That's crazy man! I just had a similar situation using a cost plus contractor on a flip and it ended up costing WAY more than they quoted and I expected. He was also recommended by several local investors. First and last time using a cost plus contractor!

I was in the same exact situation 6 years ago. I was having to sell my house while waiting for mine to get finished. We had to pay the new owner's rent for a couple of months While we lived in their new home that ther purchased from us. Then like you we did not feel comfortable to keep asking to live there for another month. So had to move in with my mother in law for 6 more months while we waited for our house to be finished.
Thanks so much for sharing with us! My wife and I hope that whenever we decide to build, we can avoid some of these pitfalls....but we'll probably experience something similar, lol. We have over 6 years of real estate investing experience, but know that when it comes to your own home....you make emotional decisions.
Chandler, I can certainly empathize with you as we started our dream home in June of 2021 and moved in April of 2022. Although on a much smaller scale, we dealt with the same issues! Covid, lumber prices, interest rates, you name it. It is definitely a stressful process! Glad you are getting to the finish line. I love your content. Thanks for sharing!
This is why I personally don’t build a dream home, even i had 5 properties because I don’t like so much risk. Taking a loan it’s dangerous so that is why I always stay extra careful when buying a house and i reached my limit in 2018 and i said i will not buy a house only if i had so much money or i paying at least 10 years of my house loan or my carrier improve away to much
as a custom home designer and builder i can say you got hit with every material delay and price in cost. You were building in the peak of the covid difficulties. That sucks dude. I can also say, I dont know a single custom home builder at this level that does anything but cost plus. Especially now post covid. no way they can take on that kind of liability and remain profitable.

450k for the Lot! I payed 125k for my house and I thought that was a bit much. Sorry to hear about rhe eviction I know the feeling too well when there is a mix up and you're racing to find a place to stay until your next place is ready.
@chandler I am going through something similar but not building my dream home from the ground up, just going through an extensive remodel and have blown through my budget for the "surprises" that surfaced months after construction started. I was aiming for an Oct move-in date and mentioned that to my GC in March when we met. He didn't commit to it, or to any date but in the agreement I signed the GC gave a late Jan '23 completion estimate which I thought was ridiculous. Because he gave himself a good buffer, I have no idea if he's taking more time than he should. You mentioned something about penalties if a completion date is not met. With so many moving parts and coordination in this covid-era environment, can a completion date actually be stipulated in the agreement? I don't think I'd be able to find any contractors who would agree to a hard date much less a penalty for missing it. By the way, I'm in the San Francisco Bay Area. I hope to hear from you. Thanks.

I must be from Mars, I don't get this dream house gig a home is nothing more than a roof over your head. I'm not trying to be mean $450,00 just for the dirt & with the house over $2,000.000, just think of all the rental homes you could have bought that would be paying you, or bought or started a business. Another thing that can get you into trouble is cars, again I'm not picking on you & this old timer hopes everything works out for you.

You dont get penalties for time and budget on residential construction, You get that on commercial construction because the profit margins are much higher on the commercial side. If you would have gotten a bid price then you would have seen a cost escalation clause in the contract. A contractor cant soak up a 1 million dollar overage on a 1.6 million dollar initial project. He would have went bankrupt and you still wouldn't have had your house. The biggest mistake made here was not have the cash to build your dream home. Borrow to buy a home you need sure, borrowing on a property like this is not smart.
jumbo loan you would have been in the 5's not 6's but still good they kept you there. although depending on total of fees you might have been OK with a new lock wiht a couple points

Even if you did a lump sum contract instead of cost plus, I guarantee the GC would still hit you up with change orders due to the insane material inflation we saw the past 18 months. Even though it would be a lump sum contract, they could claim Force Mejure due to the pandemic/covid. Everyone is being hit with this.

No way a house like this could be built for 1.6 million. its just not reasonable. You would be easily 500k over budget even if the covid thing didn't happen. Side note, GC takes 25-30% of the total construction cost. Be an owner builder is best way to go.
