    Design hack i learned - paint a dark accent (wall or very large object) at the far end of the room when you walk in. Makes the object look further away, and the room look bigger! Magic

    This is really true. Luckily I did it on my first try as Airbnb host. I only started hosting this Feb & I thought of a color or design that would separate my listing from others. My design idea is cozy & homey interior and I am able to achieve it with dark gray with a hint of blue combination. Its really nice, when unit is bright, it looks ash blue but if its dark it looks dark gray. From there I added some pop colors like white (partition) & pink (accent chair). Also added LED lights, for me this is a MUST. I added on tv & a corner led light stand near vanity
    I can say mine is booking better than my friends’ listings, even if I only started 2 weeks ago 🙏🏻

      Great job. Any recommendations as to where to place LEDs for a dramatic effect? Baseboards? Behind the TV? Headboard? Any suggestions would be greatly appreciated.

    I'm very simple eclectic naturally. I have not started an Airbnb yet, but I will soon learn what I can first and wait for some financial things to go through first.
    I don't like matching matching in my own home and I certainly wouldn't want it in a Airbnb because when I walked into an Airbnb I want to feel like it's natural doesn't look so trendy, to the point that it looks like I can't touch anything. 😂

    As far as paint shades go, an excellent shade is rich peacock. It's a mixture of blue, green and black. It is one of the most enchanting dark colors ever, whilst also being colorful

      I also like lapiz lazuli as a wall color. It's a dark blue.

    As an interior designer who also installs airbnb’s I’ve found that potential guests move a lot slower on properties that are dominantly green and blue- even if the unit is beautifully decorated. It’s so strange. I think it’s because many people use these colors in their home already. I agree “do your research on what looks good”, or… just hire a designer ;-)

    Hmmm I have been doing this from the beginning with both my properties and my occupancy has not dropped this entire time nor has my pricing dropped too much. But I've been telling people to do this. I have an all black bedroom as well

    1) I love that you can always be counted on to have a weeb shirt on, it makes you so personally relatable to me haha 2) I am looking at moving to Holland soon, and I'd like to convert my garage to an ADU, then rent my house long term and my garage short term and hire a property management company to take care of things while I live in EU. Do you think that's a feasible plan? I can't find much content on overseas owners operating rentals in the US. Thank you for your content! Also, I swear you get better looking in every video lmao PS - "Soot" by Benjamin Moore is an excellent black paint, no undertones just a very neutral, rich black. I painted my brick fireplace with it and love it against Moonlight White (also BM)

    As a customer I have a budget that I want to spend per night. I look for the best value for that budget. Thats it. Wall colors are the last of my concerns. Just keeping it real.

    Hey Sean, thank you as always for such great content. I appreciate you.
    I know this video is not specifically about cleaning fees, but I hope you don’t mind if I ask a cleaning fee question.
    I have watched both your recent webinars and took off the cleaning fees at one of my one-bedroom properties, and bookings picked up overnight. Thank you!
    However, most of my properties are between 3-5 bedrooms. On the Oregon coast I have a team I pay by the hour, but on the two properties I have in the wine country the cleans can cost up to $450 or more.
    What would you suggest in this situation? I will say also that bookings are picking up at all of my properties.

    Thank you Sean!! Excellent video. Just what I needed! I have a huge 85" TV in a small (13 x 14) living room so I blew out the wall and put on 8 x 8 sliders and am putting a hot in front of the sliders so you can watch TV from the speakered hot tub. Everyone thought I was crazy but once it was done jaws where on the floor. I want to paint the TV wall charcoal and backlight TV. Again everyone says too extreme, but after this video it's a no brainer. I just bought a blush pink velvet couch I want to put against a green charcoal wall. You really inspired me to go with my gut!

      A dark wall behind a TV is a great way to make the TV feel like less of the showcase in the room. Especially with giant TVs, light walls make it look like a church to the god of television.

    I’m trying to start my first Airbnb in Chicago and I’m confused with what license I need to obtain as there is 3 opinions. Vacation rental, shared housing unit, and bed and breakfast. Who can give me some advice or help.

    I like your videos and always find some great nuggets to make my rental better. I have one property and feel it is doing well - we own the property. My interest is to purchase one or two other properties and be able to stay in them for vacations and have them generate a bit of income along the way. Different strokes for different folks🙂

    Forget about accent walls and no cleaning fee. I had to resort back to renting to sex workers and drug addicts. I find if I rent by the hour, my margins are better
    In my case, I simply cannot remove the cleaning fee since sex the prostitutes are notoriously messy. Especially with the bed sheets
