Nice video as always! But I wish that the real estate companies would give Nigerian the value of their money! I am tired hearing "it's the price of the land" look to Japan and Hong Kong land is very limited, but the overall construction and design of their tiny $3 million dollar apartment is worth the price! These companies needs to step up the true world class companies that they claim to be.

Integrated laundry cupboards are very popular in Europe right now, i have one in my house and it looks waayyy better that a laundry room

Great presentation. You’re fantastic. Buuuuut if am dropping 3 MILLION DOLLARS my next neighbor has to be at least 5 miles away. The interior design could do with some character. This home should have a better pool , more privacy and huge sprawling well manicured lawns and entertainment features.

Firstly I would like to say that Nigeria is moving away from the old tradition homes that we were building few years ago and heading in the right direction. It is refreshing to see the lovely homes that we are creating in Nigeria.
OK let's now give some constructive feedbacks;
We need the developers to stop buying lands that are overpriced which may lead to the overpricing of the houses.
We need to push our architects to a different level of thinking, planning, layouts in having different functionality spaces i.e laundry room, office space, cinema rooms etc.
The fixtures seems very high standard German kitchen, Miele appliances, quartz worktop, marble and porcelain floors and walls.
The developer has really gone to town so do appreciate the building.

It's a total rip off. There is nothing in that house is is worth a fraction of the selling price. The houses in Lagos are extremely overpriced.
When it comes to drainage their still struggling to maintain them or regularly fixing the roads.

This property looks like a place we’re it was once a business she said don’t worry about what the outside looks like. That is a commercial building and it was renovated into a house.

Attractive house in a beautiful location but if i were a developer, i could change and add certain things to make the house exquisite.
1. For safety reasons, i will switch a marble floor any day for wooden floor (considering the price of the house, i think wooden floors could be a good choice), seems wooden floors are not common in Naija houses.
2. Apartments are normally equipped with washing machines in the kitchen, not in a house, i could do away with the boys quarter and convert it to laundry area.
3. No home gym, instead of 6 bedrooms, i could cut it down to 5 and make a space for the gym area(Health is wealth).
4. Added features(optional) , like outdoor BBQ area, a toilet and a bathroom by the side.
5. The bathroom floor looks slippery, i am not very sure but just by the looks, i could switch it for a non-slip vinyl flooring, Hardwood or bamboo.
Well, I think everything boils down to one thing : personal choices.
In a nutshell, nice presentation 👍🏾.

@Richy Tibor. Everything you pointed out is excellent except for the wooden floors. If you have to use wood for construction in the tropics, you have to consider maintenance. Wood is not very durable especially in warm and hot climates that are predominant in Africa because the climate is humid and allows termites to bred faster even when the wood is well treated. That means you have to factor in the cost of maintenance over the years. Based on that hard flooring is much more durable and when you want to consider safety, you select the ones that come with some coarseness to curb the slipperiness
This house is absolutely gorgeous. Although, I've never understood placing laundry washing machines in kitchens🤔 I know apartments are designed this way also in Germany but to me it really doesn't make sense for large houses with so much space. There's a possibility water could overflow due to so much detergent getting placed🤷♂️ Also, it's a bit surprising this mansion doesn't have a gym. Besides the two, this house is top-notch especially the attention to details 👌

That is, 300,000 x 800 = 240,000,000 (₦240M)

Therefore, cost of land = $600,000 USD.

Recent surveys shows that cost of land in Shoreline Estate now sells @₦600k per sqm. It's indeed amazingly terrible... And it sadly won't get any better... Not in any foreseeable future... So we only keep bracing up for further impact as it sort of affects us all... Home and abroad.

I bet you can't live in the UK then. Many Nigerians in the diaspora brought this idea of low fence. I'm sure you see the typical Nigerian duplex in Nollywood movies with high fence like fort Knox. There are over 60 estates on the Island, you can go for high fence buildings. This estate is still fairly new and under developed.

High fences cover the beauty of the house and the privacy is more indoor except for the pool area which can be taken care of somehow. the house is beautiful and so is the presentation. My only issue is that it is over-priced

As always great presentation. Great house, great location, but I have to disagree on the quality of some the kitchen appliances. Electrolux & Ariston are certainly not top end brands. And for a $3m house, I’d expect a fully complete Miele appliance package. The developers have scrimped on that. Some of the design choices (such as the colour choice of the floor in the living areas) are a mistake in my opinion. Design choices are so important at this price point. Finally I’d feel that with the amount of building work that will be going on around the property in the future. The view and the aesthetics of the building and occupiers peace of mind may be compromised.
Forget Miele I would expect Gaggenau if you are a seasoned cook or have a private chef or Subzero and Wolf for the best! Talking eye level appliances only.

I've lived in Germany for about 7 years this is definitely German inspired. As an American do not not prefer our laundry in the kitchen. We prefer walk in closets in our homes. When I lived in Germany my laundry was in the bathroom. The fridge as a shrunk, The lights were really spectacular, the house is pretty I just wish to see more architectural features in the houses design on the walls and crown moulding and other things that make the house look really nice. It really seems that right now builders are selling space more than features and quality of those features. Also materials curing a Pandemic are costly. like 5x the cost.

This is a beautiful Ikoyi mansion. I like the living room with the two remote control chandelier and the porcelain tile. I like the marble kitchen with the Miehle appliances. I like the master bedroom and the marble master bathroom. The pool is very nice.

Due to ridiculous cost of land per sqm, we would always gripe about Nigerian Mansions lacking ample greenery.
However, this is about the very best new property I've seen in the Nigerian real estate market space... And those views are really better than what the average Ikoyi mansion enjoys.

Why must africans run away from their problem to another man's country he persevered to build by himself? You can bring that american standard here and flip that $3m into more millions while providing value too to people, real estate demand is high now in Nigeria, if people are willing to pay $3m for this house, imagine what you can build with fewer dollars with better standard and the profit margin you can get.. We africans should start using our brain.. this is while no one respect us.. cause we rather run away to another man's country and be a liability to them
I can point out thousands of things wrong with that house, but then I realized someone is willing to pay that much for that standard of house, if I'm in a financial position to do it I will build a better version with laundry rooms home office gym and the rest and make more money, we should start seeing solutions not just run away

You're probably a staff of Eden Oasis, so I'm not surprised at your comment. Now here is what the price is worth in naira $3M ( $3,000,000.00 x 448.06 = N1,344,240,000.00). Who are those that can afford that in Nigeria? Even people in the diaspora will prefer to buy house in diaspora because they pay over a longer period of time say like between 15-30 years. Why are real estate stakeholders in Nigeria so dis-illusioned or is this some sort of scam like most people are saying?
i hope nigerian architecture and its price will improve in the future... because honestly ive watch some nigerian houses and properties are so expensive. but the materials are low quality.. to much corruption.. i believe nigera has a lot of potential. thats why im hoping u will have a good government in the future and everything will improve.

good looking house, i think i would be willing to pay 1m at most... and some tweaks will be done, like perimeter fencing. a house close to the ocean is a security risk in itself. but good presentation.
The house isn't so bad but it could be better. Well, I feel location played a major role here, a very important house price determinant factor in Nigeria.
I like the fact that the house has alot of natural lightning. But atleast, it should have been staged to give a potential buyer clue on what he/she could do..

Have you seen houses in Dubai or Abu Dhabi not to talk of houses of celebrities in the United States. Nigeria still behind in terms of infrastructures because there’s still darkness day and night in the country in which majority power their houses with generator not to talk of drainage maintenance. Insecurity and bad roads after you live your estates. This is why it’s hard to drive a sport car like Lamborghini in Nigeria.

Omg this is a beautiful home but she is awful at describing it. It took too long. She talked too much. It is better to just show a view of the home with music and let the clients imagination flow. I would buy the house though. It sells itself.
