    Unless you're with a team. Our cap is 4k, PLUS our CEO gives us 10% back from every transaction.

      That’s great. There are production requirements to get that cap on a team. You can have a 1/2 cap at 8k, or 1/4 cap at 4K on a team. Just have to look at the full picture for each individual, and consider team splits as well. What’s the team commission split on your team?

      Have you watched them? We certainly have some overlap because what EXP has specific features that are beneficial. I talk about the ones that benefit me, as a solo agent, and how it impacts me. Some of the agents in that link focus on recruiting - that's the majority of their business. I'm an active agent. People can take or leave my opinions. If you've seen any of my other videos, you know I don't do anything pre-canned... I call stuff out as I see it. There are plenty of videos about why people left if you'd like to see a list of the negative pieces of EXP. There are hiccups and annoyances, but I'm going into my 5th year here, so if there was something that bothered me enough to disrupt my business, I'd have no problems sharing it and leaving in a heartbeat.

    Does exp provide access to the mls in California? Will I need to join the local CAR or CRMLS for access or will exp give me access? How does that work?

      Hi, the MLS systems are separate from EXP, so you would subscribe to the MLS you’d want to be part of regardless of what brokerage you are with.

    Thanks for the great information. Do you know if there'll be any admin fee (besides the $250 transaction fee) charged, either as internal fee or to the client on ALTA/CD?

      You’re welcome. There is a $25 broker review fee per transaction. No admin fee. You can choose to charge an additional fee to clients, yet EXP doesn’t require one and doesn’t ask you to pay them one.

      Hey, depends on the person. How much in person interaction do you need? If you are resourceful, driven, and can skip all the socializing, EXP can definitely be amazing for a new agent. If you love socializing at the office, it’s probably the wrong choice. Not that either way is wrong, just what fits you.

      Depends, you can set up to purchase a certain amount, and rewarded some at certain milestones.

      That's your monthly feel. $149 when you start which is a one time fee. And your splits is 80/20 per transaction.

      Hi, there. $85 monthly. It is 20% per transaction until you cap.

      Yes of course there are other fees there is a $250 fee per transaction which will Cap at 5000 and then it goes down to $75 per transaction and then there’s a $40 fee per transaction for errors and omissions and I believe that caps at $500 if you sell a house from their lead generation which is given to you for free then you pay 3% of your commission from that sale.

    I have been in real estate for 20 years and I have never experienced such a bad taste for another brokerage. The exp agents I have dealt with on 3 of the markets I covered seem very detached from the business, inexperienced and rude. Furthermore, ever since they got a hold of my information from a transaction I did with one of the exp agents; they have been calling me non stop trying to recruit me and my team. There are days that I get up to 7 calls from different exp agent trying to book a recruiting me and my team to move over. Truly annoying. Why not just sell real estate, there is enough business to go around.

      Sorry you had that experience. I’m surprised you would watch this video about EXP after reading that. I have 6 closings this month, and I can assure you, I’m focused on real estate. Can’t speak for anyone else. You said you’ve been in the business 20 years, I’ve been licensed for 14 and get calls from KW, CB, R/M and local brokerages all the time. Good and bad agents I’ve dealt with at all. I have zero hard feelings and I don’t judge many by a few.

    Just found your youtube researching about EXP, and I love your channel! I am currently taking my pre licensing courses to get licensed. As a soon to be new agent EXP can feel like I am going it on my own. A local brokerage can help me know who to contact in my area for inspections, and other companies we need to connect with during a sale/close. If I went with EXP, do they offer advice on all the steps in buying/closing, and how to find and connect with these local companies?

Yes, you will get assigned a mentor that helps you with transactions, closings, getting all your pieces for working with clients down, and your sponsor can help you build your business, know where to go and show you the resources to help you rock. Workplace is also a huge support- you’ll have a state group in workplace to interact with and get vendor recommendations, and also topic specific groups that support you. Anything you want to learn or get support with it’s right there.

    I’ve just started my real estate course but have been researching brokers and so far am very interested in exp!
    A question on taxes… is the income you receive, whether 80% or 100 when capped, taxed or do you have to pay for that at the end of the year?

      Hi, Lindsay, taxes are after splits. As a 1099 of any brokerage, you’ll pay your taxes after splits.

      It’s whatever you bring home because all commission are wrote out to the broker and they pay you so you need to probably put away 30% in an Another account so you have it when tax season comes up. Also when you start there are many many tax write off and deductions so look that up. You can deduct gas, laptop, business furniture, car maintenance and registration fees etc.. so many deductions because your an independent contractor and it’s your business

      It’s 20% of each commission up to 16k every year.
