so. I've rented mid term for 6 years using AirBNB almost exclusively. Just put Extended Stay or 30 D-Min in the subject and adjust your settings to only allow 30 day stays.

    Personally, I don't think this mid-term market idea will fly... how many people travel and stay in one place for a month? No one I know. The next option is being an outright landlord with 1 year leases, then it goes to month to month.... hosts won't like this idea as they can earn more with SFR. I think this is the end for AirBNB and Verbo. Their stock prices are way down. Wouldn't be surprised if this travel model falls apart due to regulations put on them.

    At first Dallas would shut down around 90% of STR, now they've backed off to 48% according to a Dallas Morning News Article "Only about 200 - or 10% - of the addresses registered with the city are in zones where the city already permits STRs, according to The News’ analysis. Another estimated 790 - or 41% - are in the city’s conservation or planned development districts. Short-term rentals in each of those districts will be examined by the city’s Development Services division, according to Catherine Cuellar, the city’s communications director, and registration will be granted on a case-by-case basis."
    I called it, the city is said they'd carve out exemptions so the $$ will let some folks keep their STR in residential areas. It's how they do. Still medium term rentals is probably the safe bet unless you've got deep pockets.

    It got banned because of these giant parties that flowing into the streets. I think a shooting. And then there was a sex ring that got busted. The neighbors said that is enough. Not the same house but around plano i think. A nice Affluent part of dallas.

    I'm wondering how many STRs are now going to flood the MTR or LTR market now in Dallas? Or go up for sale? And how will that scenario happening in other cities all around the country effect various real estate markets?
    In addition, we know a lot of STR owners can not cash flow as LTR because they over paid. That could be a huge problem even with only a drop in STR income apart from any regulatory impacts making it illegal.

    Does airbnb deserved to be saved? I would argue if you dont live there, and you took housing out the market, right now it doesnt. Also, terrible customer service means it also doesnt deserve to be saved.

    This buisness is a major player in the housing crisis. Between this, corporations buying up homes, and intentionally keeping apt buildings vacant, rental prices are inflated and only the wealthy can afford a place to live. 50% of the honeless in Portland, OR have at least one job, they just cant afford a place to live.
    I'm so glad this is happening and I hope all states follow. Those who want help making extra incoms or paying their mortgage by shot terming a room, shed basement, attick, ADU, should and will still be able to do that. The rest of yall are greedy MFs. The trend seems to be to prevent you from buying up all the available housing for short-term but still allowing short term rentals for those who occupy their property. I think the change is very reasonable and fair and a really good step in the right direction for the housing crisis.

      @@JesseVasquezAirVenture I'm optimistic, but this video is just another indicator of a serious problem. Has no one thought about the opportunity for real estate investors to simply blow up Airbnb markets? It will be interesting to watch how content creators adapt, as well.

I do think there is a responsibility of content creators to recognize that most people following their suggestions do not have additional cash flow coming in and supporting their endeavors. We are about to see the floor blow out and the loses will be heartbreaking.

    I’m sorry but airbnbs have made it incredibly hard to find affordable living. I’m a-ok with non residential properties being airbnbs but I am all in favor of short-term rentals going away in residential areas.

      @2frungjung I am sorry but blaming STR for the USReal Estate crisis shows how extremely misinformed you are. Even if all US STR wouid be banned that’s not going to bring the interest rate down. That’s a fact!
      STR have absolutely nothing to do with the high interest rates and the mess we are in .
