What is a finance lease? Is it different from just an operating lease?

yes they are different, Finance lease is basically when the entity is the lessee (Rent as an expense) and operating lease is when the entity is the lessor (Rent as income)

If held to get rental incomes then it’s basically operating lease scenario and comes under scope of IAS 40.pls go through IAS 17 for better under standing of the difference b/w operating and finance leasing.
