  • HOW TO INCREASE THE CHANCE OF YOUR OFFER BEING ACCEPTED?
    Hello everybody, Abe Safa here with Century 21 The Harrelson Group here in South Carolina.
    In this video, I wanted to give you a quick tip on how to get your offer accepted by a seller. So, I work with a lot of sellers and know the psychology of a seller, know what they’re looking for when it comes to accepting offers so, this is really important and many sellers don’t do this believe it or not. Before you make an offer once you pick out a home that you like, if your agent doesn’t recommend doing this then you should recommend it to them to do it, have them call the listing agent on that home and ask a couple of questions. Because there’s a lot more to an offer than just the price. I see so often that buyers and buyers’ agents focus so much on the price and then overlook everything else and then their chances of that offer being accepted or that deal going through really goes down. So coming from the listing point of view, coming from a sellers point of view it’s really important to make that one phone call in about two minutes, that agent should be able to ask a couple of questions and most importantly, what’s important to your seller? That’s what I would be asking. Because a lot of sellers’ price is important to everybody, but to some sellers it’s not the most important. Some of them, it could be an elderly couple where they need a little bit more time to move, because it takes them a while to get their stuff out of there, they have a lot of furniture whatever it may be. So by that quick phone call, and asking that listing agent “hey, what exactly is most important to your seller, what can we do on our end to tailor this offer to best suit your sellers’ needs.?” So this way it’s a win-win situation for everybody. That’s’ a quick tip that really will come in handy and will go a long way in helping you get the property that you are looking for. There’s a lot more than just a price on a contract here in South Carolina it’s nine pages long, there’s a lot of different variables between closing date, between earnest money, between home inspections, due diligence there’s so many things within a contract that I see being overlooked so often by buyers’ agents. So, don’t let your buyer’s agent overlook those things have him/her make that quick phone call to the listing agent and ask them what is important to them, and then tailor that package, tailor that offer to get what you’re looking for but at the same time giving up a couple little things that aren’t so important to you but could be very important to that seller and you’ll see that you’ll go a long way with that information.
