    Vanish mentored me about 3 years ago. His advice was specific to me and pure gold. I was a business owner doing property part time. I soaked up all his advice and he gave me the confidence to go bigger in property. I am now retired ...early, living off the cash flows from my properties. Such a humble but clever man. Thank-you 😊

    I recently made more purchases. Saving money for a market downturn is likewise a bad idea. There are numerous ways to look at recessions and depressions, we cannot always expect to make large returns, and taking chances is better than doing nothing. The bottom line is that you will achieve remarkable results by diversifying your portfolio and making wise decisions. My portfolio's raw earnings rose by $608k in just 5 months.

      I do not have a single fund that I invest in because I have a range of jobs. I certainly don't behave that way. I model my behaviour after that of Jenny Pamogas Canaya a seasoned financial counsellor licensed by the US Securities and Exchange Commission (SEC). Since then, my returns have risen swiftly in contrast to the IRA's gradual development. What I have is only used by her trades, not by a few really niche businesses.

    because of the bank I am now owning 2 properties.
    The trick is you use the bank to start with your property investment and need to pay off your owner occupied home asap becuase its not tax deductible. Also ensure you have positive cash flow properties.. This is the startegy to build property portfolio.
    To use bank to invest in the stock,commodity and bond market, you can use margin lending bank accounts and operate as a separate business to claim all the tax deductibles...

    Very good knowledge & tips was discussed in this interview. Great stuff.
    I am not sure if these strategies will be still useful in the current market situations. Land lords are loosing so much money due to heavy interest rates.

    Just a little feedback on what should have been great, its quite unpleasant listening how you interject the guest so frequently.
    From what I've seen/ IMO; Making a good show is more about you asking questions & allowing the guest speak & interacting accordingly.
    You can also get interviewed if you want to show how know much you too

    I think Saj looks like a reasonable guy. He shouldn't bring these other guys into the picture and just use his own experience to do his podcasts. This is a field full of snake oil salesmen. Remember you don't need expensive seminars or mentors who are there to take your hard earned money. Kiyosaki is one of the biggest BS artists who did this. You generally don't need people skills in this game. Even a bank will lend you money as it is based on your assets and not your people skills. If you are running a training academy they will scrutinise you much more closely before they lend you money as you will need management and entrepreneurial skills to make that a success. I think the solicitor that Saj interviewed was the worst interviewee I have ever seen. It is better to run a mile from that guy. Don't do deals with guys like that. Generally the only ships that don't sail are partnerships. It will take a little bit longer but go your own way. Deals are like buses. Another one will come shortly. Never get tempted into doing once in a lifetime deal brought to you buy a snake oil salesman. Go and lie down for a little while till the temptation leaves you. I have seen all this over 40 years.

      Investors money and if you can’t pay they break your legs 😂. This might work on some levels, but if you come from nothing. Saving and borrowing from a bank is the safest and effective way to acquire property. I gather the podcast might be for people that are already well off. Nevertheless I won’t be listening to a 1 hour podcast with a misleading thumbnail.

    I saw you abusing people who comment that this all seems like a scam now that the free money is gone. I agree with their views, especially seeing that the property market will slowly crash and won't see again the current levels in our lifetimes...
    I understand that you're hugely leveraged and would probably lose everything, but if you're trying to act like a responsible Muslim or whatever your religion is, there is no reason to try to take other people on the way down...
