Also brad i cant wait to see the finished product of this, and im sure with flair making changes (almost left & right it seems😅) its been somewhat complicated but i think its gonna be well worth it once it is finished. Great ideas Brad. I have several friends that have man caves and in addition to the toilet they be added a urinal either a half wall to the floor or a typical hanging one. It kind of save on keeping things a little cleaner. Can’t wait to see how it turns out.
Have you thought about adding a full bath instead of a half and that way the space can be used as a guest "apartment"? When his friends come over to stay for a few days they will have everything they need without needing to go into the main house.
Make the island a hibachi style grill/ stove it would be pretty cool I know that the next house I move too I will 100% be having one made into my island
Like the island idea, keeps everything simple in that area. Just add shelving in the bathroom instead of making another wall, keeps it open. Great videos on all your construction work.
For that bathroom in the attic I'd almost extend it to that window so there is some natural lighting that comes into the room. But you're the professional so we all got trust youll make it amazing!
I like this plan for the upper garage space best of all. I completely agree with moving the bathroom door to the long wall and having a second door inside to go to the bathroom. It's just the best plan to move the door and have more of a private entrance/space. Love the idea of the wall and the glass to keep it nice and bring in both spaces. I also think that making cupboards in the "bedroom/office/studio" walls where the head clearance isn't quite there is brilliant. Great idea adding that other area for storage. 400 square feet is a good sized storage room for sure, especially since it'll mostly be tools etc out in the shop. Plus, if memory serves there is bunch of storage in there too. Are you keeping the trusses exposed in that space? I'd be temped to use spray foam insolation and then get it painted and leave the lovely truss work exploded. Or I'd consider it anyways... I have no idea if it would be possible in Nebraska. In fact, I'll go look it up and drop a note back to you. Keep in mind, I don't recall if this family did exposed beams, but they do have a video on what insulation they used but mostly you'll get to see the effect. H

They're just doing it on a normal person's scale and budget 🤣. 2) I should tell you the gist about this channel. Like the 'cast' here, lol. The family lives in South Alabama. I love their accent. The dad's name is Jason, Wife: Brooke, daughter: MaryCarl. 3) Brooke's mom lives "with them" on the property. 4) They are essentially building 2 bardominiums. One is for J, B and MC, the second will be half garage and half a one bedroom suite for Brooke's mom. 5) I know Andrew knows a YTer named Daniel Arms. Daniel and Jason are buddies, so Andrew may even know him via the 'farm' genre. 6) This is another of my fave channels. I just like these folks. They're positive, funny, have a great accent and so on and on and on. GEEZ, after all that I didn't even give you the name yet. The video on Cog Hill Family Farm's YT channel is called "Look At The Inside of The Bardominium Now!! (BIG Updates)" They go thru a few things that are really similar (including having a strange animal in their lives... an emu named Nugget. Right up there with a camel named Ralph. Anyways, check it out. It's essentially the first 16 or so min that's about the house(s) update (AND... they DO have.exposed trusses with painted (tinted) spray foam. I know they have a video older than the one above that talks about their spray foam choices, etc. Within the last 2 months I'd say.

Have you thought of making a storage type thing when you come up the elevator for fishing baits? The Googan's could all come and talk fishing with all those baits right there. Also in the studio in one of those indents in the wall with the windows you could add a small fish tank. That spot when you come up the elevator could fit rods and baits perfectly!
kind of hard to set up bunk beds with that lowish angled ceiling and really how often will they be used? I'd install some murphy beds that fold up out of the way leaving the space to look more like a proper office/podcast studio, that can be a bunk room when needed.
Are you adding more dark accents on the front of the house? Kinda washed out with the tan siding, brown hue shingles, light trim around windows, and the red wood entrance. The entrance looks really good tbh other than the white trim.

If it wasn't for the fact that the siding and window trim is already done I'd say swap the window for a slightly shorter one and put the sink opposite the range. For the door to the bathroom use one like they do for businesses. Self closing with a lock only and handle on the back side.
Hey you mentioned my comment about straight lines!😂 I’m sure you have the newest pencil and not sure if it only works on certain softwares. I do roof drawings everyday for work…when I draw on a photo in the camera roll you can draw a semi straight line and then hold a second or two at the end and it’ll snap to a straight line without using the ruler feature. If we need to do a zoom call hit me up! Love the vids! I learn a lot!
I looked it up and I think it should work, seems like your on some type of pdf…you can even use the pencil to draw a not so straight square or circle and it should snap it to an exact perfect shape.

Im curious with the elevator if he has wide doorways both in this area and the house itself as well as wheelchair accessible shower with just the drain? Also curious if when u get off said elevator in the house and in this area, if hes thought of built ins instead of bookcases or shelving? Reason being it makes it difficult to maneuver where built ins may give u more room and its tucked away. In the office Im curious if he has thought of a Murphy bed chest or regular. Or beds like those in Rvs where they lift up and there is storage or closet and drawers underneath. It would help with space saving. In this space i would think tiny home or rv or even fifth wheel and use the space saving ideas here. Cant wait to see what else you have in store for this house its looking fantastic.
If I remember correctly, there's the main kitchen and then the kitchen in the open pool area and now the dog-ominium kitchen. So that's 3, right ? Or was there also a kitchen on the outside patio near the main kitchen and barbecuing area ?
This would make two kitchens, the lower level four seasons pool room would just be a bar and a third kitchen would be the outdoor barbecue area! Stay Tuned… Flair might be adding more🤔🎺
It’s going to be a great space ! My only suggestion would be to put a corner shower in the bath also ! If a guest uses it , they are not going to want to go down into the house just to shower ! Nothing huge or fancy, just a nice small shower area !
That's why he's so good. He learned that secret early on. It's part of his personality. I understand because in my work fixing wrecked cars I'm always repairing stuff on cars unrelated to the wreck for free just so my repair looks better in the end. Like buffing an old headlamp because I put a new one on the other side and it made the old one look like crap

I’m not sure if My drawings clearly showed my intentions… I am creating an L-shaped bathroom. By doing this when the bathroom door is open, the only view you will have will be of the vanity not the toilet. I have room to make the bathroom at least 6 to 7 foot wide. I hope this makes sense? I try not to have plumbing (water lines) in the exterior walls do to the possibility of the water lines freezing in the winter. Did I answer your question? Let me know 🤠🎺

That’s a difficult one for me to answer! Flair would’ve bought an existing home if he could have found one, but would it have met all his needs…? This is how I get customers because these type of homes do not exist or rarely come up for sale. Bottom line; he probably would have paid more money I if this property existed. 🤠
With your 2nd bath plan with the toilet behind the wall you would need to increase the width of the bathroom to allow for the 36" width of the toilet closet plus the wall and then allow enough room for the door to open in, which should be hinged on the left to open against the front wall, unless you have enough headroom to put in a pocket door. Would there be enough headspace at the sink on the back wall to allow for room in front of the toilet?
I like the way you’re thinking… I’m going to make the bathroom at least 6 foot wide to make room for the toilet to be hidden behind the wall and still have room for a door
Make the 1/2 bath a bathroom with a shower. It needs to be similar to what other people who are TH-cam content creators have.... A place for their guests/other channel creators to stay. Maybe put a Murphy bed in upstairs as well.

brad amazing video as always but i think the height issue is a problem i think bringing the walls in is gonna be the best thing which in return makes the room way smaller so those plans i don/t think will work you can still do it but there's not gonna be as much as a open feeling to it

I know with the layout of the plumbing kitchen sink is kinda set where it is but your work triangle is pretty bad with the fridge on the opposite side of the kitchen flipping it to the other end of the cabinet run tightens up that triangle. Flair might not want that if it’s a hang out and chill area where the fridge is used for white claws and blue mountains more than food but if it’s for more cooking than just cold drinks walking from one end to the other to wash fish meat etc. in food prep he will want it closer to the sink
By putting the vanity where you suggested, there won't be room to put a mirror or lights on that wall. You will be up at the sloped part of the truss. You may also want to frame in a wall so that when you stand up at the toilet you don't hit your head!
Should do a stand up shower and make it a 3 piece bath up there, for when a guest sleeps over and they don't want to disturb the people in the main part of the house.
You just don't want to say you built a dogominium, lol. I love the ideas you have for above the garage. Things are looking great. Here's hoping Flair stops coming up with great ideas🤔
I would use a sliding pocket door on the bathroom so that the door doesn't impede on the bathroom space. That may even add enough space for a stall shower.
Shower in the bathroom and also maybe a pocket door or Barn door so you don't have a door that swings in towards the bathroom and maybe like a screen that comes down form the ceiling and a projector so the boys have a place to game
I’m also a contractor. And I would advise that if you are going as far as a bathroom up there it should be a full not a half. If it doesn’t get done. Five minutes after they are there , they will ask why didn’t they push for at least a shower there
I think it would be cool if under the stairs is the little dog dominium because sometimes dogs will hurt their shoulders walking upstairs just my thoughts
I definitely think you should make it into a full bathroom. You already have to get the plumbing guys back out. it would make the most logical sense to make the most out of it. It wouldn't cost that much extra and if anything it is just adding more value to the house. For the living room area I would put a half wall with some bar stools and a couch at the other side like planned. It could be extra seating , more space etc and you will be looking right at the tv. In the kitchen area I would put a Bar on that right side where you were going to put the sink. It's all about making the most out of the space. With it being a private functional area you want to have everything that you could ever need. Private kitchen, a place for all the guys to hang out and what do guys need the most BEER 🍻 it's not a finished room if there's no beer 😂 It would be very efficient. Come out of the studio/ podcast room into the kitchen , grab some quick food and a beer. Go back and do some more filming and whatever. I would add a couple of dog beds beside the tv, the wall is way too big just for a tv. Put a nice space for the dogs there. Doing all of this I think you are adding a extra $50,000 to the value of the home easily. In the future if they wanted to sell the house it would double up as a granny flat / room for a teenager or whatever. Loving the videos. Looking at your plans I was wondering if there was any way that you can make a little entrance there at the elevators and add the door for the bathroom on that side of the wall, in the storage area. Having a door into the bathroom from the kitchen and living room does not work for the high-end build you guys are creating. Just a thought. @@BradtheBuilder Dont wanna post too much info in public but lets say ive got 1 and 3 covered and 2 is above the normal person with a willingness to learn. Ive helped my dad finish their basement and I just bought a house so Ive changed a toilet, added an outlet and drop cord box behind tv without having to do any drywall work but mostly basic stuff. Ive painted rooms before and ive been at my current job almost a decade and almost 2 in management. What do you recommend for someone like me to get started in the industry?
@@AlwaysHonestReviews I would recommend working for a top builder in your market and learn from them for a year until you feel comfortable to go out on your own! You will need money behind you to start building spec homes or find a way to get people to trust you enough with their money to build custom homes… which might be hard to do in the beginning ( it was for me!)
I know your going to hate this but maybe put a bathroom by the elevator, extend the part where there is floor already couple more feet for the bathroom which will also make the space by the elevator feel more bigger, build a floor where the fluffy insulation things were originally going to go, make that to the storage room, enclose it, and install a door for the storage room, idk if that’s even possible but in my mind it would be more better using some more of that fluffy insulation space for whatever is needed and use some of that space for the storage

Id make it a small fullbath that way he ca use it for the dogs, catch and cooks and a youtuber appartment for whenhe brings i people to do colabs for his videos. Then they dont need to share the house with themfor a week or have to get them a hotel room thatis probably an hour away. Matt from demo ranch did that with his build and it works out nice. Every time someone comes and stays they have to bring something to decorate the wall with.
For that size space, having a full bath would create more uses (guest suite, camera crew apt., ect.) If you are already having to add plumbing to add the half bath and kitchen, why not add a shower

kind of hard to set up bunk beds with that lowish angled ceiling and really how often will they be used? I'd install some murphy beds that fold up out of the way leaving the space to look more like a proper office/podcast studio, that can be a bunk room when needed.
Are you adding more dark accents on the front of the house? Kinda washed out with the tan siding, brown hue shingles, light trim around windows, and the red wood entrance. The entrance looks really good tbh other than the white trim.
Saloon style doors would look amazing going into the studio/office

If it wasn't for the fact that the siding and window trim is already done I'd say swap the window for a slightly shorter one and put the sink opposite the range. For the door to the bathroom use one like they do for businesses. Self closing with a lock only and handle on the back side.
Hey you mentioned my comment about straight lines!😂 I’m sure you have the newest pencil and not sure if it only works on certain softwares. I do roof drawings everyday for work…when I draw on a photo in the camera roll you can draw a semi straight line and then hold a second or two at the end and it’ll snap to a straight line without using the ruler feature.

I looked it up and I think it should work, seems like your on some type of pdf…you can even use the pencil to draw a not so straight square or circle and it should snap it to an exact perfect shape.

Im curious with the elevator if he has wide doorways both in this area and the house itself as well as wheelchair accessible shower with just the drain? Also curious if when u get off said elevator in the house and in this area, if hes thought of built ins instead of bookcases or shelving? Reason being it makes it difficult to maneuver where built ins may give u more room and its tucked away. In the office Im curious if he has thought of a Murphy bed chest or regular. Or beds like those in Rvs where they lift up and there is storage or closet and drawers underneath. It would help with space saving. In this space i would think tiny home or rv or even fifth wheel and use the space saving ideas here. Cant wait to see what else you have in store for this house its looking fantastic.
The elevator is A lift system for cargo not people.
This one costs around $4500 an elevator would be close to $30,00
If I remember correctly, there's the main kitchen and then the kitchen in the open pool area and now the dog-ominium kitchen. So that's 3, right ?
Or was there also a kitchen on the outside patio near the main kitchen and barbecuing area ?

It’s going to be a great space ! My only suggestion would be to put a corner shower in the bath also ! If a guest uses it , they are not going to want to go down into the house just to shower ! Nothing huge or fancy, just a nice small shower area !

Hey Brad love the video but on your plans for the private bathroom why add a privacy wall inside a already small bathroom don’t cram it just keep the room and move the door to the right side of the wall just a thought as a fellow builder I believe that would be the smartest route. I’m not sure if My drawings clearly showed my intentions… I am creating an L-shaped bathroom. By doing this when the bathroom door is open, the only view you will have will be of the vanity not the toilet. I have room to make the bathroom at least 6 to 7 foot wide.

Quick question from a previous video with the plumber. Don’t you not want the plumbing to be on an outside wall like you have the bathroom sink and toilet planed out?
I try not to have plumbing (water lines) in the exterior walls do to the possibility of the water lines freezing in the winter. Did I answer your question? Let me know 🤠🎺

Flair would’ve bought an existing home if he could have found one, but would it have met all his needs…?
This is how I get customers because these type of homes do not exist or rarely come up for sale.

With your 2nd bath plan with the toilet behind the wall you would need to increase the width of the bathroom to allow for the 36" width of the toilet closet plus the wall and then allow enough room for the door to open in, which should be hinged on the left to open against the front wall, unless you have enough headroom to put in a pocket door. Would there be enough headspace at the sink on the back wall to allow for room in front of the toilet?
I like the way you’re thinking… I’m going to make the bathroom at least 6 foot wide to make room for the toilet to be hidden behind the wall and still have room for a door

Make the 1/2 bath a bathroom with a shower. It needs to be similar to what other people who are TH-cam content creators have.... A place for their guests/other channel creators to stay. Maybe put a Murphy bed in upstairs as well.

brad amazing video as always but i think the height issue is a problem i think bringing the walls in is gonna be the best thing which in return makes the room way smaller so those plans i don/t think will work you can still do it but there's not gonna be as much as a open feeling to it

I know with the layout of the plumbing kitchen sink is kinda set where it is but your work triangle is pretty bad with the fridge on the opposite side of the kitchen flipping it to the other end of the cabinet run tightens up that triangle. Flair might not want that if it’s a hang out and chill area where the fridge is used for white claws and blue mountains more than food but if it’s for more cooking than just cold drinks walking from one end to the other to wash fish meat etc. in food prep he will want it closer to the sink
By putting the vanity where you suggested, there won't be room to put a mirror or lights on that wall. You will be up at the sloped part of the truss. You may also want to frame in a wall so that when you stand up at the toilet you don't hit your head!
I will have to build a false wall behind the vanity to get the ceiling height like you suggested👍. ( good catch- thanks )
Should do a stand up shower and make it a 3 piece bath up there, for when a guest sleeps over and they don't want to disturb the people in the main part of the house.

I would use a sliding pocket door on the bathroom so that the door doesn't impede on the bathroom space. That may even add enough space for a stall shower.

I’m also a contractor. And I would advise that if you are going as far as a bathroom up there it should be a full not a half. If it doesn’t get done. Five minutes after they are there , they will ask why didn’t they push for at least a shower there

I definitely think you should make it into a full bathroom. You already have to get the plumbing guys back out. it would make the most logical sense to make the most out of it. It wouldn't cost that much extra and if anything it is just adding more value to the house.
For the living room area I would put a half wall with some bar stools and a couch at the other side like planned. It could be extra seating , more space etc and you will be looking right at the tv.
In the kitchen area I would put a Bar on that right side where you were going to put the sink. It's all about making the most out of the space.
With it being a private functional area you want to have everything that you could ever need. Private kitchen, a place for all the guys to hang out and what do guys need the most BEER 🍻 it's not a finished room if there's no beer 😂 It would be very efficient.
Come out of the studio/ podcast room into the kitchen , grab some quick food and a beer. Go back and do some more filming and whatever.
I would add a couple of dog beds beside the tv, the wall is way too big just for a tv. Put a nice space for the dogs there.
Doing all of this I think you are adding a extra $50,000 to the value of the home easily. In the future if they wanted to sell the house it would double up as a granny flat / room for a teenager or whatever.

Having a door into the bathroom from the kitchen and living room does not work for the high-end build you guys are creating. Just a thought. @@BradtheBuilder Dont wanna post too much info in public but lets say ive got 1 and 3 covered and 2 is above the normal person with a willingness to learn. Ive helped my dad finish their basement and I just bought a house so Ive changed a toilet, added an outlet and drop cord box behind tv without having to do any drywall work but mostly basic stuff. Ive painted rooms before and ive been at my current job almost a decade and almost 2 in management. What do you recommend for someone like me to get started in the industry?

You will need money behind you to start building spec homes or find a way to get people to trust you enough with their money to build custom homes… which might be hard to do in the beginning ( it was for me!)
I know your going to hate this but maybe put a bathroom by the elevator, extend the part where there is floor already couple more feet for the bathroom which will also make the space by the elevator feel more bigger, build a floor where the fluffy insulation things were originally going to go, make that to the storage room, enclose it, and install a door for the storage room, idk if that’s even possible but in my mind it would be more better using some more of that fluffy insulation space for whatever is needed and use some of that space for the storage

Id make it a small fullbath that way he ca use it for the dogs, catch and cooks and a youtuber appartment for whenhe brings i people to do colabs for his videos. Then they dont need to share the house with themfor a week or have to get them a hotel room thatis probably an hour away. Matt from demo ranch did that with his build and it works out nice. Every time someone comes and stays they have to bring something to decorate the wall with.

For that size space, having a full bath would create more uses (guest suite, camera crew apt., ect.) If you are already having to add plumbing to add the half bath and kitchen, why not add a shower
