went to egypt for 3 weeks a year and a half ago and fell in love. cairo, luxor, aswan, and a week on a diving boat on the red sea out of el gouna. highly recommend it. this is great news to me.

One of the worlds worst travel documents for Egypt, not too far behind us Ethiopians. It's credit score was also lowered to junk status recently. All in all one needs a personal connection to invest there.
As someone who work there, I can tell you that has changed recently (Not sure about Ethiopia though). First, the normal travel document process has significantly reduced and also the Citizenship that Andrew was talking about has even more exceptions and quicker process.
Also regarding the credit score, this is partially true .. This score is driven by the Hamas-Israel war in the region, but I can say that it made it even a better time to go their because the government made even more incentives and I think may be that's why Andrew choose to talk about it now.

They treat foreigners and citizens with disrespect and you need to be well connected and bribe government officials so everything can be faster when going through legal process. let’s not get started with how the streets of the country Is so dirty and so undeveloped. I am leaving Turkey in three weeks, the residencies here are completely unstable. They are starting to change the rules every few months. They are changing the prices required to receive residency every few months. People who have lived here for 17 years are getting denied residency for stupid reasons. The housing is completely overpriced. Both of my landlords in the past two years have tried, after my first year, to raise my rent more than 100% and that is now the norm. It’s absolute instability. Cars cost a fortune and almost everywhere you go you are overcharged for being a foreigner. So many Turkish people do not like foreigners and the word for foreigner actually translates to stranger. My son had a horrible experience here. The children were not welcoming or nice at all. It’s an absolutely beautiful place, but difficult to be treated fairly and to fit in. Most long-term residents just hang out in their own expat communities for the most part. They just stay in their cocoon of comfort. It’s difficult to acclimate
A friend of mine is getting out of Turkey and he has several properties. He has said though he has lived for many years in Turkey he is still an outsider and he speaks fluent Turkish. He also said that he was being overcharged for services and did not trust the Turkish people. He is now looking to move to Greece where he felt more welcomed. Also the Greeks were not trying to rip him off when he visited Kos where he now wants to live! As you stated residency is unstable. Just a couple of months ago I heard that to get a residency you only had to purchase a property for £75,000. Personally, I don't know how true that is and if that has changed again! A totally unrealiable country to settle in which is a shame as the countryside and coastal areas are breathtaking!

I respectfully disagree. I have been living in Egypt for over 16 years. If you like the sunshine and diving, and a low cost of living, this is a good choice. Plus: no visa required for anybody over 60.
As an Egyptian who lives in Canada I can say that Egypt is much better on many aspects IF you have the right amount of money. Egypt population grows by 2 million every year which creates real demand unlike here in Canada where the population isn't growing

Good questions. The problem I have with Andrew is that certain quality of life issues he doesn’t address. Certainly Rule of Law as you mention. How about government stability? What civil rights do citizens/residents have? What restrictions do non-Muslims face? Or prejudices? Quality of health care? Medical tyranny (the jab)? Public health/sanitation/clean water-sewage management? Westerners living there will be without extended family, but is having extended family is how things get down? Corruption of petty bureaucrats (versus systematic large scale corruption found in the USA through banking, defense industry, big pharma )? BTW, I am not denying that Western countries are increasingly becoming suspect along similar criteria. But growing up in them gives one a “wealth” of on-the-ground knowledge on how to manage daily life that you won’t have in places like Egypt. You won’t know about these until you live there, and how much money will you have invested there before those unsuspected realities become apparent? The only solution is to go live there for 3 to 6 months and do you have the kind of job that allows you to work like a nomad??

Do you know an official Egyptian site publishing these rules? What I have heard from people living in Egypt the officials do not know about these rules and even those who own property worth above 50.000 and 100.000 get a visa for a maximum of 6 months and need to renew it and do visa runs.
I've been to Cairo, Giza, and Luxor. I loved it, but I tell people it shouldn't be you 1st trip overseas. There is a culture of bribery (I was living in Nigeria at the time, so I was use that that), and the vendors are very agressive. I found that the people were some of the most hospitable I've encountered. Arab hospitality is a real thing. It's the best of times and worst of times. Eygpt Air was "interesting." I thought of moving to Istanbul. But they keep moving the goalposts for residency. I've been twice, and I enjoyed it very much. I flew Turkish Air about 20 times (coach everytime), and it's decent/good.

The entire crew fell asleep on my flight and one of the cabin attendants hit on me on my way out. 🤣 The trip back was uneventful. I flew r/t from Legos.
Istanbul is due for a huge earthquake, I'd think twice about investing in real estate in Turkey, most of the buildings are not built according to earthquake safety standards, even if they say the building is up to code I would not believe it, their culture is full of corruption and most developers just pay off inspectors for an 'earthquake safe' license and just do whatever they want, I.e. cheapest constructions. I lived in Istanbul for 2 years and know this first hand about how things work in that country.
Someone who lives in and invested in property in Turkey told me just the other week that the banks that had introduced 45% interest on lira fell very quickly to 38% losing people a lot of money! The currency is very volatile! Don't put your money in that currency as inflation jumped rapidly in under 4 years! 4 years ago you got 3 lira to the English pound now it is anything between 29 and 34 lira to the pound.
Question: so, for $50k, could I buy a nice retirement seaside place? Not so keen on Cairo, although I wouldn't mind living above a horse stable near the pyramids. I have good memories of horseback riding around the pyramids.

@Tee55118 the problem is more than just the currency. A lot of imports have stopped or slowed so prices have increased so much. Inflation has affected all sectors of the economy, including housing. Before 2020 you could find an nice apartment in a compound in Nabq or sharm for 50,000 ussda very nice one. Now you will need double Think 4million egp minimum for an apartment in new cairo. Maybe you can find something for 3 m egp in Maadi or Heliopolis but will need a lot of fixing up and cleaning. The best thing is right now you can invest your money in the bank at 19% for 3 yrs.
I've traveled to over 50 countries and lived in several. Having traveled to Cairo (once) and Istanbul 3 times I can confidently say I'll never return to Cairo. It is one of the few cities in the world I felt unsafe the entire time. Might have something to do with Isis attacks in and around the city a week before we arrived - lol. Nope - think I'll pass. Istanbul on the other hand - amazing city but I think getting a wee bit too expensive now.
I would be careful about any residence visa in Egypt that requires yearly renewal. The Egyptian bureaucracy is hellish, capricious and aggravating. It makes western bureaucracy look great.

I thought of moving to Istanbul. But they keep moving the goalposts for residency. I've been twice, and I enjoyed it very much. I flew Turkish Air about 20 times (coach everytime), and it's decent/good.

@@enjoystraveling I like Turkish Air. I've flown economy with them many times, and found the service and food to be good. I only flew Eygpt Air on 1 round trip. The entire crew fell asleep on my flight and one of the cabin attendants hit on me on my way out. 🤣 The trip back was uneventful. I flew r/t from Legos.

Istanbul is due for a huge earthquake, I'd think twice about investing in real estate in Turkey, most of the buildings are not built according to earthquake safety standards, even if they say the building is up to code I would not believe it, their culture is full of corruption and most developers just pay off inspectors for an 'earthquake safe' license and just do whatever they want, I.e. cheapest constructions. I lived in Istanbul for 2 years and know this first hand about how things work in that country.

Dollars were once allowed but only lira now. Theoretically they refund you if you lose money Vs. The dollar. It pays to get in early.

Someone who lives in and invested in property in Turkey told me just the other week that the banks that had introduced 45% interest on lira fell very quickly to 38% losing people a lot of money! The currency is very volatile! Don't put your money in that currency as inflation jumped rapidly in under 4 years! 4 years ago you got 3 lira to the English pound now it is anything between 29 and 34 lira to the pound.

@Tee55118 the problem is more than just the currency. A lot of imports have stopped or slowed so prices have increased so much. Inflation has affected all sectors of the economy, including housing. Before 2020 you could find an nice apartment in a compound in Nabq or sharm for 50,000 ussda very nice one. Now you will need double
Think 4million egp minimum for an apartment in new cairo. Maybe you can find something for 3
m egp in Maadi or Heliopolis but will need a lot of fixing up and cleaning.
The best thing is right now you can invest your money in the bank at 19% for 3 yrs.

I've traveled to over 50 countries and lived in several. Having traveled to Cairo (once) and Istanbul 3 times I can confidently say I'll never return to Cairo. It is one of the few cities in the world I felt unsafe the entire time. Might have something to do with Isis attacks in and around the city a week before we arrived - lol. Nope - think I'll pass. Istanbul on the other hand - amazing city but I think getting a wee bit too expensive now.
I would be careful about any residence visa in Egypt that requires yearly renewal. The Egyptian bureaucracy is hellish, capricious and aggravating. It makes western bureaucracy look great.

Interesting. I would be wary of buying and investing in Turkey. Firstly, Turkey sits on 3 tectonic plates and is prone to earthquakes. Secondly, the Turkish Lira currency is absolute trash. Choose wisely.

As a foreigner your income and bank assets are not in lira so the lira being trash is actually an advantage.
