I saved up $15K 13 years ago and bought a house using the VA home loan, and it cost me $.50 for the closing costs. I bought the home next to me, with the $15K down. I rented out the house next to me and lived in the house I bought with the VA Loan for about 2 years before renting out that house also. I let the tenants pay for the house while I put $500-$1000 a month on the principal on the house. Currently, I owe about $50k on one house and the other is paid off. I should have started with a multi-family house in the beginning. I am now retired working on my second career and looking to invest.
I am paying things off with some education debt mistakes and working a new job So I can afford pay off debt faster. I might use VA loan again with a 4 Plex locally or just take a plunge on a 7 plus door with a property manager somewhere in the sunbelt.
