I'm a 37 year old woman on her 4th house. I've learned a lot and worked with renovation companies to learn even more. If you can afford to do so, knock all the tile out and replace it with porcelain tile. Make sure you're using non-sanded grout. Make sure you're using materials better for wet areas. Less porous materials are the best option for showers. Don't be afraid to do things and if you need help, your dad would love to teach you what he knows.
I agree….. new tiles for sure. They look so much nicer. The tile paint doesn’t look good for long. It goes dull and literally looks like paint on a tile 😂. I’d rather have cheap plain white tiles and funk up the bathroom with decor than painted tiles….. but I also love white tiles lol😂

I really like the tile in the other bathroom. Definitely don’t paint it. If you put a pretty shower curtain, towels, and bath decor it will look completely different. A sofa sleeper would be good in the office and would add an extra bed when needed. Do a little at a time and it will come together soon. Remember you are still a new mom, don’t overdo it.❤
Nice House- Get you Dad to help! For the Laundry- you should do Blue cabinets with marble bench top and marble wall tiles. For the Guest Bathroom- you should paint the cabinet blue, do marble tiles on walls and keep the floor tiles. Yeah- paint all the walls white in the entire house and you should do a blue panel wall in Ace's room. Replace the silver faucets to black faucets and do black handles for all cabinets, black door handles as well.

If you don’t plan on staying in TX after Chase graduates, I probably wouldn’t spend the money to do all the things you are talking about. Maybe the top things that you want the most, but skip the bathroom. It’s just a bathroom, it doesn’t need to be fancy and if your DIY goes wrong, it’s going to cost more to fix. Skip painting the fence. The laundry room would be a good investment to update
Maybe they want to update it for comfort and also to increase the home value. That way they can sell it for more money when they want to move somewhere else. Whether that’s in TX or Utah or anywhere else.

Hey Kenn, My advice is take into account the ceiling fan and height of the canopy bed. I have a canopy bed! Remember you dont have to do all the projects at once, little bit at a time which means you have more money to play with as time goes by. Love from Australia ❤
I have an idea: change the knobs on all of the cabinets! Personally I don’t like the long cheap round silver knobs I think black circle ones or the black double one
I would leave the tile neutral and just add personality with a shower curtain, paint, and pictures that way as the kids grow you can change it with time.
Depending on where in Texas you need to be careful on the doggie door. Where I live just east of Dallas we have bobcats coyotes. Hawks and other large birds can carry little dogs off too. Or you could get critters you don’t want coming in.

If you live in a HOA make sure to check with them prior to doing any outdoor painting, planting or adding/removing pretty much anything outside. My last home was in a HOA & it was ridiculous how many rules & regulations they had. I’m very thankful our new home is not part of a HOA. I think they were originally started to keep standards & communities nice but have since gotten way out of control in some areas.
Maybe you could have a sofa bed in the guest room? Cheaper than a Murphy bed and you can get some really comfy ones. It would also mean you wouldn't have a bed in the background if you had any online meetings!

I know how to make Kobe’s small little room you can put a king bed that’s for dogs beside yours and chases. Then you can put his food water and pad. You can also put a few toys and you can just buy a big cage and that could be his little room.
You should give ace the room with the walk in closet so he can grow into and guests won’t have that much stuff they need space for and u have plenty of storage to put things in other places
Yup this! Although it also depends on how long they plan to stay. If they plan to be there for 4-5 years that would be a good idea, If they’re only going to stay for maybe 1-2 it doesn’t really matter since he’s going to be a baby for the majority of that time.
Love the house. In the laundry, I would add a double sink because you have a baby…. And I remember having clothes soaking in the sink but needed another one 😂. I also used to bath our baby in the laundry because he was obviously little and it was easier than bending over the bathtub. Then have a long bench top so you can dry him and dress him…. Fold washing etc. overhead cabinets….. and build cabinets for your washer and dryer so you can add in things like drying racks between the washer and dryer…. But the cabinets make the laundry look so neat. The under bench cabinets….. make one look like a cupboard but it pulls out like a drawer and becomes your dirty laundry drawer. ❤
Also I can't wait to see the updates you do to the house. But just be careful because some paint has such a strong smell that last for ages. Last time I painted a room in my house me and my son had an overwhelming smell of paint for days. It made us both feel sick. So I recommend either painting one room at a time or painting the whole house in a day or 2 and staying in a hotel until it's dry. Also sounds crazy but one think that worked amazing for me to get rid of the smell of paint was I cut 4 onions in half and put them in bowls with a tiny bit of water in them and put them on the floor and closed the door. My friend came over and thought I'd gone mad haha! But it worked super well! The onions absorbed all the paint smells! Also so nice enough see little Koby bear has a yard to play in ❤
The house is absolutely beautiful. Can't see what you will do with it. I would think hard about putting a dog door in just because it won't be long til you have a little one crawling everywhere. I would be scared he would crawl out. Just a thought.
